HIGHLAND HEIGHTS, KY. — Fairmount Properties has broken ground on St. Elizabeth Medical Office building at the main entrance to Northern Kentucky University in Highland Heights. Fairmount is developing the property in partnership with Northern Kentucky University, St. Elizabeth Healthcare, OrthoCincy, the City of Highland Heights and Campbell County. The project team includes Bialosky, Casler Design Group, Danis, The Kleinger Group, KLH Engineers, Realm Collaborative and THP Limited. Located on Nunn Drive, the 65,000-square-foot facility will offer urgent care, primary care and specialty physicians space, as well as OrthoCincy’s on-site orthopaedical office, physical therapy and other orthopaedical services. The facility is slated to open in early 2020. The medical office is the first phase of a more than $100 million NKU Gateway mixed-use development. Upon complete build-out, the property will include restaurants, retail space, market-rate apartments, a hotel, parking and new public gathering spaces.

Deer Ridge Memory Care, Puyallup, Washington

PUYALLUP, Wash. — Koelsch Communities has unveiled plans for Deer Ridge Memory Care, a 52-unit standalone memory care community in Puyallup, approximately 35 miles south of Seattle. Deer Ridge will total roughly 42,000 square feet, with an estimated project cost of $15 million. The community will stand on a four-acre site that is under contract to close for approximately $2 million later this year. Koelsch plans to break ground in April of 2019, with an anticipated opening in June of 2020. Koelsch is developing the project in partnership with RJ Development. Koelsch will also operate the community following completion, and Koelsch Construction is acting as general contractor. Judy Koelsch and David Goularte of JSK Design will handle interior design work on the project.

HOUSTON — Dallas-based Crow Holdings Industrial has purchased 45 acres in north Houston for the development of Layne Crossing, a 530,000-square-foot industrial project that will encompass six buildings ranging in size from 56,400 to 174,000 square feet. Building features will include 24- to 32-foot clear heights, large truck courts and ample trailer storage. The groundbreaking of Layne Crossing is scheduled for January and delivery is slated for the fourth quarter of 2019. Richard Quarles and Bubba Harkins of JLL represented the seller of the land, Dallas-based Sarofim Realty Advisors. Cory Driskill and Travis Covington represented Crow Holdings Industrial internally.

LOS ANGELES — Trammell Crow Co. (TCC), in a public-private partnership with the County of Los Angeles (LA County), Public Facilities Group and Meta Housing Corp., has commenced construction of Vermont Corridor, a three-site redevelopment project in Los Angeles’ Koreatown submarket. The development costs are estimated at $453 million, according to local media reports. LA County owns all three sites, which span three city blocks between 4th and 6th streets. Situated on Vermont Avenue within one block of the Metro Red and Purple subway lines, the transit-oriented project comprises: • a new, 468,000-square-foot, Class A office headquarters for the LA County Department of Mental Health and Workforce Development, Aging and Community Services • an adaptive reuse of an existing 12-story office building into 172 residential units and • a 72-unit affordable seniors housing complex with a 13,000-square-foot community center to be operated by the YMCA of Metropolitan Los Angeles Construction will occur in multiple phases, beginning with the development of the Vermont Corridor County Administration Building. LANDISVILLE, PA. — RED Capital Group has secured a $7.8 million construction loan for Tobacco Road apartments, an adaptive reuse of a historic building in Landisville. The loan will be used to develop the currently vacant brick property into a 66-unit apartment community. The structure, a former tobacco warehouse, consists of four connected buildings and was built in the early 1900s. The property is listed on the National Register of Historic Places. RED Capital Group secured the financing on behalf of developer, S. B. Conrad. The lender was undisclosed. When completed, the complex will include a mix of one-, two- and three-bedroom units.

SEATTLE — Quantum Capital Partners has secured $64 million in construction financing for The M, a 24-story student housing development located near the University of Washington in Seattle. The property — developed by Los Angeles-based Fields Holdings — will offer studio, one-, two-, three- and four-bedroom units alongside 4,350 square feet of ground-floor retail and one level of subterranean parking. Shared amenities will include study rooms, a recreational lounge, fitness center, theater, indoor basketball court, roof-top deck, bicycle parking and a door man. A timeline for development has yet to be announced.

AUSTIN, TEXAS — Endeavor Real Estate Group will develop 93 Red River, a 29-story mixed-use tower that will be located in the Rainey Street District near downtown Austin. According to austin.towers.net, the property will feature 18 floors of residential units, three floors of office space, seven levels of parking and 12,817 square feet of restaurant space. Austin-based Endeavor expects to complete the project by the third quarter of 2020.

CHICAGO — Evergreen Real Estate Group has broken ground on Oso Apartments, a 48-unit affordable housing community in Chicago’s Albany Park neighborhood. Located at 3435 W. Montrose Ave., the five-story building will house 32 one-bedroom units and 16 two-bedroom units. First move-ins are scheduled for late summer 2019. Of the 48 units, 32 will be set aside for renters on Chicago Housing Authority’s waiting list. The remaining 16 units will be reserved for households earning up to 60 percent of the area median income. Amenities will include a public plaza, community room, in-building laundry, bike storage and 22 parking spaces. Chicago-based Canopy Architecture + Design served as the project architect. Evergreen Construction Co., a division of Evergreen Real Estate Group, will construct the property.

BOSTON — JPMorgan Chase Bank has provided a $306.5 million construction loan for The St. Regis Residences a 114-unit, waterfront multifamily project in Boston’s Seaport district. The 22-story tower, which will be located at 150 Seaport Blvd., will feature a twisting and angular design evoking billowing sails in a nod to its location. Every residence in the property will offer views of the Boston skyline or Boston Harbor. The residences will also include underground parking and a two-story restaurant. Amenities will include a swimming pool, spa, health club, library and golf simulator. HFF represented the developer, Cronin Development, in the transaction. HFF also advised Cronin in structuring a joint venture for $34.5 million with a private equity partner, the JCM Opportunity Fund I LLC, a subsidiary holding of Joyal Capital Management. “With its unique design and location, The St. Regis Residences, Boston will be unlike any residential development ever built in the City, serving as an iconic landmark on the Boston skyline,” said HFF senior director Brett Paulsrud. Condominium units at the St. Regis Residences will range from one-bedrooms to penthouse homes. HORN LAKE, MISS. — Atlanta-based Core5 Industrial Partners has completed its first two inventory buildings at DeSoto 55 Logistics Center, a business park in Horn Lake, a Mississippi town within the greater Memphis market. Situated along the Interstate 55 corridor, the 175-acre business park will feature more than 2.5 million square feet of Class A space once fully developed. The first phase included Building A1, a 581,475-square-foot cross-dock facility that is expandable to more than 1 million square feet, and Building B, a 300,000-square-foot, rear-loading building. Core5 has preleased 200,000 square feet of space within Building B to DSV Solutions, a global provider of supply chain solutions to customers across multiple industries. DSV will utilize the entire 200,000 square feet of an existing client’s distribution facility serving the Eastern United States. Dan Wilkinson, Allen Wilkinson and Brad Kornegay of Colliers International represented Core5 in the lease transaction, as well as the entire development.
