AUSTIN, TEXAS — Endeavor Real Estate Group and joint venture partner MetLife Investment Management have broken ground on The Quincy, a 30-story mixed-use tower that will be located in downtown Austin. The project will deliver 347 apartments across 19 floors, three floors of Class A office space totaling 77,540 square feet and 10,360 square feet of ground-floor retail space. Amenities will include a pool, exercise lawn, sports lounge, media room and a coworking space and business center, as well as a dog park, package lockers and an Uber pickup lounge. The Quincy is expected to open in early 2021.

WAUKESHA, WIS. — New Perspective Senior Living is developing a 173,000-square-foot facility in Waukesha. The new community will offer 94 independent living and assisted living apartments as well as 34 memory care apartments. An official groundbreaking ceremony will take place this spring, with completion slated for summer 2020. Amenities will include a two-story lobby and reception area, three dining venues, an indoor pool, wellness center, beauty salon, activity center, movie theater and dance hall. Residents can also take advantage of weekly housekeeping, activity transportation, on-site physical therapy and wellness services. For those requiring additional assistance, care will be available 24 hours per day.

Arena-Tower-Austin

AUSTIN, TEXAS — Capella Capital Partners will develop Arena Tower, a 450,000-square-foot office building in Austin. The 19-story, Class A property will be located near the site of the future Austin FC stadium just south of The Domain on the city’s north side. In addition to 35,000- to 50,000-square-foot floor plates, the property will feature four parking spaces per 1,000 square feet. Amenities will include a tenant lounge, fitness center with locker rooms, a juice bar and an outdoor yoga area. AQUILA Commercial will handle leasing of the project, which is slated for a first-quarter 2021 delivery.

GOODYEAR, ARIZ. — Phoenix-based LGE Design Build, in partnership with Clarius Partners, has broken ground on The HUB at Goodyear, a speculative industrial development. Situated on 43 acres at 305 S. Bullard Ave. in Goodyear, the 790,980-square-foot single-building property will feature 40-foot clear heights and 190-foot truck courts with 144 dock-high and four grade-level doors. Additional features will include a reinforced concrete slab, R-38 roof insulation, heavy power, energy efficient clerestory windows and gate-secure loading supported by 181 trailer and 420 auto parking spaces.

ELK GROVE VILLAGE, ILL. — Principle Construction Corp. has completed a speculative warehouse on behalf of Seefried Properties in Elk Grove Village. The 79,205-square-foot building is located on 11.7 acres at 2001 Arthur Ave. The property includes 3,960 square feet of office space. Building features include 18 docks, two drive-in doors, 104 parking stalls and a clear height of 32 feet. The owner will do business as CH Realty VII/I Chicago Lunt LLC. Harris Architects provided design services.

SUNNYVALE, CALIF. — Newmark Knight Frank (NKF) has secured $40.7 million in non-recourse construction financing and preferred equity for the development of 311 Mathilda Street, a multifamily property in downtown Sunnyvale. The borrowers and developers are Lane Partners and Bay West Development. The five-story development will feature 75 apartments, a landscaped courtyard, roof deck, state-of-the-art fitness center and clubhouse. Lane Partners and Bay West have secured entitlements for the project and will begin construction in the second quarter of 2019. California Bank & Trust provided the first mortgage construction loan, while PCCP provided the preferred equity investment. Chris Moritz and Ramsey Daya of NKF represented the borrowers in the financing.

CHICAGO — Franklin Partners has unveiled the redevelopment plans for One Mag Mile, an office property located at 980 N. Michigan Ave. This includes significant lobby renovations and the recent opening of international juice chain Joe & the Juice. The upgraded lobby will have a hospitality influence with new finishes and modern lighting. Wright Heerema Architects is working with Franklin Partners on the design. One Mag Mile offers 400,000 square feet of office and retail space. Tenants Berkshire Hathaway Home Services, Singerman Real Estate and The Realreal recently expanded their office leases within the property. Phil Golding and Todd Siegel of CBRE brokered the lease transaction with Joe & the Juice.

DETROIT — Coyote Logistics, a UPS company and global third-party logistics provider, is creating a new tech hub in Detroit’s Corktown neighborhood. The facility is expected to open in the third quarter of this year. Coyote will be the anchor tenant in The Assembly, a Bedrock-owned building. The five-story property was formerly a warehouse. Coyote is expected to employ 500 people, with 350 of those being new positions. Coyote will occupy the entire second and third floors for a total of 58,000 square feet. The Assembly will span approximately 160,000 square feet. Bedrock is the real estate arm of billionaire businessman Dan Gilbert, founder and chairman of Quicken Loans.

FOREST LAKE, MINN. — Norhart has unveiled plans to open Encore Apartments, a 91-unit apartment community in Forest Lake, about 30 miles north of Minneapolis. The four-story property will be located at the corner of 4th Street and 11th Avenue. Amenities will include an Internet café, fitness center, sky lounge, community room, outdoor firepit and dog run. Prospective residents will be able to tour the apartment at their convenience through a mobile app. Residents will also be able to monitor their energy usage and control lights and thermostats remotely through an app. Encore Apartments, slated to open in summer 2020, will also be home to the new corporate office of Norhart.

Mo-Bettahs-Pleasant-Grove-UT

PLEASANT GROVE, UTAH — Evergreen Devco has opened Pleasant Grove Town Center, its first retail development in Utah. Located at 855 W. State St. in Pleasant Grove, the 1-acre site is now home to Mo’ Bettahs Hawaiian Style Food, which opened on Feb. 22, and Beans & Brews Coffee House, which opened in late January. The third, and final, anchor tenant, Dough Co., is scheduled to open its third edible cookie dough shop at the retail center this spring. Completed in November 2018, the fully leased development site was built by Draper, Utah-based Rimrock Construction and designed by Farnsworth Group.
