Pre-leasing will begin in May and the first residents are expected to move into the property in July. Approximately 5,300 square feet of ground-floor retail space is available for lease.

Annex Group to Develop 324-Bed Student Housing Community Near Louisiana Tech University

RUSTON, LA. — The Annex Group is set to break ground on The Annex of Ruston, a 324-bed student housing community located near the Louisiana Tech University campus in Ruston. The development will be situated at 509 W. Line Ave. and will offer one-, two-, three- and four-bedroom, fully furnished units. Shared amenities will include a swimming pool, exercise room, study lounges and secured parking. KeyBank Real Estate Capital provided development financing for the project, which was designed in collaboration with the City of Ruston, KTGY Architecture and HGA Engineering. The community is set for delivery in August 2020.
Etkin Johnson Buys 28 Acres in Southeast Denver for 334,000 SF Industrial/Flex Development

DENVER — Etkin Johnson Real Estate Partners has purchased a 28.3-acre land parcel at the southwest corner of South Chambers Road and Compark Boulevard within Compark Business Park in Southeast Denver. The buyer plans to develop EDGE 470 on the site. Construction of the 334,000-square-foot, Class A industrial/flex campus will take place in two phases. Slated for delivery in first-quarter 2020, Phase I will include two approximately 80,000-square-foot buildings on 12.8 acres. Each building will feature prominent E-470 tenant signage opportunities, 24-foot clear ceilings, 10-foot glass lines, ESFR sprinklers, multiple loading capabilities, car charging stations and an environmentally responsible design.
JERSEY VILLAGE, TEXAS — Houston-based development firm Collaborate has entered into a partnership agreement with the City of Jersey Village, located about 20 miles northwest of downtown Houston, to develop Village Center, a 43-acre mixed-use project. According to Community Impact Newspaper, the project will include residential, retail, restaurant and hotel uses, with water features, green spaces and pedestrian trails interspersed throughout the property. Houston-based Page is leading design of the project, which has a development time frame of 36 to 48 months. Greatland Co., another local firm, will handle leasing and management of the retail and restaurant space.
McShane Construction Begins Construction of 107,134 SF Home Chef Warehouse in California

SAN BERNARDINO, CALIF. — McShane Construction Co. has started construction on the Home Chef Western Distribution Center in San Bernardino. The 107,134-square-foot property will support Home Chef’s growth and is scheduled to open in third-quarter 2019. Chicago-based Home Chef is a meal kit company that offers subscription meal kits online and retail meal kits at more than 700 Kroger stores in the United States. The warehouse facility will include 79,642 square feet of food preparation space, 17,907 square feet of office space and on-site parking for 208 vehicles. Additionally, the property will feature a vestibule, conference rooms, locker rooms, bathrooms, frock room and break room. Harris Architects is the architect of record for the project.
LA HABRA, CALIF. — George Smith Partners has arranged a $101.3 million bridge loan for La Habra Marketplace, a 375,000-square-foot, open-air shopping center in La Habra. Sprouts Farmers Market and Smart & Final anchor the 37-acre property, which is approximately 20 miles southeast of downtown Los Angeles. Steve Bram of George Smith Partners represented the borrower, DJM Capital Partners Inc., in the transaction. The loan, which includes $96.6 million in initial funding and $4.7 million in future funding, replaces senior and mezzanine loans on the property, and was negotiated at a floating interest rate of LIBOR plus 320 basis points. The lender is a private equity firm with a debt lending platform. “Dual-anchored by two top-name grocery stores, this is a large property in the midst of a successful repositioning,” says Bram, principal of George Smith Partners. “Led by experienced and well-respected ownership, the center has attracted national credit tenants and is situated in a prime location within the La Habra market. SEATTLE — Seattle-based Avenue 55 is developing Track 6, a multi-story industrial space located in the SoDo submarket of Seattle. Situated on 2.4 acres, Track 6 will include a four-story, 212,516-square-foot building with dock-high and grade-level loading into forklift freight elevators, 54,000-square-foot floor plates, a ground-floor with 24-foor clear heights and 108 surface parking stalls. Construction is slated to begin later this year with delivery scheduled for fourth-quarter 2020. The project team includes Nelson, formerly Craft Architects; Sierra Construction; and Barghausen Consulting Engineers. Thad Mallory of Newmark Knight Frank’s Bellevue, Wash., office and Evan Lugar of Kidder Mathews are handling preleasing for the property.
C.W. Driver Cos., Ware Malcomb Complete $5.4M Braille Institute Anaheim Center Facility

ANAHEIM, CALIF. — C.W. Driver Cos., as general contractor, and Ware Malcomb, as architect, have completed the development of Braille Institute Anaheim Center, a 14,700-square-foot building located on the institute’s existing campus in Anaheim. Located at 527 N. Dale Ave., the $5.4 million building replaces the institute’s former multi-structure facility and provides a larger unified space to serve more visually impaired children, adults and seniors from Orange, Los Angeles and Riverside counties. The property includes a 2,500-square-foot learning resource center featuring a library, computer lab, low-vision consultation area and counseling space. Additionally, the facility features designated areas for Braille reading education and self-defense training, as well as a 2,100-square-foot multipurpose room, four classrooms, an art and ceramics studio, training kitchen and multiple technology labs. The new project also features exterior gardens, gathering spots, a dog run and an open-air courtyard.
SWANSEA, ILL. — Southwestern Illinois Development Authority (SWIDA) and Bywater Development Group, along with Bi-State Development and other key stakeholders, have opened Metro Landing of Swansea, a 62-unit affordable seniors housing community in Swansea. The $11 million, three-story development is a transit-oriented project connecting to St. Louis via the adjacent Swansea MetroLink Station. More than 40 of the 62 affordable one- and two-bedroom units have already been leased, with full occupancy expected by the end of March. Rents start at $565 per month for a one-bedroom apartment and $705 for a two-bedroom apartment. SWIDA and Bywater, which jointly developed the project, secured the majority of the financing from the Illinois Housing Development Authority (IHDA), with further construction financing provided by PNC Bank. Additional support came from the Illinois Department of Commerce and Economic Opportunity (DCEO) and Ameren, along with the St. Clair County Intergovernmental Grants Department. The Federal Transit Administration also played a role in the project, providing the necessary approval for Bi-State Development to sell the ground at the transit center to the developers for this project. Rents for units, which feature decorative tile backsplashes, custom cabinetry, private balconies and built-in washers and dryers, start at $2,270 per month. The Christopher offers private alcoholic beverage and coffee bars, a pool, fitness center and lounge space. The opening of the 31-story residential tower marks Phase II of The Union, following the opening of the office component last October.
