BOSTON — A partnership between the Preservation of Affordable Housing (POAH), the Boston Housing Authority (BHA), the City of Boston and Madison Park Development Corp. has broken ground on the third and final phase of a mixed-income redevelopment project in the city’s Lower Roxbury neighborhood. Known as Flat 9 at Whittier, the final phase will deliver 172 affordable housing units and 9,000 square feet of commercial space in a 13-story building to the site of the former Whittier Street Apartments. Phases I and II of the redevelopment, which will ultimately house 300 residences that will be subject to a range of income restrictions, were completed in 2020 and 2021, respectively.

SAN MARCOS, TEXAS — A partnership between two California-based developers, Ledo Capital Group and St. Clair Commercial Real Estate, will develop a 663,460-square-foot industrial project in the Central Texas city of San Marcos. San Marcos Business Park will consist of three buildings ranging in size from 84,000 to 375,000 square feet that will be situated on a 45.7-acre site within the Whisper South master-planned development. All buildings will have rear-load configurations, 32- to 36-foot clear heights and ESFR sprinkler systems. The site also includes additional space for outdoor storage or trailer parking. Dallas-based ARCO/Murray is handling design and construction of the project, with Kimley-Horn serving as the civil engineer. Stream Realty Partners will market the property for lease. Construction is set to begin in the fourth quarter.
LEANDER, TEXAS — Locally based firm Freehill Development Co. will build Hero Way West, a 227,200-square-foot industrial project that will be located on a 16.8-acre site in the northern Austin suburb of Leander. The development will consist of three shallow-bay buildings with 28-foot clear heights. Charlie Strauss, Tom Weber, Trent Agnew and Josh Villarreal of JLL arranged joint venture equity with an undisclosed partner for the capitalization of the project. Michael Johnson and Chris McColpin, also with JLL, arranged floating-rate construction financing. Construction is set to begin this summer and to last about 12 months.
BOSTON — Locally based developer Chestnut Hill Realty Corp. will build Puddingstone at Chestnut Hill, a 250-unit mixed-income residential community at 201 Sherman Road in Boston’s Brookline area. The unit mix will consist of 90 one-bedrooms, 135 two-bedrooms and 25 three-bedrooms, with 50 residences designated as affordable housing for renters earning up to 30 or 50 percent of the area median income. Chestnut Hill will also construct a total of 377 parking spaces through a two-story deck and surface lots. MassDevelopment provided $126 million in both taxable and tax-exempt bonds for the project. A tentative completion date was not disclosed.
GEORGETOWN AND ROUND ROCK, TEXAS — Baltimore-based St. John Properties will develop Westinghouse Crossing, a 225,000-square-foot mixed-use project that will be located on the northern outskirts of Austin. The site near the intersection of Westinghouse Road and North Mays Street lies at the southern border of Georgetown and the northern border of Round Rock. Westinghouse Crossing will feature 170,000 square feet of research-and-development facilities, 40,000 square feet of office space and 15,000 square feet of retail space. Construction is scheduled to begin this fall and to be complete in summer 2024. Joe Simmons and Leigh Ellis of Aquila Commercial represented the seller, Arizona-based Buorn Cos., in the disposition of the land.
FRISCO, TEXAS — Locally based developer Stillwater Capital will develop a 352-unit multifamily project at The Link, a 240-acre mixed-use development in Frisco. The Link, which has a total price tag of about $1 billion, connects to the PGA of America’s new, 600-acre headquarters campus via a pedestrian promenade and a network of public green spaces. The new multifamily community will offer townhome- and cottage-style residences and amenities such as a pool, fitness center, golf simulator, putting green and a courtyard with a fire pit. Construction is slated to begin this spring and to be complete in summer 2025.
WYLIE, TEXAS — A partnership between Houston-based developer Lovett Industrial and Chicago-based investment firm Cresset Partners has broken ground on Wylie Business Center, a 274,416-square-foot project that will be located on the southern outskirts of Dallas. Building features will include a rear-load configuration, 36-foot clear heights, 55 dock-high doors, 185-foot truck court depths, 77 trailer parking stalls and 154 car parking spaces. Ware Malcolmb is the project architect, and Conlan Co. is the general contractor. JLL will market the property for lease. Completion is slated for December.
EAST HANOVER, N.J. — Locally based developer KRE Group has broken ground on Valley View Park, a 239-unit multifamily project in East Hanover, about 30 miles west of Manhattan. The property will consist of five four-story buildings. Units will come in one- and two-bedroom formats, and 34 residences will be subject to income restrictions. The amenity package will comprise a pool, fitness center, clubhouse, indoor and outdoor children’s play areas, outdoor grilling and dining stations, a gaming lawn, dog park and walking trails. A tentative completion date was not disclosed.
FORNEY, TEXAS — A partnership between two California-based firms, developer Legacy Partners and investment manager Resmark Cos., has broken ground on Legacy Gateway, a 336-unit multifamily project in the eastern Dallas suburb of Forney. The community will consist of five three-story buildings on a 14-acre site. Units will come in studio, one- and two-bedroom formats and will range in size from 540 to 1,360 square feet. Amenities will include a pool, outdoor kitchen and gaming courtyard, fitness center, coworking lounge, coffee bar and two dog parks. JHP Architecture is designing the project, and BBL Building Co. is serving as the general contractor. Full completion is slated for spring 2025.
NEW YORK CITY — BOLD Charter School will open an 81,590-square-foot facility in the Crotona East Park neighborhood of The Bronx. BOLD Charter has entered into a leasehold condominium arrangement with the landowner, an entity doing business as 1472 Boston Partners LLC, which will construct the eight-story building. This structure allows the nonprofit educational organization to take advantage of its tax-exempt status by committing to leasing the land for a minimum of 30 years; the leasehold term in this case is 39 years. The school will be able to support roughly 800 students in grades K through 8 and will feature 27 classrooms, a gym and a rooftop play area. Lindsay Ornstein, Stephen Powers and Casey Noel of OPEN Impact Real Estate, along with Thomas Hines of Transwestern, represented BOLD Charter School in the leasehold condominium negotiations. Nick Zweig of Locations CRE represented the landowner. The school is expected to open in time for the 2025-2026 academic year.
