Skender Launches Modular Building Production at Chicago Manufacturing Facility

CHICAGO — General contractor Skender has launched modular building production at its advanced manufacturing facility on Chicago’s Southwest Side at 3348 S. Pulaski St. Modular building, which is completed onsite, reduces both price and delivery schedule. A ribbon-cutting ceremony took place on Tuesday, May 28. Chicago Mayor Lori Lightfoot, who attended the event, said that the project will help generate job growth and advance a creative solution to address the affordable housing shortage. The first modular building project will be 10 affordable apartment buildings from developer Sterling Bay. The three-flat buildings will be completed and ready for occupancy in a nine-week production schedule, 80 percent faster than conventional construction methods, according to Skender. At full capacity in about 18 months, Skender’s facility will employ 150 workers.

iSports Breaks Ground on 206,000 SF Athletic Complex in Metro Austin

CEDAR PARK, TEXAS — iSports Cedar Park Ltd., an entity formed by a coalition of local real estate professionals and led by developer Eric Perardi, has broken ground on a 206,000-square-foot athletic complex in the northern Austin suburb of Cedar Park. Situated on 15.4 acres at the corner of U.S. Highway 183 and Scottsdale Drive, the complex will house tenants dedicated to elevating athletic performance. These include Austin-based Chaparral Ice, which will operate the facility’s two regulation-sized hockey rinks, and Nashville-based D1 Training, which has trained and rehabilitated famous athletes such as Tim Tebow, Von Miller and Peyton Manning. iSports is also seeking tenants that can operate the complex’s private gym, competitive cheerleading and gymnastics programs, sand volleyball courts, rehabilitation facilities and sports retail stores. Construction is expected to last a little more than a year, with the development team hoping to open the complex by next summer.

Midwood Investment to Develop 94,000 SF Retail Property in Los Angeles’ Studio City

LOS ANGELES — Midwood Investment & Development plans to build The Shops at Sportmen’s Lodge at the intersection of Coldwater Canyon Avenue and Ventura Boulevard in the Studio City neighborhood of Los Angeles. Designed by Gensler, the new ground-up development will feature 94,000 square feet of retail space and communal outdoor space designed OLIN Studio, as well as more than 450 parking spaces. Groundbreaking will commence in August, with an estimated opening slated for fall 2020. Midwood is co-developing the project with Richard Weintraub, who originally introduced this retail concept to the Studio City neighborhood.

SWBC Begins Construction on 295-Unit Apartment Community in Rockwall, Texas

ROCKWALL, TEXAS — SWBC Real Estate, a multifamily developer with offices in Dallas and San Antonio, has begun construction of The Royalton at Rockwall Downes, a 295-unit multifamily community in Rockwall, a northeastern suburb of Dallas. The Class A property will be situated on 21 acres adjacent to Rockwall’s Technology Business Park near Interstate 30. Floor plans will consist of one-, two- and three-bedroom units averaging 1,006 square feet. Units will feature hardwood-style flooring, stainless steel appliances, walk-in showers and granite countertops in kitchens and bathrooms. Residents can enjoy amenities such as a pool and spa, fitness center with a spin studio, jogging trails, a dog park and a clubhouse. Construction is expected to last 20 months, and leasing is scheduled to begin in June 2020. Plano-based Cross Architects is the project architect. G&A Consultants is the civil engineer, and Jordan Foster Construction is the general contractor.

Kraus-Anderson Begins Construction of 52,000 SF Ziegler CAT Dealership in Willmar, Minnesota

WILLMAR, MINN. — Kraus-Anderson has begun construction of a 52,000-square-foot dealership for Ziegler CAT’s agriculture and construction equipment in Willmar. The company is expanding its equipment sales, rental and repair services in the central Minnesota area. Ziegler CAT is one of Caterpillar’s largest dealers in North America. Ziegler sells and services CAT construction, paving, forestry, mining equipment, trucks, generators and industrial engines. The new project will replace the company’s current 5,360-square-foot facility in Willmar. The two-story development will feature a retail showroom, a 25,000-square-foot shop, warehouse and offices, and a 7,800-square-foot cold storage building. Designed by CNH Architects, the property also includes two bridge cranes, lube systems and a wash bay. Completion is slated for winter 2020.

NORTH LAS VEGAS, NEV. — Dermody Properties has broken ground on LogistiCenter at Speedway, a distribution facility located at 6565 Nascar St. in North Las Vegas. Situated on 14 acres, the 251,800-square-foot building will feature 32-foot clear heights, 52 dock doors, eight grade-level doors and 182 car parking spaces. The building is currently available for pre-leasing and is divisible to 24,300 square feet. Garrett Toft and Sean Zaher of CBRE Las Vegas is representing the property. United Construction Co. is serving as general contractor.

OVERLAND PARK, KAN. — Tutera Senior Living & Health Care is underway on a $1.5 million renovation of its senior living community in Overland Park known as The Atriums. This month, Tutera expects to complete Phase I of the project, which includes renovation of the first-floor common living areas. Tutera will also begin Phase II, an expected $1 million remodel of the property’s 203 units. Amenities within the 50,000-square-foot common living area include a dining area, pub, billiards room, reading corner and community lounges. The property features 168 independent living units and 35 assisted living units. The residences will be updated with new lighting, flooring, paint and other upscale finishes. Phase II is slated for completion in the next 12 to 18 months.

ARLINGTON, TEXAS — New York City-based developer Park7 Group has broken ground on Park Place Arlington, a student housing project that will feature 701 beds for students attending the University of Texas at Arlington. The property, located one block from campus in downtown Arlington, will also house 9,000 square feet of ground-floor retail space. Park Place Arlington’s 298 units will offer designer wood cabinetry, stainless steel appliances and washers and dryers. All units also come equipped with a 50-inch flatscreen TV. Amenities will include an oversized pool, half-court basketball court, volleyball court, spa, movie theater, golf simulator, study courtyards, a two-story fitness center and a resident-only clubroom. Humphreys & Partners Architects designed the project, which is slated for completion in summer 2020.

Skender Breaks Ground on 60-Unit Affordable Seniors Housing Community in Crystal Lake, Illinois

CRYSTAL LAKE, Ill. — Skender has broken ground on Residences of Crystal Lake, an independent living community in Crystal Lake, approximately 45 miles northwest of Chicago. Turnstone Development is leading the project. The three-story, 63,000-square-foot facility will offer 60 affordable units for seniors, and includes 5 ADA-accessible units, 12 adaptable units and two sensory units. Other project partners include design firm UrbanWorks, civil engineering firm GroundWork Ltd. and owner’s representative DKI Inc. The community is scheduled for completion in March 2020.
