LEWISVILLE, TEXAS — Locally based developer Bright Realty has broken ground on Crown Centre II, a $50 million office project that will be located in the northern Dallas suburb of Lewisville. The four-story, 147,000-square-foot building will be situated within Bright Realty’s Crown Centre development, which will ultimately feature up to 2,000 multifamily units, 3 million square feet of office space, 500 hotel rooms and 140,000 square feet of retail, restaurant and open green space. Bright Realty delivered Crown Centre I in 2020, and the building is now 89 percent leased. Dallas-based Rudick Construction Group is the general contractor for the project, which is scheduled for a fall 2024 completion.

NEW HAVEN, CONN. — Chicago-based development and investment firm CA Ventures is underway on The Archive, a 166-unit multifamily project in New Haven. The transit-oriented property will offer studio, one-, two- and three-bedroom units and amenities such as a fitness center and various outdoor recreational and green spaces. According to The New Haven Register, the two-building development was approved before the city’s inclusionary zoning ordinance was passed, so the project will consist entirely of market-rate units. The first units are expected to be available for occupancy in the fourth quarter.
SPRING, TEXAS — Locally based developer Sueba USA has broken ground on Imperial Oaks Square, a 269-unit multifamily project in the northern Houston suburb of Spring. The site is located within Falls at Imperial Oaks, a 686-acre master-planned development by Holcomb Properties, and is adjacent to the 100-acre Lake Holcomb. Units will come in one-, two- and three-bedroom floor plans and will range in size from 496 to 1,594 square feet. Amenities will include a pool, fitness center, outdoor grilling and dining areas, a dog park, business center and a catering kitchen. Preleasing will begin in July 2024.
NEW YORK CITY — Developer Lendlease has broken ground on 1 Java Street, an 834-unit waterfront multifamily project in Brooklyn’s Greenpoint neighborhood. Designed by architecture firm Marvel, the development will comprise five interconnected buildings across a full city block. In addition, 1 Java Street will house 13,000 square feet of retail and restaurant space, and 30 percent of the units will be reserved as affordable housing. A syndicate of lenders led by Bank of America provided $360 million in construction financing for the project, which Lendlease is developing in partnership with Australian pension fund Aware Super. Completion is slated for late 2025.
NEW YORK CITY — New York City-based Douglaston Development is nearing completion of 3Eleven, a 938-unit multifamily project located at 311 Eleventh Ave. in Manhattan’s West Chelsea neighborhood. The 60-story building houses 703 market-rate apartments and 235 affordable housing units, as well as 60,000 square feet of indoor and outdoor amenity space and 15,000 square feet of retail space. Units come in studio, one- and two-bedroom formats and are furnished with stainless steel appliances and individual washers and dryers. Amenities include an outdoor pool, multiple roof decks, a fitness center, children’s play area, multiple resident lounges, music studios and indoor and outdoor dog runs. Rents start at roughly $4,200 per month for a studio apartment.
HOUSTON — South Carolina-based development and management firm Greystar has begun leasing Ltd. Med Center, a newly built apartment community in Houston that totals 378 units, according to Apartments.com. Located near Texas Medical Center on the city’s south side, the property offers one- and two-bedroom units and amenities such as a pool, fitness center, dog park, resident lounge and a gaming area. Information on starting rents was not disclosed.
YORK, PA. — Seniors housing owner-operator IntegraCare has opened The Residence at Fitz Farm, a 130-unit community in York. The 124,000-square-foot facility sits on a 16.5-acre site that was previously part of a family farm. The property houses 68 independent living units, 42 assisted living residences and 20 memory care units. Amenities include multiple onsite dining venues, fitness and therapy areas, a beer rathskeller, theater, hair salon, library, card room and various outdoor green spaces. IntegraCare developed The Residence at Fitz Farm in partnership with Indianapolis-based Avenue Development.
BAYTOWN, TEXAS — Philadelphia-based development and investment firm BG Capital will develop a 281,849-square-foot cold storage facility in the eastern Houston suburb of Baytown. The facility will be situated on a 30.7-acre site within TGS Cedar Port Industrial Park. The site can also support the development of a second building, which would expand the total footprint to about 547,000 square feet. New Jersey-based cold storage operator FreezPak Logistics has committed to operating the facility, which will house a range of temperature-controlled spaces to accommodate operations such as storage, processing, packaging and distribution. Construction is scheduled to begin before the end of the month.
JERSEY CITY, N.J. — Locally based developer Halpern Real Estate Ventures has topped out a six-story, 337-unit multifamily project located at 49 Fisk St. in Jersey City’s West Side neighborhood. Designed by Minno & Wasko Architects & Planners, the property will feature studio, one- and two-bedroom units and roughly 50,000 square feet of indoor and outdoor amenity space. Other project partners include JRM Construction Management and The Corcoran Group, which is marketing the property for lease. Completion is slated for the fourth quarter.
FORT WORTH, TEXAS — Dallas-based developer Corsair Ventures will build The Stanley at Chisholm Trail, a 350-unit apartment community in Fort Worth. The site at the corner of Chisholm Trail Parkway and West Risinger Road spans 22 acres and is located on the city’s southwest side. Designed by HEDK Architects, The Stanley at Chisholm Trail will offer studio, one-, two- and three-bedroom units with an average size of 865 square feet. Residences will be furnished with stainless steel appliances, quartz and granite countertops, walk-in closets and private balconies/patios. Amenities will include a pool, fitness center, coworking lounge, game area, pet spa and a package delivery system. Construction is slated to begin in the first quarter of 2024, and leasing will commence in the second quarter of 2025.
