GRAND PRAIRIE, TEXAS — McCarthy Building Cos. is nearing completion of a $40 million helicopter training facility for Airbus Helicopters Inc. and France-based Helisim in Grand Prairie, located in the central part of the Dallas-Fort Worth (DFW) metroplex. The 18,000-square-foot facility will house two helicopter flight simulators, a 6,000-square-foot office space and a 12,000 square-foot simulator hall with a tech room, as well as computer rooms and workshop and meeting spaces. BOKA Powell designed the project, completion of which is scheduled for March 2020.

WOODBURY, N.Y. — E.W. Howell Construction Group has completed Orchard Estate of Woodbury, an 89-unit assisted living and memory care community in Woodbury, a city on Long Island. Benchmark Senior Living is the developer and operator of the community. Orchard Estate of Woodbury is the second Benchmark project on Long Island, following Whisper Woods at Smithtown, which opened in 2018. E.W. Howell also served as general contractor on that project.

OMAHA, NEB. — Hines has unveiled plans to redevelop a portion of Conagra Brands’ existing Omaha campus into a mixed-use project known as The Mercantile. When fully developed, the project will encompass more than 20 acres and offer a mix of residential, commercial and green space. The development will overlook the Heartland of America Park lake. Hines will redevelop the northwest portion of the Conagra campus. Conagra’s nearly 1,300 employees in Omaha will continue to occupy the three office buildings on the southeast portion of the site. The project’s first vertical development will be a 375-unit apartment building with 42,000 square feet of ground-floor retail space. Hines will also construct a 720-car parking structure. Construction is expected to begin before the end of the year.

DALLAS — Sam Moon Group will develop a 283-room JW Marriott hotel at 2000 Ross Ave. in downtown Dallas. The 15-story building, which will be the first hotel of that brand in the city, will be built on top of an existing 10-story parking garage and will feature a restaurant, lobby bar, fitness center, rooftop pool and bar and ballroom/meeting space. HKS Inc. is the project architect, and a general contractor will be selected in the first quarter of 2020. Completion is slated for February 2022.

ITASCA, ILL. — Premier Design + Build Group has broken ground on a 48-acre industrial project in Itasca on behalf of developer Bridge Development Partners LLC. The project will feature three new industrial buildings totaling 741,621 square feet. In addition to the industrial buildings, Bridge Point Itasca will include more than seven acres of land newly zoned for retail use. In July, Premier supervised the demolition of two decommissioned radio broadcast towers. Each of the industrial buildings will be constructed with a clear height of 32 feet and will be intended for distribution and logistics use. The project team includes Cornerstone Architects Ltd., civil engineer Spaceco Inc. and structural engineer Swift Structural Design LLC. Lee & Associates will market the property for lease. Webster Bank and Associated Bank provided project funding.

JERSEY CITY, N.J. — Madison Realty Capital has provided a $168 million construction loan for Emerson Lofts, a 1,000-unit residential development project in Jersey City. The loan allows the borrower, Manhattan Building Co., to complete the first phase of the project and will fund predevelopment on three subsequent phases. Phase I consists of a 26-story tower with 350 residential units, more than 10,000 square feet of retail space, an approximately 24,000-square-foot community center, a public park and parking. Amenities will include a 28,000-square-foot outdoor roof deck with a pool and a fitness center and spa.

NEWARK, N.J. — CenterPoint Properties will develop a 185,856-square-foot warehouse facility at 49 Rutherford Street in Newark. The property will feature 45 dock doors, 80 trailer positions, 155 automobile parking spaces and a 40-foot clear heights. The location offers close access to the Port of Newark as well as immediate access to the New Jersey Turnpike. Construction is slated for completion in the fourth quarter of 2020.

ANN ARBOR, MICH. — Cameron McCausland and Joe Vig have formalized their longtime development, construction and property management relationship with the formation of Portage Capital Partners. The company has unveiled its first project, a 230,000-square-foot life sciences and technology park in Ann Arbor. Known as The Tech Loop@Ann Arbor Research Park, the speculative project will be situated on 16.5 acres near I-94 and State Street. The first phase will consist of a 79,000-square-foot building followed by another 150,000 square feet across three additional buildings in Phase II. A timeline for completion was not disclosed.

WARRENVILLE, ILL. — McShane Construction Co. has been selected by Atlantic Residential to build a 259-unit multifamily community in Warrenville, a suburb of Chicago. Known as Everton Flats, the seven-building property will comprise sustainable features such as solar panels and LED lighting. Amenities will include a pool, grilling area, lounge and playground. Floor plans will range from studios to two-bedroom units. Completion is slated for summer 2021. HKM is the project architect.

PORTLAND, ORE. — Strategic Student & Senior Housing Trust Inc. (SSSHT), a public, non-traded REIT sponsored by SmartStop Asset Management, has completed a freestanding memory care expansion in Portland. The project extends the offerings at Courtyard at Mt. Tabor, which already offered independent living and assisted living. The expansion adds a 16,000-square-foot building and 23 units. The 7.1-acre community now offers 309 total units. Known as The Pavilion, the memory care project was 38 percent pre-leased before opening. “The ideal seniors housing model is a continuum-of-care campus serving private-pay, middle-income seniors that allows residents to age in-place,” says John Strockis, president and chief investment officer of SSSHT. “We maintain a resident-focused perspective and understand the growing need to provide quality memory care in our communities. Courtyard at Mt. Tabor Pavilion delivers additional units to help offset that demand.” R&H Construction built the project, which Ankrom Moisan Architects designed. Construction took approximately 12 months. The operator is Integral Senior Living.
