NEW YORK CITY — Delancey Street Associates has opened The Essex, a 98-unit, 26-story luxury apartment building on Manhattan’s Lower East Side. The Essex is the tallest building in the nine-site Essex Crossing project being developed by Delancey Street Associates. The ground floor of the building will include a 14-screen Regal Cinemas, the Essex Street Market and The Market Line, an expansive, bazaar-like marketplace. Essex Crossing comprises 1.9 million square feet of residential, commercial, and community space. Located at 125 Delancey St., The Essex consists of a mix of studios to three-bedroom apartments, starting at $4,295. Amenities at the property include a rooftop terrace, attended lobby concierge, a social lounge with billiards, a library lounge, private meeting room, children’s playroom and a fitness center. Handel Architects designed the building.

Urban-Visions-S-Seattle-WA

SEATTLE — Urban Visions has received permit approval from the City of Seattle for S, an office and retail campus project located on a seven-acre land parcel adjoining Seattle’s Pioneer Square and Chinatown districts. Designed by NBBJ, S will feature five buildings offering large, flexible office floorplates, rooftop decks on each building and outdoor terrace spaces on every floor, as well as ground-floor retail space. The development is located directly east of CenturyLink Field and at the hub of the region’s Link light rail transportation network. Jesse Ottele, Cavan O’Keefe, Daniel Seger and David Marks of Newmark Knight Frank are representing the developer. With permit approval, Urban Visions is able to commence construction as early as the first quarter of 2020.

CORPUS CHRISTI, TEXAS — The U.S. Army Corps of Engineers (USACE) has awarded a $92 million construction contract to Great Lakes Dredge & Dock Co. LLC at Port Corpus Christi. The Illinois-based contractor will deepen and widen the Corpus Christi Ship Channel from the Gulf of Mexico to Harbor Island as part of the port’s Channel Improvement Project. The dredging will increase the depth from 47 feet to 54 feet from the jetties at the entrance of the ship channel to Harbor Island and will deepen the ship channel into the Gulf of Mexico to 56 feet. As one of the larger dredging companies in the United States, Great Lakes Dredge & Dock has worked on high-profile projects that include the Deepwater Horizon Oil Spill cleanup and the deepening of the Port Miami harbor. Situated on the western Gulf of Mexico with a 36-mile channel, Port Corpus Christi is the fourth largest port in the United States in total tonnage and is the leading U.S. crude oil export port. Through the first three quarters of 2018, exports at Port Corpus Christi increased 5 percent year-over-year. No timeline was given for the completion of the dredging project.

NEW YORK CITY — HFF has secured a $32 million loan to refinance Caesura, a newly completed, 123-unit apartment building in Brooklyn’s cultural district. Located at 280 Ashland Place, the 12-story property comprises a mix of 74 market-rate and 49 affordable units. Amenities at Caesura include walk-in closets, in-unit washers and dryers, and a fitness center. Steven Klein and Geoff Goldstein of HFF secured the 10-year, fixed-rate financing on behalf of the borrower, Jonathan Rose Companies through lender Allegiant Real Estate Capital LP. Loan proceeds were used to replace the existing construction loan.

TULSA, OKLA. — American Residential Group (ARG) plans to build The View, a six-story multifamily property that will be located in the Tulsa Arts District. The 198-unit project will feature high-end finishes, a rooftop amenity deck and an attached parking structure. Situated just outside Tulsa’s central business district, The View will be located directly across the street from the ONEOK Field, the home baseball park of the Tulsa Drillers. ARG will break ground early this year on The View with a projected completion date of late 2020. ARG purchased the entire square block on the southeast corner of Archer Street and Elgin Avenue from the Tulsa Stadium Trust in 2015. The lot falls within a Qualified Opportunity Zone.

SAN LUIS OBISPO, CALIF. — A joint venture between San Diego-based Presidio Residential Capital and Coastal Community Builders has received approval from the San Luis Obispo City Council to develop San Luis Ranch, a 131-acre mixed-use farm-to-table community. Slated to break ground the first quarter of 2019, the development will features 580 residential homes, 150,000 square feet of commercial space, 100,000 square feet of office space and a 200-room hotel. Delivery of a 10-acre multifamily site and all commercial and hotel pads is scheduled for the second and third quarters of 2019. Additionally, 281 single-family lots will be delivered for home construction commencement starting in the third quarter of 2019. The residential portion of the development will include single-family detached and multifamily housing, including a significant number of affordable housing units. The residential homes will offer a variety of energy-efficient and environmentally friendly features, including solar panels, Energy Star-certified appliances and lighting, tankless water heaters, low-flow plumbing and natural, edible landscaping. More than 50 percent of the pedestrian-oriented community will be park land, open space and agricultural land with a working organic farm and learning center, community gardens, a recreation and fitness loop, and several parks and picnic areas. WARREN, MICH. — Flaherty & Collins Properties has been selected by the city of Warren to serve as the master developer for Warren Town Center, a $170 million project. The proposed mixed-use development will include 500 market-rate apartment units, more than 20,000 square feet of retail and dining space, a boutique hotel and a 30,000-square-foot grocery store. The project will be a public-private partnership including the city of Warren, Flaherty & Collins and General Motors. Acquest Realty Advisors will serve as the hotel development partner. The goal of the project is to create a town center that offers a high-end housing option that currently is not available in Warren, according to Brian Prince, vice president of development for Flaherty & Collins. The site formerly housed city hall and is located across the street from General Motors’ Global Tech Center, which is home to 25,000 employees. Flaherty & Collins expects to break ground on the project before the end of the year.

CHICAGO — Lendlease and The John Buck Company are developing 845 West Madison, a 586-unit luxury apartment complex in Chicago’s West Loop. The property will include two 17-story towers totaling approximately 720,000 square feet of residential space and 10,000 square feet of ground-floor retail space. Both towers will share a one-acre outdoor amenity deck, featuring green spaces, two pools and a lounge area with grills and fireplaces. Additional amenities will include a fitness center, yoga room, game room, resident lounge, coffee bar, demonstration kitchen, dog park, co-working space and parking garage. Danny Kaufman, Christopher Knight and Mary Dooley of HFF arranged $61.8 million in joint venture equity through Intercontinental Real Estate Corp. for the project.

PROVIDENCE, R.I. — EagleBridge Capital has arranged a $25.1 million construction loan for the development of Chestnut Commons, a six-story, 116,000-square-foot apartment building in Providence. Located at 91 Chestnut St. in downtown Providence, the property consists of 92, one- and two-bedroom units as well as 6,000 square feet of street-level retail space. Amenities will include a fitness center, rooftop terraces and covered parking. Brian D. Sheehan and Ted. M. Sidel of EagleBridge secured the financing on behalf of the undisclosed borrower. The lender was a leading Massachusetts financial institution. Terms of the financing were not disclosed.

FORT WORTH, TEXAS — Grapevine, Texas-based 2GR Equity, in a joint venture with Paravest Capital and StreetLevel Investments, will develop a 215,000-square-foot retail power center at the corner of Chisholm Trail Parkway and McPherson Road in Fort Worth. The center, which will be branded The Shops at Chisholm Trail Ranch, will be situated on 35 acres within the Chisholm Trail Ranch master-planned development. The property is 70 percent preleased to tenants such as Marshalls, Old Navy, Ulta Beauty, Five Below and Sprint. The project is scheduled for completion during the first half of 2020.
