ATLANTA — The City of Atlanta has broken ground on the first phase of Westside Park at Bellwood Quarry in Atlanta’s Westside area. Expected to be the largest park in Atlanta, the first phase will include a signature gateway and trails leading to an overlook area for views of a quarry-turned-reservoir. Upon completion, the park will encompass 280 acres, nearly 100 acres larger than Piedmont Park in Atlanta’s Midtown district. The park will connect the Proctor Creek Greenway and Chattahoochee River Corridor with the Atlanta BeltLine, a loop trail that will eventually span 22 miles and connect 45 intown neighborhoods in Atlanta. Architecture firm HGOR is designing the park. The quarry-turned-reservoir will take on the role of Atlanta’s major emergency water source, increasing the city’s drinking water supply from three days to more than 30 days. The surrounding park will feature elements of green infrastructure, which should enhance water quality and ground water infiltration. ARLINGTON, TEXAS — Richardson-based general contractor Hill & Wilkinson has completed West Hall, a 534-bed student housing property in Arlington. The community, which is the first of two phases of planned development, is located on the campus of University of Texas at Arlington (UTA). The four-story, 100,000-square-foot residence hall offers double-occupancy, semi-suite or pod-style configurations. Amenities include community learning and social spaces, as well as a game room and outdoor grilling areas. BOKA Powell designed the project.

Mesa-Valley-Estates-Mesquite-NV

MESQUITE, NEV. — Mission Senior Living has broken ground on Mesa Valley Estates Assisted Living and Memory Care, a 78-unit community in Mesquite, near the Utah and Arizona borders. Development costs were estimated at $8 million. MSL Construction will build the property, which Pinnacle Architects will design. The site is across the street from Mesa View Regional Hospital. Mesa Valley Estates will feature 54 assisted living units and 24 memory care units in a single-story, 61,386-square-foot building. The project is scheduled for completion in fall 2019. Based in Carson City, Mission Senior Living operates six communities in Arizona, Nevada and Oregon.

NEW YORK CITY — CTA Architects P.C. has completed the final phase of a renovation and expansion project at the Bronx Charter School for Excellence in the Bronx.Located at 1952-1960 Benedict Ave. in the Bronx, the $20 million project included construction of a new, seven-story tower spanning 35,000 square feet; the renovation of an existing 10,000-square foot, two-story building; and a 4,500-square foot, two-story addition to the existing structure. The project team included Collado Engineering, Robert Silman Associates Structural Engineers, DPC Engineers, Hubert H. Hayes Inc. and Municipal Building Consultants Inc.JLL served as the owner’s representative.

AUSTIN, TEXAS — Philadelphia-based Brandywine Realty Trust (NYSE: BDN) will develop 405 Colorado, a 200,000-square-foot office tower in downtown Austin. The 25-story, Class A building will include 3,665 square feet of ground-floor retail space and a 12,500-square-foot sky lounge on the 14th floor. The sky lounge will offer a café, conference areas and a fitness center. Construction is scheduled to begin in January 2019 and wrap up in December 2020. CBRE will handle leasing and marketing of the property.

SAN FRANCISCO — The San Francisco Giants has selected Tishman Speyer as its joint venture partner to develop Mission Rock, a waterfront mixed-use neighborhood near AT&T Park in San Francisco. The development is a public-private partnership with the Port of San Francisco and the City and County of San Francisco. Serving as the centerpiece of the emerging Central Waterfront neighborhood, Mission Rock will span 28 acres and feature approximately 1,400 residential rental units, with 40 percent affordable to low- and moderate-income families; eight acres of parks and open space, including a waterfront park; up to 1.4 million square feet of office space; 250,000 square feet of retail and local manufacturing space; a parking structure to serve ballpark and neighborhood needs; rehabilitation of the historic Pier 48; and public waterfront access and improvements, including a segment of the Blue Greenway trail connection from Embarcadero to Hunters Point.

ORLANDO, FLA. — Tavistock Development Co. has partnered with McCraney Property Co. to co-develop 1.3 million square feet of industrial space at Infinity Park, Tavistock’s 206-acre, mixed-use development located along John Young Parkway in Orlando. The joint venture expects to break ground on the speculative light distribution and logistics buildings by the end of the year. Infinity Park currently houses a 113,000-square-foot office building and an adjacent 125,000-square-foot office building currently under construction. Orange Lake Resorts, which joined Infinity Park last year, will house its corporate campus at the buildings. Once complete by the end of the year, the two buildings will house nearly 2,100 employees. At full build-out, the park will feature industrial and hotel space, approximately 50,000 square feet of retail space and up to 500,000 square feet of office space available for build-to-suit and pre-lease opportunities. David Murphy and Monica Wonus of CBRE are handling the leasing assignment for the industrial portion of Infinity Park. John Pottinger and Scott Bell of Tavistock are handling leasing for the project’s retail, hospitality and office segments.

BOSTON — TD Bank has provided a $10.2 million construction loan for The Clarion, a 39-unit unit, mixed-income residential development in the Roxbury neighborhood of Boston. The project will include 27 affordable housing units for low- or moderate-income working families earning between 30 percent and 60 percent of Boston’s area median income. The remaining 12 units will be workforce housing units reserved for middle-income families earning between 100 percent and 120 percent of the median income. The borrower, Community Builders Inc., is a non-profit real estate developer based in the Northeast. Construction on the project is slated for completion by the start of 2019.

DENVER — Unico Properties, with Confluent Development as construction manager, has delivered The Circa Building, a 96,000-square-foot mixed-use building located at 1615 Platte St. in Denver. The four-story building features 80,000 square feet of office space on the top three levels, 10,000 square feet of Class A retail and restaurant space on the ground level, and three levels of underground parking. Xero, an online accounting software provider, has leased 30,000 square feet of space at the property and will occupy the entire top floor of the building. Unico Properties is the owner and developer of the project, with Confluent Development managing the project’s entitlement and construction. Swinerton Builders served as general contractor and Open Studio Architecture served as architect. JLL is the broker for the office space, and Cushman & Wakefield serves as the retail lease broker.

SURFSIDE, FLA. — Pointe Development Co., in partnership with Monceau Realty Group, has submitted a bid to develop a new town hall and civic center in Surfside, a town in Miami-Dade County. The proposed $33.5 million development would be located at 9293 Harding Ave. and 269 93rd St., which are the sites of the current town hall and a municipal parking lot, respectively. Plans for the project include a new town hall, community rooftop park and sports area overlooking the Atlantic Ocean, a police station, 60,996 square feet of office space, 10,882 square feet of retail and restaurant space and a 431-space parking garage. An approval timeline for the project was not disclosed.
