ONTARIO, CALIF. — Ivanhoé Cambridge and California-based CapRock Partners have broken ground on Phase I of Colony Commerce Center in Ontario. Located at the northeast corner of Carpenter and Remington avenues within the Inland Empire, Colony Commerce Center Phase I will feature 1.3 million square feet of industrial space. The first phase will be divided into two Class A industrial buildings of 589,000 and 700,000 square feet, both with 36-foot clear heights. Additionally, the phase will feature 185-foot-wide truck courts, cross-dock loading, 100 percent concrete drive areas and excess trailer parking stalls. The logistics complex is located in close proximity to corporate neighbors, such as Walmart, FedEx and Amazon, and is within a few miles of retail amenities. CapRock Partners will also develop Phase II of the logistics complex for the Ivanhoé Cambridge. The second phase is adjacent to the first phase on the southwest corner for Archibald and Merrill avenues and will include a 1 million-square-foot, LEED-certified building with 40-foot clear height that anchors eight additional small-box buildings ranging from 35,000 square feet to 45,000 square feet. The second phase will total approximately 1.7 million square feet. Construction on Phase II is slated to begin by year end.

DAYTON, OHIO — Shaner Hotels has opened the 98-room Fairfield Inn & Suites in Dayton. Shaner operates and co-owns the select-service hotel in conjunction with Crawford Hoying. Located at 305 E. Monument Ave., the six-story hotel is situated between Fifth Third Field, home of the Class A minor league the Dayton Dragons, and Riverscape Metro Park. Hotel amenities include a fitness center, business center, on-site laundry facilities and complimentary Wi-Fi. Dining options include complimentary breakfast, a lobby bar and The Market, which offers snacks and drinks.

MIDDLEBURG, FLA. — The Vestcor Cos. has opened Cassie Gardens, a 96-unit affordable seniors housing community in Middleburg, a southwestern suburb of Jacksonville. Cassie Gardens is the only affordable senior living community in Clay County, according to the developer. Vestcor owns 17 affordable housing communities across Florida. The units at Cassie Gardens are age-restricted for those over 55 years old earning less than 60 percent of the area median income.

COLORADO SPRINGS, COLO. — Confluent Development is nearing completion of an 8,265-square-foot, multi-tenant retail center in Colorado Springs. The property will be home to a 3,800-square-foot Snooze: an A.M. Eatery restaurant and a 1,491-square-foot Bishops Cuts/Color barbershop. Both locations are set to open in early 2019. The project is designed to also house a third future retailer in the remaining 3,000 square feet of space. Studio DH Architecture served as the architect on the project and Epic Construction as the general contractor.

OMAHA, NEB. — R&R Realty Group has completed development of a 250,000-square-foot speculative warehouse in Omaha. Warehouse 1, located at the intersection of Gold Coast Road and Highway 50, is the first warehouse to be completed within R&R Commerce Park. Three more buildings are planned within the park for a total of more than 1 million square feet. Each of the buildings will feature a clear height of 32 feet. R&R will own, manage and complete lease-up of the development. Leuder Construction served as the contractor on the project.

GREENVILLE, N.C. — The Preiss Co. has opened The Eastern on 10th, a 425-bed student housing community located near East Carolina University (ECU) at 2301 E. 10th St. in downtown Greenville. The ground-up, garden-style development offers studio, one-, two- and three-bedroom units with bed-to-bath parity. Shared amenities include a resort-style swimming pool, an outdoor lounge with cabanas, grilling and picnic stations, a 24-hour clubhouse and fitness center, private study rooms, a cybercafé, self-serve coffee bar and a 438-space parking lot. Preiss Co. will manage The Eastern on 10th, bringing the company’s management portfolio to 3,342 beds in the ECU market alone.

TOWN AND COUNTRY, MO. — Lutheran Senior Services has started construction of an independent living expansion of Mason Point, a seniors housing community in the St. Louis suburb of Town and Country. The $70 million expansion will add 156 new units to the community, as well as new amenities. The project will include a three-story, 390,000-square-foot building with underground parking, a wellness center and an indoor pool. The new property will connect to an adjacent building that will be renovated to become a community center featuring dining venues, a media room, theater, game room, chapel, art studio, health clinic and meeting rooms. Nearly half of the new apartments have already been reserved, according to Lutheran Senior Services. BSI Constructors is the general contractor, and the project architect is Grubbs and Associates. The project is scheduled for completion in summer 2020. Lutheran Senior Services acquired the community, formerly known as Cedars of Town & Country, in February 2016. The new independent living units will convert the property into a continuing care retirement community, offering all levels of care. The additional 156 new beds will bring Mason Pointe’s total to 408 beds. DETROIT — The Christman Company has completed the restoration of the Old Wayne County Building located at 600 Randolph St. in Detroit. The scope of the project included improvements to the exterior façade and lighting as well as the removal of old furniture. Since March 2016, the building’s ownership group has invested $7 million in restoring the property. Quinn Evans Architects served as the project architect. The 250,000-square-foot building has been vacant since Wayne County government left the property in 2009 and moved to the Guardian Building on Griswold Street. The property is listed on the National Register of Historic Places.

EDWARDSVILLE, ILL. — Contegra Construction Co. has completed a $3.2 million retail center known as Timberlake Village in Edwardsville, about 28 miles northeast of St. Louis. Developed by Kamadulski Crays Fischer LLC, property spans 10,000 square feet. Kyoto Japanese Steakhouse is the anchor tenant. An additional 3,000 square feet is available for lease. The 1.5-acre site includes 70 car parking spaces.

BAYONNE AND RARITAN, N.J. —Madison Realty Capital has provided $258 million in construction financing for a 1,161-unit multifamily development portfolio in Bayonne and Raritan. The portfolio consists of three large-scale, shovel-ready development sites. The financing will be used to complete site acquisitions and for the construction of all three projects. Jack Klugmann’s Accurate Builders and Developers of New Jersey owns the portfolio. Shaya Ackerman of Meridian Capital arranged the financing. Terms of the financing were not disclosed. “We’re financing three major transit-oriented development sites located in different towns, so clearly there are many moving parts,” says Josh Zegen, managing principal of Madison Realty Capital. “These are prime sites in communities with strong apartment demand based on demographics and transportation connections, and we believe they have great prospects for success.” Harbor Station South in Bayonne will consist of 651 units spread over two buildings. The project is located near the 34th Street Station of the Hudson-Bergen Light Rail system, which provides connections to New York City. A ferry station is also being planned in the vicinity with service to Manhattan and Staten Island.
