BRIDGETON, MO. — US Capital Development has broken ground on an engineering and light manufacturing facility for Leonardo DRS Inc. in Bridgeton. The $32 million build-to-suit project will accommodate the company’s growing land systems line of business. The company is a defense contractor that integrates a wide range of systems for the U.S. Army, Air Force and Marine Corps. This includes a variety of systems in ground vehicles, including recon and surveillance, mission support, vehicle survivability and lethality. Brinkmann Constructors is serving as the general contractor for the 171,500-square-foot facility. Completion is slated for early 2020.

FRISCO, TEXAS — Keurig Dr Pepper (NYSE: KDP) will relocate its Texas headquarters from Plano to a 350,000-square-foot office space at The Star in Frisco. The build-to-suit property will serve as the company’s second headquarters alongside its current office in Burlington, Mass. Approximately 1,100 employees work in the current Plano location, which KDP has occupied since 1998. The new space is expected to be available for occupancy in 2021.
BUDA, TEXAS — SWBC Real Estate LLC, a multifamily developer with offices in Dallas and San Antonio, has acquired land in the central Texas city of Buda for the development of Royalton at Sunfield, a 300-unit multifamily community. The average unit size at the Class A property will be 908 square feet across one-, two- and three-bedroom residences. Amenities will include a pool, sunning decks, outdoor grilling areas, fitness center, dog park and package lockers. SWBC plans to begin construction, which should last about 20 months, in May. Cross Architects is handling design, and Kimley Horn is the civil engineer.
CHICAGO — Co-developers Brinshore Development and Michaels have broken ground on 4400 Grove, an 84-unit apartment building in Chicago’s Bronzeville neighborhood. The development will include a mix of affordable and market-rate units, as well as street-level retail space, a public plaza and landscaped park space. The city of Chicago provided $7.2 million in tax-increment financing and $1.9 million in low-income housing tax credits. U.S. Bancorp and the Chicago Housing Authority are also project partners. The affordable units will be restricted to households earning up to 60 percent of area median income. Pappageorge/Haymes served as the architect. McShane Construction and UJAMMA Construction are the general contractors. First move-ins are expected in spring 2020.
IRVING, TEXAS — JPI has begun construction of Jefferson Texas Plaza, a 282-unit multifamily community that will be located within Irving’s Las Colinas district. The property will feature a resort-style pool, private parking garages, fitness and yoga studio, a dog park and a two-story clubhouse with a coffee bar. The community will also offer proximity to a variety of restaurant and entertainment options, including Alamo Drafthouse Cinema and Toyota Music Factory. Construction is scheduled to begin during the first quarter and to be complete by the fourth quarter of 2020. Jefferson Texas Plaza will be JPI’s 10th community in Irving, where the company is based.
SCHAUMBURG, ILL. — J.C. Anderson has completed renovations of Schaumburg Corporate Center in suburban Chicago. GlenStar Properties owns the 1 million-square-foot office complex. The project included a new tenant lounge, conference center, management office and renovations to the fitness center, atrium, flooring and painting. J.C. Anderson also connected a stairway from the first-floor atrium to the lower-level fitness center. Wright Heerema Architects provided architectural services. Schaumburg Corporate Center was originally constructed in the 1980s.
Pacific Retail Capital, J.P. Morgan Plan $20M Renovation to Paseo Nuevo in Santa Barbara

SANTA BARBARA, CALIF. — Pacific Retail Capital Partners and J.P. Morgan Asset Management have announced a $20 million renovation program for Paseo Nuevo, a 458,000-square-foot outdoor shopping destination in Santa Barbara. Slated to begin in early 2019, the first phase of redevelopment will include revamping existing portions of the center, creating districts within the property’s footprint and working closing with the Santa Barbara County Office of Arts & Culture to implement an art program. Upon completion, the community will include upgraded shopping and entertainment areas, as well as interactive community spaces featuring group games, charging stations and gathering spots. The second phase involves the repurposing of the newly appointed Ortega Building — previously home to Macy’s. The adaptive reuse project will convert the former department store into a vibrant complex supporting community and commerce.
CHICAGO — Summit Design + Build LLC has completed renovations at the House of Blues and the Aragon Ballroom, two Chicago music venues. Summit remodeled the VIP areas at each venue. At the Aragon Ballroom, Summit renovated the first-floor staff offices and expanded the restrooms. At the House of Blues, Summit remodeled the third-floor Foundation Dining Room. The project also included a new bar with custom windows, new flooring and lighting and the addition of a small stage. RLE Partners and Valerio Dewalt Train & Associates made up the project team. Live Nation owns both venues.
LOS ANGELES — Trion Properties, in a joint venture partnership with Ketter Construction, is developing a multifamily property located at 1556-1564 Hi Point St. in Los Angeles’ Mid-Wilshire neighborhood. The company recently acquired the fully permitted and entitled 26,865-square-foot development site for $8.6 million. Slated to break ground this month, the property will feature 45 apartments units. Continental Partners arranged a $15 million construction loan for the project. Richard De La Rosa of KW Commercial Studio City and Christopher Choe of Premier Agent Newmar represented Trion Properties and Ketter Construction.
AUSTIN, TEXAS — National development firm Cypress Real Estate Advisors and Austin-based Greenbelt Commercial LLC will develop Eastlake at Tillery, a 162,000-square-foot office project in East Austin. The property will consist of two buildings and an above-ground parking garage. Delineate Studios is handling design of the project and AQUILA Commercial is handling leasing. The groundbreaking is slated for fall 2019 and completion is scheduled for 2020.
