VACAVILLE, CALIF. — Ascend @ Lagoon Valley LLC, a limited liability company affiliated with Seattle-based Triad Development, has unveiled plans for a 700,000-square-foot to 840,000-square-foot Class A office development project Lagoon Valley. The 50-acre development site is located along Interstate 80 on Lagoon Valley Road in Vacaville, approximately 51 miles from downtown San Francisco. The project will consist of six four-story buildings. A 30,000-square-foot amenities building will offer a fitness center, food services and recreation space. Additionally, the office project will include an amphitheater, sports courts and field space as outdoor amenity space, as well as a transit center with shuttle to Vacaville’s Capitol Corridor Amtrak station. The surrounding 1,200 acres of protected open space includes the 470-acre Lagoon Valley park and 100-acre lake, plus an adjacent eight-acre public park. The land adjacent to the development is entitled for residential development. James Lees, Sandy Rodriguez, Max Sander and Skip Whitney of Kidder Mathews are leasing agents for Ascend @ Lagoon Valley.

CLIFTON, N.J. — Prism Capital Partners, a locally based owner-operator of commercial properties, will develop two office buildings in Clifton, New Jersey, a northern suburb of Newark. The project will add approximately 400,000 square feet of Class A space to ON3, the company’s 116-acre campus in Clifton that also extends into nearby Nutley Township. Prism has retained Chicago-based Goettsch Partners to design the buildings, construction timelines for which have not yet been released. Prism expects that corporate tenants and users will employ more than 5,500 people at ON3 by 2021.
MILWAUKEE — Morgan/Harbour Construction has been selected to build a 150,000-square-foot speculative warehouse on behalf of Scannell Properties in Milwaukee. Located on a 12.5-acre parcel, the building will feature 15 exterior docks and 22 trailer stalls. Paul Woody Architect Inc. and Pinnacle Engineering Group make up the project team. Jeff Hoffman of The Boerke Company will market the property for lease. Completion is slated for this fall.
NEW BRIGHTON, MINN. — Kraus-Anderson has begun construction on a $24.7 million expansion at Irondale High School in New Brighton, about 10 miles north of Minneapolis. Designed by Wold Architects and Engineers, the 80,000-square-foot project features seven new classrooms and breakout spaces, expanded hallways, open spaces, a 5,600-square-foot administration office, science lab and a 650-seat auditorium. Plans also call for the removal of the pool to accommodate a new fitness center and multipurpose area. Most of the project is expected to be completed by December 2020.
CAMARILLO, CALIF. — Oakmont Senior Living has opened a welcome center at Oakmont of Camarillo, its upcoming seniors housing community in Camarillo, approximately 60 miles northwest of Los Angeles. The 86,839-square-foot property is scheduled to open around the end of the year. When completed, the three-acre community will offer 60 assisted living and 25 memory care apartments. COLUMBUS, OHIO — Casto, along with development partners Robert Weiler Co., Kelley Cos., Columbus Metropolitan Housing Authority and S2 Construction, has opened a 230-unit apartment building in Columbus known as River & Rich. The project also includes 30,000 square feet of retail space and a 300-space public parking garage. Roy G Biv, a nonprofit art gallery, is joining River & Rich as the marquee tenant and will open on Friday, May 3. Located in the rear of the property are three large murals created by local artists. An additional 13 murals can be found inside the building. Amenities include a clubhouse, fitness center and amenity deck. Monthly rents for one-bedroom units start at $1,209.
DENVER — Amazon plans to expand its Denver Tech Hub and create 400 new high-tech jobs in a variety of fields, including software engineering, hardware engineering, cloud computing and advertising. To accommodate this growth, the company will open a 98,000-square-foot office at Invesco’s 1515 Wynkoop building in Denver’s Lower Downtown district. Currently, Amazon has more than 350 employees in the Denver area, building new products and services for the company’s retail, advertising and Amazon Web Services businesses. The company’s new office joins the company’s Boulder office, which opened last fall, and will allow Amazon to more than double its tech workforce in the Denver area. In total, Amazon has created more than 3,500 full-time jobs in Colorado. Over the last three years, Amazon has invested more than $1.5 billion in Colorado including infrastructure, compensation and Whole Foods Market.
THORNTON, COLO. — Cushman & Wakefield has arranged the sale of 67 acres of industrial-zoned land that will be developed into 25 North, a master-planned flex development in Thornton. A newly formed joint venture between RMS Properties Co. and Bow River Capital acquired the site for $4 million. Located at Washington Street and 148th Avenue in Thornton, 25 North will feature approximately 900,000 square feet of Class A industrial space. Construction of the first phase is underway and will include two speculative buildings totaling approximately 220,000 square feet. The site is zoned to allow for a variety of uses, including office, flex, industrial, warehousing, manufacturing and outdoor storage uses. Additionally, the development will offer new speculative development and land for build-to-suits, with buildings ranging in size from 50,000 square feet to 250,000 square feet. Matt Trone, Steve Hager and Joey Trinkle of Cushman & Wakefield Denver represented the seller, Regal Properties, in the transaction.
FORT WAYNE, IND. — Vermillion Development, a Chicago-based real estate firm, has opened Silver Birch Fort Wayne, an affordable seniors housing community in Fort Wayne. Design and engineering firm HED partnered on the project. The 97,000-square-foot community sits on 4.2 acres and features 119 units. The assisted living facility offers studio and one-bedroom units for older adults in need of supportive housing. Silver Birch Fort Wayne is the eighth facility opened by Silver Birch Living, which is the operational arm of Vermillion. The property is adjacent to a golf course, which was recently acquired by a nearby university to be repurposed as a fitness center.
PHOENIX — PCCP has formed a joint venture with Hopewell Development to develop a three-building speculative industrial project in Phoenix’s Southwest Valley submarket. The buildings will be located on two fully entitled sites and completion is slated for late 2019. Two buildings — offering 78,150 square feet and 84,708 square feet — will be situated on a 10.6-acre parcel along 67th Avenue. The third building will be located on a 4.8-acre site along 43rd Avenue. Each building will feature 28-foot to 32-foot clear heights, between 17 and 25 dock-high doors in addition to grade-level doors, and one speculative office build-out space. Additionally, both sites will feature direct frontage to an intersection, multiple access points and easy freeway access to both the Interstate 10 and the future Loop 202 extension, which is scheduled for completion in late 2019. Bo Mills and Mark Detmer of JLL sourced the joint venture equity for the partnership.
