Extell Development Tops Out 245-Unit Multifamily Project at Jersey Shore

LONG BRANCH, N.J. — Extell Development Co. has topped out The Lofts Pier Village, a 245-unit multifamily project located in the Jersey Shore area. The property will feature condominiums available in one-, two-, three- and four-bedroom formats with floor-to-ceiling windows, open layouts and private outdoor terraces. Amenities will include a pool, private 1.5-acre park, lounge area with fire pits and grills, fitness center with men’s and women’s locker rooms, children’s play area, as well as package reception and bike storage services. Prices run from $569,000 to $2.4 million, with the first sales expected to close later this year. ShorePoint Architecture designed the community.

Eden Housing Opens 90-Unit Pauline Weaver Senior Apartments in Bay Area

FREMONT, CALIF. — Eden Housing has opened Pauline Weaver Senior Apartments, a 90-unit affordable housing community for seniors in Fremont, located at the southeast edge of San Francisco Bay. KTGY Architecture + Planning designed the project. The City of Fremont also partnered on the development. Formerly known as Mission Court, units are reserved for seniors earning between 30 and 50 percent of area median income. The community sits on a 2.25-acre site approximately one mile from the Warm Springs BART Station. “As the first piece of a greater age-qualified master plan, Pauline Weaver Senior Apartments sits across the street from a future senior center. This future amenity will not only enhance the lives of the residents living in this affordable community but also the future master plan,” says Jessica Musick, a principal in KTGY’s Oakland office. Pauline Weaver, the property’s namesake, is a longtime advocate for affordable housing in California. She has been on the Eden Housing Board of Directors since joining in 1988. Weaver was an assistant public defender in Alameda County and the past president of both the National Conference of Women’s Bar Association and California Women Lawyers. Block & Co. Negotiates Sale of Development Site in Lawrence, Kansas

LAWRENCE, KAN. — Block & Co. Inc. Realtors has negotiated the sale of a nearly one-acre development site in Lawrence. The property is located at 5100 Congressional Circle. The buyer, Sanders LP, plans to begin construction this summer on a 9,000-square-foot building. A local dental practice will anchor the development, leaving 4,000 square feet of additional space for lease. Completion is slated for the first quarter of 2020. Shawn Stuckey of Block represented the buyer in the sale. The seller was not disclosed.

Trademark Property Co. to Redevelop 1.7 MSF Memorial City Mall in Houston

HOUSTON — Fort Worth-based Trademark Property Co. has been tapped by MetroNational, the owner of Memorial City Mall in Houston, to redevelop the 1.7 million-square-foot shopping center. Redevelopment plans include reimagining the south side of the mall, which recently saw its anchor tenant Sears close its doors, as well as creating additional public spaces and adding more entertainment uses. The mall is located along the Interstate 10 corridor, just inside Beltway 8, and is part of the 265-acre Memorial City mixed-use development. A timeline for construction has not yet been established.

128-Room Cambria Hotel Opens in Downtown Omaha

OMAHA, NEB. — Choice Hotels International Inc. has opened the Cambria Hotel Omaha Downtown. The 128-room hotel is the newest addition to Omaha’s NoDo district. The property features a fitness center, multi-function meeting space and onsite dining with local craft beer on tap. The LEED Silver-certified hotel incorporates a number of eco-friendly features, including a solar array on the roof, a saltwater pool that reduces chemical usage, electric vehicle car charging stations and recycled building materials. A partnership between O’Reilly Hospitality Management and Robert Low of Prime Trucking Co. developed the project.

Heslin Holdings Completes Redevelopment of West Central Plaza in Albuquerque

ALBUQUERQUE — Heslin Holdings has completed the redevelopment of West Central Plaza, a retail center located at 4208 Central Ave. SW in Albuquerque. Retailers at the property are now open for business. The company originally acquired the 150,000-square-foot retail property in 2015 with a large, vacant, single-tenant space. The multi-million-dollar renovation included the division of the largest freestanding building at the property, formerly occupied by Kmart, into two anchor tenant spaces now occupied by Burlington and Conn’s Home Plus. Heslin Holdings also added 17,000 square feet of floor space adjacent to Burlington. Dollar Tree now occupies a portion of the new space. Additionally, the redevelopment included the conversion of a multi-shop building at the southwest portion of the property into a single-tenant facility, which Harbor Freight Tools now occupies. A multi-tenant drive-thru pad site was also constructed on the corner of Artisco Drive SW and Central Avenue. Panda Express and T-Mobile are tenants at the pad site. Dunkin Donuts is also constructing a new pad building in the shopping center along Central Avenue.

Lotte Chemical, Westlake Chemical Open $3.1B Plant in Lake Charles, Louisiana

LAKE CHARLES, LA. — A joint venture between Lotte Chemical USA (KRX: KRW) and Westlake Chemical Corp. (NYSE: WLK) has opened a new chemical plant in Lake Charles, located in the southwest corner of Louisiana near the Texas border. Development costs for the 250-acre campus were estimated at $3.1 billion. The chemical plant produces monoethylene glycol — commonly called MEG — an important ingredient in the making of paper, textile fibers, latex paints, asphalt, resins, antifreeze, coolants and adhesives. With an annual capacity of 700,000 metric tons, the new facility is now the largest MEG plant in the world. South Korea-based Lotte and Houston-Based Westlake expect the plant to generate 250 permanent jobs. According to the Louisiana Economic Development office, approximately 2,000 “indirect jobs” have also been created as a result of this project. “Among Korean petrochemical companies, Lotte Chemical is the first to locate a project in the United States. As such, this project represents a significant investment by Lotte Chemical,” says Jinkoo Hwang, president and CEO of Lotte Chemical USA. “Today also marks the opening of our new corporate headquarters in Lake Charles, and we are very excited to be part of the industrial growth in the region.” …

Stanley Black & Decker to Open 425,000 SF Manufacturing Plant at AllianceTexas in Fort Worth

FORT WORTH, TEXAS — Hardware manufacturer Stanley Black & Decker will open a 425,000-square-foot manufacturing plant at AllianceTexas in Fort Worth. The facility will be used to produce a range of tools and devices sold under the Connecticut-based company’s CRAFTSMAN line for homebuilders and mechanics. The groundbreaking of the plant, which is expected to employ approximately 500 people, will be held this summer, with construction slated for a late 2020 completion. Stanley Black & Decker, which operates roughly 30 manufacturing plants across the country, is also in the process of opening a 1.2 million-square-foot distribution center in nearby Northlake.

WHEELING, ILL. — The Lynmark Group has completed the ONE luxury apartments at Wheeling Town Center in suburban Chicago. A grand opening weekend event for the public will take place Friday through Sunday, May 17-19. The property offers unique floor plans with private terraces, balconies, keyless entry and in-unit washer and dryers. Amenities include Peloton bikes, dog washing stations, pool and cabana, yoga studio, clubroom, demonstration kitchen and electric vehicle car charging stations. Residents can now earn two months of free rent when signing a 14-month lease. Monthly rents start at $1,520. Stahl Named Construction Manager for Dual-Branded Hotel in Downtown Minneapolis

MINNEAPOLIS — Lake City Hospitality LLC, comprised of Eagan-based JR Hospitality and Iowa-based Hawkeye Hotels, is partnering with Stahl to convert a vacant office tower and surrounding site located at 317 Second Ave. in downtown Minneapolis into a dual-branded Hilton hotel. The eight-story building will undergo an $18.8 million renovation and 41,129-square-foot addition. The newly transformed space will feature 201 Tru and Home2 Suites guestrooms. Originally built in 1900, the existing 76,000-square-foot building was previously known as the William E. McGee Building. The facility was occupied by Hennepin County’s Office of the Public Defender for over 20 years, but the property has been vacant since 2012. JR Hospitality originally acquired the structure in 2017 before partnering with Hawkeye Hotels in late 2018. Ramaker & Associates Inc. is the project architect. Completion is slated for May 2020.
