BOSTON — Pennrose Development and LGBTQ Senior Housing Inc. have unveiled plans to convert William Barton Rogers Middle School in Boston’s Hyde Park neighborhood into a 74-unit, LGBTQ-supported affordable seniors housing community. The $33 million project will transform the existing structure into a residential building with 74 units of income-restricted rental units. Tenants must be at least age 62, and the community will be specifically welcoming to seniors who identify as LGBTQ, according to the developers. The original school was built in 1899 on 74,000 square feet of land and closed in June 2015. Boston-based architecture firm DiMella Shaffer designed the project. A construction timeline was not disclosed.

SAN JOSE, CALIF. — Urban Catalyst has unveiled plans for Delmas Senior Living @ Downtown West, a seniors housing community in downtown San Jose. The community will be the first new seniors housing community in the city’s downtown area in decades, according to the developer. The property will feature 52 assisted living units and 23 memory care units in a mix of studios, one-bedroom, and two-bedroom layouts. Construction is slated to start in first-quarter 2021 for completion in fourth-quarter 2022.
WYOMING, MICH. — Magnus Capital Partners is transforming the former Studio 28 movie theater on 28th Street in Wyoming near Grand Rapids into a $35 million, 226-unit affordable housing project known as HOM Flats at 28 West. Magnus purchased the seven-acre, vacant property in October and has since started site development work. Preleasing is expected to begin in winter 2020 with occupancy commencing in summer 2020. Six buildings will be constructed along with 320 surface parking spots. Amenities will include a community room, coffee shop, bike storage, dog washing stations, playground and walking paths. The project team includes Rohde Construction, Hooker DeJong Architects, Exxel Engineering and American Preferred Management. Magnus is a private development firm with experience in workforce housing. Its founder Vishal Arora is from Zeeland, a suburb of Grand Rapids. Joining Magnus as an investor in the project is InSite Capital, a division of Chemical Bank. In addition, the Michigan State Housing Development Authority has awarded the project with low-income housing tax credits.
HOUSTON — Houston-based DC Partners has broken ground on The Allen, a six-acre mixed-use project located near Buffalo Bayou Park in Houston. The development will include a 99-unit condominium building, a Thompson-branded luxury hotel, an office building and retail and restaurant spaces. The grand opening of The Allen is slated for the first quarter of 2021, though the hotel is not scheduled to be complete until 2023. DC Partners is developing the project in partnership with Tianqing Real Estate Development and Westmont Hospitality Group.
Lucror Resources, Sixty West Break Ground on Motto by Hilton Hotel in Atlanta’s Old Fourth Ward

ATLANTA — Lucror Resources and equity partner Sixty West have begun construction on one of the first Motto by Hilton hotels in the United States. The 146-room micro-hotel brand is located in the Old Fourth Ward neighborhood of Atlanta at 40 Boulevard NE, less than two miles from Ponce City Market. The hotel is slated to open in 2021 as part of Waldo’s, a planned $80 million mixed-use development project that will include 13,000 square feet of restaurants, an office building and 10 residential units. Hospitality Ventures Management Group (HVMG), a private hotel investment, ownership and management company based in Atlanta, will operate the hotel. Additionally, Hilton Worldwide Holdings Inc. has signed deals to open six additional Motto by Hilton hotels in Brooklyn, N.Y.; Chelsea, N.Y.; Indianapolis; Lima, Peru; Savannah, Ga.; and Washington, D.C.
KANSAS CITY, MO. — A 93-room La Quinta by Wyndham hotel has opened in Kansas City’s Beacon Hill neighborhood. The four-story property is located at 2321 Troost Ave. Beacon Hill Hotel Operators LLC owns the hotel and TGC Hospitality Management is the manager. Located near I-90, the hotel features a complimentary breakfast, business center, fitness center and guest laundry.
HJ Sims Secures $45.8M Construction Loan for Seniors Housing Property in New Haven, Connecticut

NEW HAVEN, CONN. — HJ Sims has secured a $45.8 million construction loan for The Mary Wade Home, a seniors housing property in New Haven that offers a skilled nursing center, residential care home services, adult day medical health center, physical rehabilitation and transportation services. The borrower, Mary Wade, is expanding by adding an assisted living and memory care building on parcels of nearby land acquired over several years. This new building, when delivered in 2021, will complete the continuum of care by enabling residents with assisted living needs to remain in the community as their needs change over time.
EVANSTON, ILL. — Chicago-based developers CA Ventures and Focus have opened a nine-story, 241-unit apartment development at 811 Emerson St. in Evanston, Illinois, near Northwestern University. Known as LINK Evanston, the property includes studio, one-, two- and three-bedroom floor plans varying from 400 to 1,100 square feet. Amenities include a 9,000-square-foot courtyard with a pool, grilling stations and a fire pit. Indoor amenities include a social lounge/game room, business center with conference rooms, and fitness and wellness center. On-site parking, located on the lower, ground and mezzanine levels, accommodates a total of 174 vehicles, with designated public and private spaces. 7-Eleven, a previous occupant of the site, has moved into a 3,300-square-foot, ground-floor retail space along Emerson Street. The architect was bKL Architecture. Focus served as the general contractor and co-developer for the project.
GOODYEAR, ARIZ. — ViaWest Group has purchased a 25.9-acre land parcel at the southwest corner of Elwood Street and Sarival Avenue in Goodyear. Santa Ana, Calif.-based RADOS Properties-Arizona sold the parcel for $4.5 million. ViaWest’s joint venture partner is a Philadelphia-based investment company. The joint venture plans to develop three industrial buildings totaling 410,000 square feet on the property, which is zoned for industrial. Upon completion in early 2021, the project will feature a 284,290-square-foot facility, a 58,473-square-foot property and a 67,476-square-foot building. Each building is intended for single- or multi-tenant use with modern specifications. Construction is slated to begin in March 2020. Allen Lowe of Lee & Associates represented the buyer and seller in the deal.
CHICAGO — Developer Fifield Cos. has topped off 740 N. Aberdeen in Chicago’s River West neighborhood. The 11-story building will include 188 apartment units and 2,400 square feet of ground-floor retail space. Completion is slated for fall 2020. The project team includes Fitzgerald Associates Architects and McHugh Construction. Morgante Wilson Architects designed the apartment and amenity interiors. Units at the property will range from 540 to 1,513 square feet. Amenities will include a fitness club, resident lounge, party room, coffee bar, coworking space and bike storage. A sun terrace on the third floor will feature a pool, dining areas and grilling stations. In addition, Hitchcock Design Group is developing a public park adjacent to the building that will include a dog park and dedicated access for residents.
