WHITING, IND. — Holladay Properties plans to break ground on an apartment project known as The Illiana on Monday, July 8 in Whiting, which is about 16 miles south of Chicago. The project will feature 32 apartment units and 4,000 square feet of first-floor commercial space. The development, located at the southeast corner of 119th Street and Atchison Avenue, is named for the Illiana Hotel, which stood at the site from 1928 until it was demolished in 2018. Holladay is the owner and developer. Curran Architecture is the project architect and Holladay Construction Group LLC is the general contractor. A timeline for completion was not disclosed.

HENDERSON, NEV. — Google has broken ground on a $600 million data center in the metro Las Vegas city of Henderson. The 750,000-square-foot facility sits on a 64-acre site and is expected to open in 2020. It is part of a $13 billion data center and office expansion effort by Google, which also includes facilities in Michigan, Oklahoma and Texas.
NEW ROCHELLE, N.Y. — Locally based investment and development firm Ward Capital Management LLC will build a 225-room TRYP by Wyndham hotel in New Rochelle, a northern suburb of New York City. The 24-story property, which will include an event center, will be situated on a site that currently houses an industrial building that will be demolished. Hotel amenities will feature a restaurant and bar, rooftop pool and grill, conference space, a ballroom and 433 parking spaces. Construction of the hotel is expected to begin late this year or in early 2020 and last 18 months. This project represents the largest hotel development in Westchester County in the last 20 years, according to the development team. A general contractor has not yet been selected.
ALLEN, TEXAS — The Allen City Council has approved a zoning proposal for Monarch City, a 261-acre mixed-use project by The Howard Hughes Corp. that will be developed on the northeastern outskirts of Dallas. According to the minutes from the council meeting, the council adopted an ordinance that establishes a “planned development zoning district with a base zoning of mixed-use.” The development will be located near State Highways 121 and 75 and currently calls for more than 10 million square feet of commercial and residential space, including office, retail, multifamily and hospitality uses. Omniplan is designing the project and JLL is marketing and leasing it on behalf of Howard Hughes Corp.
MINNEAPOLIS — Kraus-Anderson has completed construction of Ironclad, a new $100 million mixed-use development located at Chicago and Washington avenues in the historic Mills District near U.S. Bank Stadium in downtown Minneapolis. Owned and developed by Kharbanda Management, the 418,864-square-foot project includes residential, hospitality and retail space within the East Town district and the Downtown East neighborhood. Designed by Minneapolis-based Collage Architects, the project features a 14-story, 172-unit apartment building and an eight-story Moxy-branded hotel. Managed by Graves Hospitality Corp., the 140-room Moxy hotel is part of a new hotel franchise by Marriott Hotels. Moxy is a boutique concept focused on millennials, combining both style and affordability. Ironclad is situated on the site of the former Union Grain Elevator, which was built in 1867 and was one of the earliest and largest wood grain elevators in Minneapolis. The Chicago, Milwaukee and St. Paul railways used the grain mill as a connection into the rail facilities in the Mill District. The Ironclad name stems from a fire in the historic building that damaged its original wooden elevator, which was rebuilt with an “iron clad” elevator to better protect the structure against future fires.
GRAND RAPIDS, MICH. — Pioneer Construction has completed construction of 601 Bond Apartments in downtown Grand Rapids. Ghafari Associates provided architecture and interior design services for the 16-story, 202-unit development. Time Equities is the developer and KMG Prestige is the property manager. The property includes covered parking and 4,000 square feet of retail space. Additional amenities include a rooftop deck, fitness center, lounge and pet grooming station. Monthly rental rates start at $1,399.
SAN JOSE, CALIF. — Adobe Systems Inc. has broken ground on the Adobe North Tower, which will become the fourth tower at the company’s downtown San Jose headquarters. The all-electric tower will house 4,000 employees for Adobe, which was founded in 1982 and has been headquartered in San Jose since 1994. When completed in 2022, the North Tower will connect to Adobe’s existing campus via a pedestrian bridge extending over San Fernando Street, and will also include retail space.
NEW YORK CITY — A partnership between two New York-based developers, Exact Capital and Lam Group, has topped off a 26-story Renaissance by Marriott hotel in Harlem. The 210-room property is being constructed above Harlem’s historic Victoria Theater, which was originally built in 1917. The hotel will include a 5,000-square-foot ballroom, and the building will house 25,000 square feet of retail space. Completion is slated for 2020. A 191-unit multifamily building under construction on the site is also nearing completion. Half of the units in the residential building will be rented at below-market rates.
LIMA, OHIO — Woda Cooper Cos. Inc. has completed the conversion of an historic 1926 bank building in downtown Lima into a 47-unit mixed-income housing community. A grand opening ceremony took place Tuesday, June 25. Formerly the First National Bank & Trust Building, the 12-story building is listed on the National Register of Historic Places. Known as 43 Town Square, the property offers a mix of affordable and market-rate apartments. The building sat vacant for many years and was in need of substantial rehabilitation. Of the 47 units, 37 are designated as affordable for families and seniors with household incomes up to 60 percent of the area median income. Rents for the affordable units range from $313 to $675 per month. The 10 market-rate apartments rent for $769 to $916 per month. The project also includes a first-floor management office, two community rooms, a computer room and multiple laundry spaces. Project funding partners included the Ohio Housing Finance Agency, the U.S. Department of Interior, Ohio Development Services Agency, city of Lima and RiverHills Bank. CREA LLC is investing in the low-income housing tax credits and federal historic tax credits.
Vibrant Cities Receives $31.3M in Construction Financing for Mixed-Use Project in Seattle

SEATTLE — Vibrant Cities has received $31.3 million in construction financing for the development of Pivot, a mixed-use property in Seattle’s Capitol Hill neighborhood. Brandon Roth and Zack Goodwin of HFF secured the five-year, floating-rate loan through H.I.G. Realty Partners for the borrower. The project will replace an existing parking lot with a pedestrian-inspired development along the Pike/Pine corridor. Once complete, Pivot will features 71 apartments above a sub-grade parking garage, street-level retail space and 11,000 square feet of office space.
