SAN JOSE, CALIF. — Boston Properties Inc. (NYSE: BXP) has formed a joint venture with institutional investor Canada Pension Plan Investment Board (CPPIB) to develop Platform 16, a 1.1 million-square-foot office campus in downtown San Jose. Boston Properties, a developer and owner of Class A office buildings, holds a 55 percent ownership stake in the joint venture. The Silicon Valley project will comprise three buildings situated near Diridon Station, the largest multi-modal transportation hub in the Bay Area consisting of the Caltrain, VTA light-rail and the ACE train lines, as well as the planned BART and high-speed rail lines. Platform 16 will also be near Guadalupe River Park and adjacent to Google’s planned transit village spanning 8 million square feet. “Platform 16 is ideally located in one of the largest technology hubs in the country,” says Aaron Fenton, vice president of development for Boston Properties. “With easy access to public transportation, as well as local housing, culture, food and entertainment, Platform 16 will help companies attract and retain the talent they need to support their growth.” Designed by Kohn Pedersen Fox Associates, Platform 16’s name originates from its proximity to Diridon Station and its planned 16 outdoor terraces across the …

CHICAGO — Summit Design + Build has begun the redevelopment of 1900 W. Lawrence Ave. in Chicago’s Ravenswood neighborhood. The building was formerly home to a Sears department store, which opened in 1925 and was shuttered in 2016. The adaptive reuse project involves the conversion of the commercial building into residential space, including 59 apartment units ranging from one- to three-bedroom floor plans. The 105,000-square-foot, three-story building spans the length of an entire city block along Lawrence Avenue. Summit plans to add a fourth floor as well as two elevators and three staircases. Since the building does not have many windows, extensive work will be required to create new openings for the apartments. The project will also feature 30,000 square feet of retail space, of which DeVry University will occupy approximately 15,000 square feet. The third Chicago campus for the university will include 11 classrooms, technology labs, interview rooms, staff offices and an auxiliary lounge. Newmark Knight Frank represented DeVry in its lease. CA Ventures and Springbank Capital Advisors are the developers. Gillespie Design Group is the project architect. Completion is slated for fall 2020.

FLINT, MICH. — A new 101-room Hilton Garden Inn is set to open in downtown Flint in 2020. The building was formerly known as the Genesee County Savings Bank Building. The historic 11-story building was Flint’s second skyscraper when it opened in 1920. (The height of a skyscraper in those days was typically much lower than today.) Plans for the Hilton Garden Inn include a full-service restaurant, meeting and banquet center and rooftop deck. Crescent Hotels and Resorts will manage the hotel. Flint-based firms DW Lurvey Co. and Sorenson Gross are jointly managing construction of the project. Detroit-based Kraemer Design Group is serving as architect, interior designer and historic consultant. Developer Uptown Reinvestment Corp., Michigan Economic Development Corp., Charles Stewart Mott Foundation, Skypoint Ventures and Local Initiatives Support Corp. are providing project financing, along with Huntington Bank and Old National Bank.

WOOD DALE, ILL. — Premier Design + Build Group has broken ground on a two-building industrial development in Wood Dale. Bridge Development Partners is the developer and the facility will be known as Bridge Point Wood Dale. The first building will serve as a 100,738-square-foot build-to-suit for Forward Space LLC, a provider of office furniture and workplace solutions. The second building will be a 241,888-square-foot speculative warehouse. Completion of both buildings is slated for spring 2020. Cornerstone Architects Ltd., Swift Structural Design LLC and Manhard Consulting make up the project team.

DENVER — Forum Real Estate Group has acquired a retail building, formerly occupied by Kmart, in Denver. J&W Management Corp. sold the asset for $10.5 million. Located at 2150 S. Monaco Parkway, the 110,000-square-foot property has been vacant for nearly seven years. Forum Real Estate is planning a more than 300-unit multifamily redevelopment with the possibly of new retail outparcels at the site. Jon Hendrickson, Mitch Veremeychik and Aaron Johnson of Cushman & Wakefield’s Capital Markets Group facilitated the transaction.

DALLAS — Austin-based developer Oden Hughes has broken ground on Phase I of Lenox Maplewood, a project that will add 275 apartments and 12 townhomes to the Dallas Medical District. Floor plans will include one- and two-bedroom apartments and three-bedroom townhomes. The first units are scheduled to open in late 2020. Oden Hughes has the ability to build at least one more phase, but the timing of any additional phases has not been determined. Zoning on the property allows the developer to build a total of up to 800 units on the site. BGO Architects is handling design of the project.

CHICAGO — Hyatt Hotels Corp. has launched a new brand within the select-service category called Caption. The brand is designed with communal spaces in mind. Union Square Hospitality Group consulted on the design of a food and beverage concept, which will include a café, market and bar. Guest rooms will average around 270 square feet. “We intend for the Caption by Hyatt brand to be a global growth driver domestically and internationally in dense urban markets, emerging neighborhoods and high foot-traffic areas,” says Jim Chu, global head of development for Hyatt.

BROWNSBURG, IND. — Flaherty & Collins Properties has opened The Arbuckle, a $40 million apartment development at Arbuckle Park in Brownsburg, about 20 miles west of Indianapolis. The property includes 210 rental units, 7,600 square feet of retail space and a 400-space parking garage. Monthly rents range from $975 for studios to $2,698 for two-bedroom townhouses. Amenities include a courtyard, bar area, grilling station, pool, pet spa, fitness center and bike storage. Project partners include CSO Architects, civil engineer Williams Creek and structural engineer Lynch Harrison and Brumleve. Busey Bank provided financing. Flaherty & Collins Construction was the general contractor.

MORENO VALLEY, CALIF. — Rockefeller Group has broken ground on Centerpointe Commerce Center, a speculative distribution center situated on 8.8 acres of industrial land in Moreno Valley. The 203,944-square-foot facility is slated for completion in summer 2020. Located on Frederick Street, the dock-high industrial building will feature 32-foot clear heights, 8,000 square feet of speculative office improvements, 106 auto-parking stalls and 26 trailer-parking stalls. Additionally, the property will offer access to several Southern California freeways, including Interstate 215, State Route 60, State Route 90 and Interstate 10. Rockefeller Group acquired the site from Newcastle Partners in April. Newcastle pursued the required governmental approvals for the projects beginning in October 2017, and the company successfully obtained the entitlements and zoning just prior to Rockefeller Group’s acquisition. Rockefeller Group and Newcastle selected Newport Beach, Calif.-based RM Dalton as general contractor, Herdman Architecture + Design as architect and SDH & Associates as civil engineer. Bill Heim, Finn Comer, Alex Heim and Nesha Ritchie of Lee & Associates are the exclusive leasing agents for Centerpointe Commerce Center.

NAPERVILLE, ILL. — Franklin Partners has opened The Shuman, a redeveloped 350,000-square-foot office building in Naperville. The property, located at 263 Shuman Blvd., formerly served as the headquarters for OfficeMax. Designed by Wright Heerema Architects, the multi-tenant property now includes a five-story atrium with a custom light installation. A staircase that doubles as seating space leads to the amenity floor, which includes private meeting rooms, a lounge, game room, golf simulator and fitness center. Fiona’s Fare is a dining area while Manan is an in-house coffee bar. Francis Prock and David Florent of Colliers International are marketing the property for lease. Thus far, approximately 35,000 square feet of space has been leased. Franklin Partners acquired the property in April 2018 in a joint venture with Bixby Bridge Capital.
