Joint Venture Breaks Ground on 1 MSF Office Tower in Downtown Boston

BOSTON — A joint venture between Carr Properties, National Real Estate Advisors LLC and locally based HYM Investment Group has broken ground on One Congress, a 1 million-square-foot speculative office tower in downtown Boston. The project will include 10,800 square feet of retail space and will anchor Bulfinch Crossing, a mixed-use development that includes residential, hotel, office and retail uses. The office building will top out at about 600 feet and feature 30,000 square feet of fitness, wellness and food and beverage offerings, as well as bike facilities and an outdoor roof garden. Completion is slated for 2023.

Sudberry Properties Breaks Ground on The Hub at Scripps Ranch Mixed-Use Project in San Diego

SAN DIEGO — Sudberry Properties has started construction of The Hub at Scripps Ranch, a mixed-use redevelopment project located at 9850 Carroll Canyon Road in San Diego’s Scripps Ranch submarket. Situated on 9.5 acres, The Hub will features 260 apartments and 10,700 square feet of retail and restaurant space. The property is slated to open in phases, with the first apartments and commercial spaces available for occupancy in the fourth quarter of 2020. The Hub will consist of five four-story, garden-style residential buildings, a leasing center, 2,053-square-foot gym, lounge and a terrace overlooking a landscaped pool area, as well as high-visibility locations for restaurants and retailers. The property will feature apartment units in a mix of one-, two- and three-bedroom layouts, ranging from 614 square feet to 1,391 square feet. Interior amenities will include stainless steel appliances, quartz countertops, wood-style flooring and in-unit washers/dryers. The development team includes MVE Architecture, Reylenn Construction Co., Pasco Laret Suiter & Associates, GroundLevel Landscape Architecture and Design Tec. Matt Mosser of Retail Insite is handling leasing for the property. GM to Invest $150M in Flint, Michigan Truck Assembly Plant to Increase Full-Size Pickup Truck Production

FLINT, MICH. — General Motors Co. plans to invest $150 million at its Flint assembly plant to increase production of the all-new Chevrolet Silverado and GMC Sierra heavy-duty pickup trucks, which begin shipping to dealers this week. This is the second major expansion of GM’s full-size pickup truck production capacity this year. The news follows GM’s announcement last month to expand light-duty, full-size pickup truck production capacity in Fort Wayne, Ind. GM has invested more than $1.6 billion in the Flint assembly plant since 2013. The work will be completed in the first half of 2020. The Flint plant opened in 1947 and currently has three production shifts.

Woda Cooper Breaks Ground on Mixed-Income Apartment Community in Cedar Rapids, Iowa

CEDAR RAPIDS, IOWA — Woda Cooper Cos. has broken ground on Anderson Greene, a 44-unit, mixed-income apartment community in Cedar Rapids. The $8.7 million first phase will include 39 units for residents at or below 60 percent of the area median income, with five units offered at market rate. Woda Cooper also plans to develop a $9.2 million second phase with 48 units that will be built approximately one year after the first phase. A community center with a clubroom as well as outdoor spaces and a playground will be part of Phase I. Funding for the first phase of development was made possible through the allocation of housing tax credits by the Iowa Finance Authority, with primary investment by Wells Fargo, permanent and construction loans by Merchants Capital and additional loans from the Housing Fund for Linn County and Monticello Structured Products LLC. The city of Cedar Rapids also provided funding. Woda Construction Inc. is the general contractor. Other project partners include architect Hooker DeJong Inc., engineer Hall & Hall Engineers Inc. and sustainability consultant Sol Design + Consulting.

PROVIDENCE, R.I. — A partnership between GMH Capital Partners LP and Wexford Science & Technology LLC has opened River House, a 270-bed student housing community in downtown Providence. The property’s 174 units come fully furnished and will serve students attending Brown University, the University of Rhode Island and the Rhode Island School of Design, among others. Communal amenities include a 24-hour fitness center, rooftop lounge with outdoor grilling stations and a kitchen bar, a business center, private study rooms and a cyber café with a complimentary coffee bar. Leasing began in February.

Signorelli Opens Phase I of Apartment Community in Metro Houston

NEW CANEY, TEXAS — The Signorelli Company has opened Phase I of The Pointe at Valley Ranch Town Center, a project that delivered 336 multifamily units to the northeastern Houston suburb of New Caney. The waterfront property features one-, two- and three-bedroom units and proximity to shopping and dining via nearby Valley Ranch Town Center. Residents will also have access to a 10-acre beach, a pool, outdoor kitchen and a fitness center, as well as package and concierge services. Signorelli expects to begin construction of Phase II, a 120-unit project, by year’s end.

SANTA ANA, CALIF. — Primior is scheduled to break ground on First Harbor Plaza, the firm’s mixed-used development in Santa Ana, on June 26. Located at the intersection of North Harbor Boulevard and West First Street, the two-building First Harbor Plaza will offer 40,129 square feet of restaurant, retail, office and medical office space. Building 1 features 14,400 square feet in two large anchor suites and five smaller spaces on the first floor and the same configuration on the second floor. Building 2 will include 3,880 square feet on the first floor, two suites on the second floor totaling 3,778 square feet and a 3,778-square-foot suite on the third floor. Chase Bank will occupy the first-floor corner space at Building 1, and Optima Salon Studios will occupy the third-floor suite at Building 2.

JANESVILLE, WIS. — Zilber Property Group has unveiled plans to develop a 300,000-square-foot speculative industrial building in Janesville. Known as Zilber Industrial 1 at Janesville, the building will be situated on an 18-acre site at the corner of Beloit Avenue and Highway 11. The facility will feature a clear height of 32 feet, LED lighting, an ESFR sprinkler system, on-site trailer parking and expandable loading options. A timeline for completion was not disclosed.

HSA PrimeCare Begins Development of 40,000 SF Medical Office Building in New Lenox, Illinois

NEW LENOX, ILL. — HSA PrimeCare, the national healthcare real estate division of HSA Commercial Real Estate, has begun development of a 40,000-square-foot medical office building on Silver Cross Hospital’s campus in New Lenox, immediately west of the I-355/I-80 interchange and about 40 miles southwest of Chicago. Scheduled for completion in December, the facility will house the hospital’s urgent care, occupational health and primary care clinics. Eppstein Uhen Architects is the architect. PREMIER Design + Build is the general contractor.

Capitol Seniors Housing Opens $27.5M Assisted Living, Memory Care Community Near D.C.

FULTON, MD. — Capitol Seniors Housing has opened Arbor Terrace Fulton, an assisted living and memory care community in Fulton, approximately 20 miles north of Washington, D.C. The $27.5 million, 73,000-square-foot community features 86 apartments. The location is immediately adjacent to the Marketplace at Maple Lawn, a mixed-use community anchored by Harris Teeter. Arbor Terrace Fulton is also next to Fulton Elementary, Lime Kiln Middle School and the Reservoir High School, which will add an intergenerational quality to the community. The Arbor Co. partnered with Capitol on the project, and will serve as operator. Baltimore-based BCT Architects designed the property, while Dallas-based Faulkner Design Group handled the interiors.
