MIAMI — Netherlands-based hotel chain citizenM has unveiled plans to open a 348-room hotel at Miami Worldcenter, a $2 billion mixed-use development in downtown Miami. The 12-story hotel will total 128,000 square feet and will be located along 2nd Avenue, adjacent to Miami Worldcenter’s pedestrian-only, open-air shopping promenade. The hotel will feature a swimming pool, bar and sun deck on the 10th floor and a fitness center on the 11th floor. The hotel will also include a cloudM rooftop bar offering views of Biscayne Bay and the downtown Miami skyline, as well as 1,850 square feet for societyM, the hotel brand’s creative spaces and meeting rooms. San Francisco-based architecture firm Gensler is designing the building. Construction is underway on the first phase of Miami Worldcenter, which includes a 60-story Paramount condominium community, the 444-unit CAOBA apartment tower and retail space. The first phase is slated for completion later this year. Miami Worldcenter Associates, led by Art Falcone and Nitin Motwani, is the master developer for the 10-block project.

WEST ALLIS, WIS. — McShane Construction Co. will serve as general contractor for Six Points Apartments in West Allis, a western suburb of Milwaukee. Mandel Group Inc. is the developer. The first level of the four-story apartment complex will consist of a parking structure. Three levels of apartments comprising 177 units will be situated above the parking structure. Amenities will include a club area, fitness center and rooftop patio. This is McShane’s first major assignment in Wisconsin since opening an office in Madison earlier this year. Zimmerman Architectural Studios will serve as project architect.

ST. LOUIS — The Missouri Historical Society is nearing completion of a $30 million renovation of the Soldiers Memorial Military Museum in downtown St. Louis. Wiegmann Associates has completed work on the HVAC system and provided design services to KAI, the mechanical engineer of record, to reduce equipment costs and develop an energy-efficient system that protects historical exhibits. BSI Constructors is the general contractor for the project. The museum’s lower level was refurbished to increase exhibition space and the second floor has been converted into office space and meeting rooms. President Franklin D. Roosevelt dedicated the memorial site in 1936 and the museum opened in 1938. A reopening is currently scheduled for Nov. 3.

BAYTOWN, TEXAS — A partnership between Houston-based Investment & Development Ventures LLC (IDV) and Sealy & Co. has broken ground on Thompson 10 Logistics Center, a 390,000-square-foot industrial facility in metro Houston. The project, which is being developed on a speculative basis, will be situated on 26.8 acres at the intersection of Interstate 10 and Thompson Road in Baytown, an eastern suburb. Thompson 10 Logistics Center will include a 130,074-square-foot front-load building and a 260,148 square-foot cross-dock building, each with 32-foot clear heights. Completion is slated for spring 2019. Tom Lynch and Mark Redlingshafer of CBRE represented IDV in its acquisition of the land and in securing an equity partner in Sealy. CBRE will also handle leasing of the property.

NEW YORK CITY — JLL has arranged a $221.8 million bridge loan through JP Morgan to finance a retail portfolio in the Williamsburg neighborhood of Brooklyn. Jonathan Schwartz, Aaron Appel, Michael Diaz and Sean Baillie of JLL secured the three-year, interest-only loan on behalf of owners RedSky Capital and JZ Capital Partners. The portfolio consists of 15 retail properties located on North 6th Street and Bedford Avenue. Three of the properties on North 6th Street are fully leased to a tenant roster that includes Urban Outfitters, Vans, Everlane and Aland. The remaining properties are in the process of being improved and leased.

CORAL GABLES, FLA. — Gables Residential has opened Gables Columbus Center, a 200-unit apartment community located at 60 Minorca Ave. in Coral Gables, roughly six miles south of Miami. The 19-story community features a mid-level, resort-style pool, outdoor fireplace area, fitness center with Peloton bikes and virtual fitness classes, 24-hour automated package room, laundry lockers, electric vehicle charging stations and a rooftop sky lounge for penthouse residents. The community includes a mix of studio to three-bedroom units ranging from 700 square feet to more than 1,500 square feet, and penthouse units ranging from 865 square feet to 1,552 square feet. Rental rates start at $2,306 per month for a studio and range up to $6,120 for a penthouse, according to Apartments.com. Architect Behar Font & Partners designed the community, and CallisonRTKL was the interior designer.

WARRENVILLE, ILL. — McShane Construction Co. has been selected by developer Interforum Holdings to construct a new apartment community called Canterra Residences in Warrenville, about 30 miles west of Chicago. The 364-unit complex will be built around a central parking garage. Amenities will include a health club, yoga studio, business center, pool and dog wash station. Construction will be done in phases with the entire development slated for completion in late 2020. Baranyk Associates LTD is providing architectural services. Interforum is a privately held real estate development and investment firm based in Northfield, Ill.

ST. LOUIS — Tarlton Corp. is serving as construction manager for renovations to The Muny, an outdoor musical theater in St. Louis. Public fundraising efforts have raised $100 million for capital improvements and ongoing maintenance of the 11.5-acre property. The scope of the work, which is currently underway, includes rebuilding and revamping the century-old stage. A new revolving platform will help move sets and actors more efficiently. A new climate-controlled orchestra pit will accommodate musicians. Tarlton will construct a full basement, new electrical and mechanical systems, new elevators, restrooms, locker rooms and general storage spaces. H3 Architects is the project architect. The project is slated for completion prior to the start of The Muny’s 2019 season. The Muny is a non-profit 501(c)3 organization.

NEW YORK CITY — CIT Group has arranged a $45 million construction loan for a nine-story, mixed-use condominium project in the Tribeca neighborhood of Manhattan. The project will be called The Cast Iron House and will consist of 13 condominium units as well as ground-floor retail. The financing will fund the development and restoration of the property. CIT arranged financing for the borrower, 361 Broadway Associates Holdings LLC, through and undisclosed lender.

SILVER SPRING, MD. — Washington Property Co. (WPC) has topped out construction on Solaire 8250 Georgia Avenue, a 338-unit apartment community in Silver Spring. The community is located two blocks from the Silver Spring Metro station and roughly six miles north of Washington, D.C. The 20-story building will offer a mix of studio to two-bedroom units averaging 760 square feet. The building will also include three levels of below-ground parking and 15,000 square feet of ground-floor retail space. Individual units at Solaire 8520 will include quartz countertops, stainless steel appliances, wood flooring and private balconies. Community amenities will include a rooftop swimming pool, cyber café, grilling areas, fitness center, private courtyard and a game room. Lendlease is the general contractor for the project, and Baltimore-based Design Collective is the architect. Streetsense is handling the leasing assignment for the retail portion of the project. Slated to open in spring 2019, Solaire 8520 is WPC’s fourth Solaire-branded apartment community and its second in Silver Spring’s Ripley District, a former light industrial area-turned transit-oriented neighborhood. At full build-out, the Ripley District will include 2 million square feet of mixed-use development and house up to 3,000 people.
