OMAHA, NEB. — Access Commercial LLC has purchased an 11-acre redevelopment site in Omaha with plans to develop a mixed-use project known as Regency Landing. The site comprises the former Regency Lodge hotel and Shaker Place shopping center. Plans call for office, retail and restaurant space in addition to a hotel. Approximately 66,000 square feet of the east building at Shaker Place will be redeveloped, with the complete replacement of lobbies, mechanical systems, elevators and common areas. Some tenants such as Twisted Cork Bistro will remain in the redeveloped space. Regency Lodge, which closed in 2018, operated on the land for more than 40 years. It will be demolished by the end of this year.

DENVER — SunCap Property Group, in partnership with Colony Industrial, a subsidiary of Colony Capital, has closed on the land for the development of North Central Logistics Center, a speculative industrial project in Denver. Formerly known as Welby Gardens, the three-building speculative development will offer tenants the opportunity to occupy space ranging from 25,000 square feet to 641,000 square feet. Situated on 33 acres, the project will feature two single-loaded buildings with trucks entering in the rear and a central cross-docked facility. All buildings will feature 32-foot clear heights and ample employee parking. Murray & Stafford will manage construction, which is slated to begin by the end of the year with completion scheduled for early spring 2021. Mitch Zatz, Jason White and Carmon Hicks of JLL represented the land sellers in the transaction and will be handling leasing for the development.

DALLAS — Wood Partners, a multifamily development firm with offices around the country, has broken ground on Alta Midtown Park, a 307-unit apartment community located in the Vickery Meadow area of Dallas. The property will offer a mix of studio, one- and two-bedroom units with high-end appliance packages. Amenities will include a pool with tanning ledges, outdoor kitchen area, fitness center, conference room and a sky lounge with views of downtown Dallas. Completion is scheduled for early 2021.

METAIRIE, LA. — The Richards family, the longtime owner and operator of Clearview Shopping Center in Metairie, has unveiled plans to transform the 700,000-square-foot regional mall into a mixed-use destination. Located at 4436 Veterans Memorial Blvd., the new Clearview City Center sits on a 35-acre site approximately six miles northwest of downtown New Orleans. The $100 million project will add a hotel, 260 upscale apartments, open-air restaurants with rooftop seating, 100,000 square feet of office space and green space for outdoor events and concerts. “This is what the next-generation consumer is looking for in a mixed-use development, and we’re bringing it here to the heart of Jefferson Parish,” says Thomas Richards, managing partner of Richards Clearview LLC. The redevelopment will create over 1,600 jobs and is expected to have a $123 million economic impact during construction alone, according to an analysis conduced by Greater New Orleans Inc. Once all phases are complete and Clearview City Center opens, it will support 420 total jobs and deliver $26 million in annual economic impact. Portland St., the seven-story, 127-room hotel features a spacious rooftop, multi-function meeting and event space, a pool with cabanas and bar, a state-of-the-art fitness center and Poppy, an on-site restaurant. Guest rooms feature modern fixtures, abundant lighting and plush bedding, as well as spa-style bathrooms. Oxford Hotels & Resorts manages the hotel, which was developed by True North Studio.

FORT WORTH, TEXAS — M2G Ventures has begun construction on North Quarter 35, a 640,000-square-foot industrial development within the AllianceTexas master-planned community in Fort Worth. The Class A project will deliver an undisclosed number of buildings with cross-dock, rear-load and front-load configurations. Stream Realty Partners will handle leasing of the new buildings, completion of which is slated for the fourth quarter of 2020. GSR Andrade is the project architect, and FCL Builders is the general contractor.

NEW YORK CITY — Brookfield Properties is underway on construction of Bankside, a $950 million mixed-use development that will be situated on 4.3 acres in the Mott Haven neighborhood of The Bronx. Plans currently call for 1,350 apartments, 30 percent of which will be marketed at affordable rates, a public waterfront park and promenade and 15,000 square feet of retail space. Hill West Architects is designing the project. Construction will be split into two phases, with the first phase delivering 450 apartments that are expected to open by the end of 2021.

SALEM, N.H. — Tuscan Brands has broken ground on construction of Tuscan Village, a 2.8 million-square-foot mixed-use project in Salem, located approximately 30 miles north of Boston. Tuscan Village will comprise 1 million square feet of office space, 800,000 square feet of retail space, 900 residential units for rent and for sale, two hotels, an entertainment district and a medical services facility. Outdoor apparel and equipment retailer L.L. Bean signed a 15,000-square-foot retail lease for a lakefront property on the development’s 6-acre lake that will allow customers to test out kayaks and other water sports equipment on-site. Completion is slated for fall 2020.

JERICHO, N.Y. — Jericho-based developer Engel Burman has opened Encore Luxury Living, a 102-unit seniors housing community in the Long Island hamlet of Jericho. The 160,000-square-foot property offers active adult living with 59 one-bedroom units, 42 two-bedroom units and one three-bedroom unit. Unit sizes range from 826 to 1,500 square feet, and rents start at $8,400 per month. Encore will share a campus with Engel Burman’s existing 200,000-square-foot assisted living community, The Bristal at Jericho.

HOUSTON — A partnership between Seefried Industrial Properties and USAA Real Estate has broken ground on Ella West Crossing, a 221,393-square-foot industrial project located within Pinto Business Park in North Houston. The property will offer proximity to Bush Intercontinental Airport and Interstate 45 and will feature cross-dock and front-load spaces that can accommodate users with requirements as small as 40,000 square feet. Additional building features will include 32-foot clear heights, 185-foot truck court depths, 67 trailer parking spaces and an ESFR sprinkler system. Completion is scheduled for July 2020. Powers Brown Architecture is designing the project, and Rosenberg Construction is the general contractor. Avison Young will handle leasing.
