POWAY, CALIF. — Ryan Cos. and DWS Group have broken ground on Vantage Point, an infill speculative logistics/distribution development located in Poway. The two-building Vantage Point will consist of 533,950 square feet of Class A space and is the largest speculative development of its kind in mid-San Diego County in 20 years, according to the developers. The property will feature 36-foot minimum clear heights, an ESFR fire suppression system with K22 heads, up to 113 dock-high doors, 12 drive-in doors, a 180-foot-wide concrete truck court, eight-inch warehouse concrete slabs with 4,000 PSI and 4,000 amps of 277-480 volt power. Additional on-site amenities will include two large outdoor break areas, an indoor bicycle storage room and six electric vehicle charging stations. Ryan Cos. and DWS Group retained Mickey Morera and James Duncan of Kidder Mathews as leasing agents for the project.

OCC-Kinesiology-Complex-Costa-Vista-CA

COSTA MESA, CALIF. — C.W. Driver Cos. has broken ground on the $36 million Orange Coast College (OCC) Kinesiology and Athletics Complex in Costa Mesa. The three-building, 88,000-square-foot complex is one part of a broader project to revitalize and modernize OCC’s campus, and one of the three projects C.W. Driver is currently building for OCC. Construction for the complex will occur in two phases. The first phase includes new construction of a multi-building, one-story complex spanning 58,000 square feet. Phase II will focus on the renovation of the existing 30,000-square-foot building that houses the men’s and women’s locker rooms and existing pool areas. Upon delivery, the complex will feature division offices, athletic training, adaptive physical education, equipment management, locker rooms/showers, support spaces for the aquatics programs, a 65-meter competition pool with double bulkheads, a 25-meter instructional pool, and a 450-person bleacher space covered by a canopy. The buildings will be interconnected by an overhead shade structure. Project partners include Little Diversified Architectural Consulting. BALTIMORE — The first phase of Weller Development’s Port Covington, a 235-acre mixed-use redevelopment project in south Baltimore, kicked off with a ceremonial groundbreaking on Monday. The Baltimore Business Journal reports that this phase of construction, dubbed Chapter 1, will cost $600 million to complete and span five buildings. Weller Development, a privately held developer based in Baltimore, is the project’s lead developer and will build Chapter 1 over several years, with the first new buildings set to be delivered in fall 2021. Known as Rye Street Market, this portion of Chapter 1 will feature a 13,000-square-foot open-air market and food hall, 50,000 square feet of ground-level retail, a 12,000-square-foot meeting facility and a 15,000-square-foot rooftop event space. Rye Street Market will span four buildings totaling 275,000 square feet. DARIEN, ILL. — Premier Design + Build Group has broken ground on a 153,000-square-foot speculative warehouse on behalf of Sterling Bay in Darien, about 25 miles southwest of Chicago. The industrial building will feature a clear height of 30 feet, 31 exterior truck doors and two drive-in doors. The nine-acre site, located near I-55, will also include 161 parking stalls. Completion is slated for November. The project team includes Cornerstone Architects Ltd. and civil engineer Spaceco.

SKOKIE, ILL. — Panattoni has purchased three industrial properties located near each other in Skokie: a 78,101-square-foot building at 7515 Linder Ave., a 35,000-square-foot building at 7555 Linder Ave. and a 44,000-square-foot building at 7520 Long Ave. The developer plans to demolish the buildings in order to construct a 140,000-square-foot speculative distribution facility. The development will feature a clear height of 32 feet, 30 exterior docks, two drive-in doors and parking for 141 cars. Completion is slated for the fourth quarter of this year. MCKINNEY, TEXAS — KWA Construction, a Dallas-based general contractor specializing in multifamily projects, has broken ground on HUB 121 at Craig Ranch, a 286-unit community in McKinney, located north of Dallas. Designed by Domus Studio Group, the property will offer units with high-end appliances, smart devices and ceilings of up to 13 feet. Amenities will include a pool, bocce ball court, coworking office space exclusively for residents, a fitness center and several dog parks. Completion is slated for December 2020.

SUNNYVALE, CALIF. — HFF has secured $313.8 million in acquisition and construction financing for the development of Catalyst, a fully entitled, four-property office project in Sunnyvale. The borrower, a joint venture between Hearst Properties and Invesco Real Estate, acquired the development site in early May. Brandon Roth, Bruce Ganong, Peter Smyslowski and Bercut Smith of HFF worked on behalf of the borrower to secure the construction loan through ACORE Capital. Catalyst currently consists of a shovel-ready office development site and three existing office buildings, totaling 164,870 square feet, two of which will be demolished and replaced with new Class A office space. Upon completion, the 587,942-square-foot project will comprise three newly built, Class A office buildings with two parking structures and one original Class B office building.

MILWAUKEE — J. Jeffers & Co. has broken ground on the Huron Building, an 11-story, Class A office development in Milwaukee. Located in the downtown’s Third Ward, the project will span 163,000 square feet. Law firm Husch Blackwell has pre-leased 48 percent of the property. Completion is slated for December 2020. J. Jeffers & Co. received a $39 million construction loan from Associated Bank and a $21 million equity investment, including $14 million raised on crowdfunding platform CrowdStreet. The developer will also own and operate the property. Madison, Wis.-based Stevens Construction is the general contractor.

PLAINFIELD, ILL. — Wight & Co. has completed the Prairie Activity and Recreation Center (PARC) for the Plainfield Park District. The 37,000-square-foot building was designed to be both a Passive House U.S.-certified facility and a net-zero energy building. Passive House certification means that building systems, insulation and windows create an air-tight structure that keeps the indoor temperature consistent every day of the year. A net-zero building is one in which the amount of energy used by the building on an annual basis is roughly equal to the amount of renewable energy created onsite. PARC features 28,600 square feet of solar panels. The two-story building includes a 4,000-square-foot fitness center and studio with a full-size basketball court, walking track and a 1,600-square-foot multipurpose room for classes and special events. A preschool suite features four classrooms.

ATLANTA — Banyan Street Capital has unveiled The Hub and The Plaza within the historic Peachtree Center in downtown Atlanta. Banyan Street tapped architectural firm The Beck Group on the design for both portions of the 2.5 million-square-foot mixed-use development. The Hub, formerly known as the Mall at Peachtree Center, is home to more than 50 shops and restaurants. In the past 18 months, Banyan Street has inked leases with Salata, Beni’s Cubano, Taste of India and BEP! Vietnamese, as well as Time to Escape, a locally owned and operated escape room concept that includes live actors. Amy Fingerhut of CBRE’s Atlanta office is leading The Hub’s retail leasing assignment. The Plaza is the development’s overhauled central courtyard that fronts Peachtree Street and is situated between Peachtree Center’s various towers. Beck Group’s design for the public space includes a central area for live events; custom planters and benches; a reflective pool that can be drained for events; a suspended, illuminated canopy; revamped entrances to the adjacent office towers and existing atrium; and a glass-encased staircase leading to The Hub that features a sloped water fountain on the backside.
