DAVENPORT, IOWA — 7G Distributing has opened its new 112,000-square-foot corporate headquarters and distribution center in Davenport. The beer distributor serves eastern Iowa with brands such as Anheuser-Busch and Crown Imports. The facility features a solar array on the roof. Other building features include red accented walls, exposed ceilings and a large-scale company logo painted on two sides. HDA Architects was the project architect and Kraus-Anderson was the contractor. 7G Distributing owns the building.

Crossroads-at-Terrell-Texas

TERRELL, TEXAS — A partnership between South Carolina-based RealtyLink and Dallas-based Oakridge Investments is underway on the construction of Crossroads at Terrell, a 190,000-square-foot retail development in Terrell, about 28 miles east of downtown Dallas. The property will be anchored by a 74,000-square-foot Film Alley Movie Entertainment Center that is scheduled to open in 2019. New tenants including Hobby Lobby, Ross Dress for Less, Five Below, Chick-fil-A and Rack Room Shoes are slated to open at the development in spring 2019. Andrew Lehner of CBRE is marketing the property on behalf of the developers.

Brick-Stone-Apts-Denver-CO

DENVER — Chicago-based Origin Development has partnered with Boulder-based SEEC Enterprises to develop Brick Stone Apartments on 56th Street, a garden-style multifamily development in a burgeoning corridor of Denver. Situated on 5.5 acres, the $35 million Brick Stone Apartments will comprise seven three-story buildings, a clubhouse and a pool house. The 150-unit community will feature 42 one-bedroom/one-bath units, averaging 735 square feet; 78 two-bedroom/two-bath units, averaging 1,035 square feet; and 30 three-bedroom/two-bath units, averaging approximately 1,350 square feet. In-unit amenities will include stainless steel appliances, in-unit washer and dryer, designer cabinets, walk-in closets and high-speed connectivity. Community amenities will include a fitness center, swimming pool, and entertainment features such as dog and bike wash stations and direct access to the First Creek trail. Brick Stone Apartments is expected to be delivered in phases beginning in the second quarter of 2019.

BALTIMORE — Klein Enterprises has received a $64.5 million construction loan for the development of The Woodberry, a 284-unit apartment community located at 2001 W. Cold Spring Lane in Baltimore. The loan was underwritten and serviced by AGM Financial, in partnership with the U.S. Department of Housing and Urban Development (HUD)’s Baltimore Multifamily Housing Office. The Woodberry will include a mix of one-, two- and three-bedroom, market-rate apartment units. Community amenities will include a fitness center with yoga room, game room, clubroom, bike room, pet wash, rooftop deck, saltwater pool and an exterior patio and grilling area. The project will also include 7,500 square feet of ground-floor retail. JDavis Architects is the architect for the project, and Old Town Construction is the general contractor. The development team will break ground on The Woodberry this week, with completion scheduled for spring 2020.

WINFIELD, ILL. — Conor Commercial Real Estate has broken ground on North Avenue Commerce Center, a 265,550-square-foot speculative industrial building in Winfield, about 30 miles west of Chicago. The Class A facility will be situated on 17 acres at the southwest corner of North Avenue and Morton Road. The building can be subdivided into separate spaces of 60,000 square feet. Property features include a clear height of 32 feet, an ESFR sprinkler system, 56 exterior docks, four drive-in doors, 12 trailer parking stalls, and 228 car parking spaces. McShane Construction Co. is the general contractor for the project and Ware Malcomb is the architect. Completion is slated for the fourth quarter of this year.

DELAWARE COUNTY, OHIO — Blue Horseshoe Ventures has unveiled plans to build a $10 million stadium dedicated to e-sports at its Planet Oasis project in Delaware County. The 30,000-square-foot, multi-level arena will be designed to host every form of competitive gaming and will feature a competition stage; 50-foot LED video wall; VIP lounges; a broadcast center and production studio; gamer-inspired menu; e-sports exhibition show matches; and a vintage video game cocktail bar. The new facility will be one element of the $2 billion Planet Oasis project, which Blue Horseshoe first announced in July. At full build-out, Planet Oasis will span 350 acres and will feature attractions such as indoor skydiving, electric go-karts, virtual golf, bowling, laser tag, indoor waterpark, at least 15 hotels, more than 75 restaurants, a health and wellness resort and a conference center. Blue Horseshoe expects to break ground on the project in December, with a planned opening date of December 2019 for the first 45 percent of the development, according to David Glimcher, CEO and principal of Blue Horseshoe.

NEW YORK CITY — NKF Capital Markets has secured a $60 million loan for the recapitalization of an eight-story mixed-use project under development in the Clinton Hill neighborhood of Brooklyn. Located at 325 Lafayette Ave., the property will include 116 apartment units, 40 parking spaces and 16,943 square feet of street-level retail space. Key Food and Starbucks have pre-leased space at the property. Amenities will include a rooftop terrace, fitness center and a media and gaming lounge. NKF secured the loan on behalf of Slate Property Group. The lender was undisclosed. The project is scheduled for completion sometime this fall.

MIAMI — Walker & Dunlop has arranged a $138.1 million construction loan for Elysse, a 57-story condominium tower in Miami. The 100-unit community, located at 788 N.E. 23rd St., overlooks the Intracoastal Waterway in Miami’s Edgewater neighborhood. Kevin O’Grady and Eric McGlynn of Walker & Dunlop arranged the financing through JPMorgan Chase Bank on behalf of Two Roads Development, which is developing the project in partnership with entities managed by investment firm DW Partners. The transaction is Miami’s largest condo construction loan this year, according to Two Roads Development. “There was strong lender interest in the project given the presale activity, the developer’s experience and the boutique nature of the building,” says O’Grady. The loan comes as Elysse approaches the 50 percent-sold mark, with unit sales representing more than $100 million in total transaction volume so far. “Construction is in full swing at Elysee and this financing will provide for the continued development and completion of the tower,” says James Harpel, chairman and senior partner of Two Roads Development. CHICAGO — McDonald’s and its franchisees plan to invest approximately $186 million to modernize 240 restaurants located across Florida. The initiative is part of the fast food giant’s aim to invest $6 billion to modernize most of their U.S. restaurants by 2020. The transformed Florida restaurants will feature modernized dining rooms with globally and locally inspired décor; new furniture; refreshed exterior designs; digital self-order kiosks; remodeled counters; digital menu boards outside and at the drive-thru; designated parking spots for curbside pick-up through mobile order and pay; expanded McCafé counters; and larger display cases. The renovations will take place throughout this year and 2019. In addition to the investments to modernize the spaces, McDonald’s has also introduced its McDelivery service with Uber Eats at more than 5,000 U.S. restaurants. In June, McDonald’s opened its new $250 million headquarters in Chicago’s West Loop after 47 years in the suburbs. The fast food chain also opened its newly designed flagship restaurant in Chicago last week.

LEWISVILLE, TEXAS — Chicago-based First Industrial Realty Trust Inc. (NYSE: FR) will develop First Park 121, a 345,280-square-foot warehouse/distribution project that will be situated on an 84-acre site in Lewisville, located northwest of Dallas. The groundbreaking of Phase I, which will deliver two rear-load facilities, is scheduled to occur this month. Both buildings will feature 32-foot clear heights, more than 160 auto stalls and ESFR sprinkler systems. Alliance Architects is providing architectural services for the project and Arch-Con Construction is serving as general contractor. Lee & Associates will handle leasing of the property. Completion of Phase I is slated for the second quarter of 2019.
