KATY AND WEBSTER, TEXAS — Colorado-based American Furniture Warehouse (AFW) will open two stores totaling 853,700 square feet in metro Houston. The company will open a 498,700-square-foot store on a 29-acre site in Katy, located west of Houston, as well as a 355,000-square-foot store on a 23-acre tract in Webster, a southeastern suburb of Houston. Both properties will feature showrooms and storage areas. Ben Brown of Houston-based brokerage firm Baker Katz represented AFW in the acquisitions of both sites. The stores will be the company’s first locations in Texas. Construction on the Katy store will begin in late fall/early winter, while work on the Webster store will commence in July or August. Both projects are expected to have construction periods lasting 10 to 12 months.

MAPLE GROVE, MINN. — Doran Cos. has opened The Reserve at Arbor Lakes, a 257-unit apartment development in Maple Grove, a northwestern suburb of Minneapolis. The luxury apartment community features more than 80,000 square feet of amenity space, including a 25,000-square-foot clubhouse and two terraces with an outdoor pool, spa, grilling stations, lounge areas, bocce ball courts and a putting green. In addition to 243 apartments, the four-story property features 12 townhomes and two guest suites. Monthly rents for one-bedroom units start at $1,525.
DURHAM, N.C. — LRC Properties has signed leases with Hi-Wire Brewing and WillowTree Inc. to its Golden Belt Campus, a 320,000-square-foot historic mill located at 800 Taylor St. in downtown Durham. Robin Roseberry Anders and Jordan Williams of NAI Carolantic Realty represented LRC in the lease negotiations. Asheville, N.C.-based Hi-Wire Brewing is scheduled to open its third location, a 10,522-square-foot taproom, at the development by the end of October. The space will feature an outdoor covered patio and garden, full-sized shuffleboard courts, foosball tables and table tennis. Matt Larson of CBRE arranged the lease on behalf of Hi-Wire. WillowTree Inc., a software agency with locations in North Carolina, Virginia and New York, will relocate its existing Durham office to the Golden Belt Campus in January 2019. The company will occupy more than 29,000 square feet on the top floor of the mill, which features a monitor roof, clerestory windows, exposed brick and original maple floors. EL CAJON, CALIF. — Brixton Capital has acquired the former El Cajon Police Station, located at 100 Fletcher Parkway in El Cajon, for $4.2 million. The seller was the City of El Cajon. The buyer plans to transform the 4.1-acre site in Fletcher Marketplace, a mixed-use project comprising approximately 16,000 square feet of retail space and a 60,000-square-foot hotel. Brixton will sell 1.4 acres of the site to Excel Hotel Group, which will handle the hotel development portion of the project. The retail center is 99 percent pre-leased to a variety of tenants, including In-and-Out, Blaze Pizza, California Fish Grill, Urbane Café and Mattress Firm. Dempsey Construction is serving as contractor for the retail development. Don Moser and Matt Moser of Retail Insite represented the buyer and seller in the transaction.
DALLAS — Orlando-based multifamily developer ZOM Living has broken ground on ATELIER, a 41-story multifamily tower that will be located adjacent to Klyde Warren Park in Dallas. The property will feature 364 one-, two- and three-bedroom units ranging in size from 702 to 2,266 square feet, as well as 15,000 square feet of retail space. Amenities will include a resort-style pool, fitness center with a yoga/spin room, conference room, coworking spaces, fire pits, a lounge and private wine lockers. The project will also deliver a 10-story parking garage. Stantec provided design services and Balfour Beatty is serving as general contractor. Fifth Third Bank and SunTrust Bank provided construction financing.A timeline for completion was not released.
DOWNERS GROVE, ILL. — PREMIER Design + Build Group LLC has broken ground on Bridge Point Downers Grove, a three-building, 678,858-square-foot speculative industrial development in suburban Chicago. Bridge Development Partners LLC is the developer. The 57-acre infill site is located at the intersection of I-88 and I-355. Buildings 1 and 2 will feature a clear height of 32 feet, 33 exterior truck docks and four drive-in doors. Building 3, totaling 291,345 square feet, will feature a clear height of 36 feet, 40 exterior truck docks and two drive-in doors. Cornerstone Architects Ltd. is providing architectural services and McCallum Associates is providing landscaping services. Swift Structural Design is the structural engineer while SPACECO is the civil engineer. Jason West, David Friedland, Sean Henrick, Michael Magliano and Doug Pilcher of Cushman & Wakefield will represent Bridge in lease-up of the property. The construction is scheduled to be completed in early 2019.
LOS ANGELES — Strategic Legacy Investment Group (SLIG), a Los Angeles-based private placement investment firm, has broken ground for La Mirada @ Central Park Smart Apartment, located at 5608 La Mirada Ave. in Hollywood. The 13,018-square-foot apartment building will consist of 13 units on a 7,500-square-foot R-3-zoned lot with mix of affordable and market-rate housing. The property will feature seven one-bedroom/one-bath units, six two-bedroom/two-bath units, smart home technology, a WiFi lounge and game room, modern European finishes, a pet-friendly community and a rooftop lounge with views of Hollywood. SLIG’s subsidiary, Strategic Legacy Management Corp., will handle the marketing and leasing of the property, which will be available for lease in December 2019. The project team includes Acraforma as architect and ESAB Construction for construction management.
Alliance Residential Launches Active Adult Brand, Breaks Ground on Seniors Housing Community Near Seattle

TUKWILA, WASH. — Alliance Residential Co., one of the largest multifamily developers and managers in the country, has broken ground on Marvelle at Southcenter, an active adult community in the Seattle suburb of Tukwila. The 166-unit community marks the launch of Alliance’s active adult brand, Marvelle. The developer noted that baby boomer demand has been strong at its standard multifamily communities, leading it to start building age-restricted properties. Besides the age restrictions, the Marvelle community will also offer 13,000 square feet of indoor amenity space, more than double the common space at its standard apartment complexes. It is also a transit-oriented development and located near the Southcenter area’s many restaurants, retail shops and medical facilities. Urbal Architecture designed the seven-story, 235,828-square-foot property. Apartments range from 500 square feet to more than 1,200 square feet. The community is scheduled to open in fall 2019.
SCHAUMBURG, ILL. — Core Acquisitions has unveiled plans to complete a $7 million renovation of Chatham Centre in Schaumburg. The 10-story, 205,000-square-foot office building is located at 1901 N. Roselle Road. Core plans to upgrade the lobby and outdoor terrace spaces, enhance the onsite food service operations and complete tenant build-outs. The lobby will feature a bleacher-style seating area where employees can work, eat or socialize. Construction of the new improvements is scheduled to begin immediately and be completed by year-end. Chatham Centre is currently 70 percent leased. Colliers International is the leasing agent and property manager. D+K Architects is the design and architecture firm. Core financed its acquisition of the property with New York-based Prime Finance.
DES PLAINES, ILL. — Morgan/Harbour Construction has completed an office and lab space renovation for Riddell Sports in Des Plaines, a suburb of Chicago. Riddell is a manufacturer of football helmets, pads and other football-related equipment. The scope of the project included a 19,640-square-foot interior office build-out on the fifth floor, including 3,325 square feet of testing laboratory space. New partitions, doors and ceilings as well as upgraded finishes and new furnishings were part of the renovation. Partners by Design provided architectural services. CBRE is the property manager. Riddell moved its corporate headquarters from Rosemont to 1700 Higgins Centre in Des Plaines.
