CEDAR PARK, TEXAS — iSports Real Estate Development LLC, an Austin-based partnership, will develop a 157,000-square-foot athletic training and performance center in Cedar Park, a northwestern suburb of Austin. The facility will include an ice rink and indoor and outdoor turf fields. The project developers are also seeking tenants to operate competitive cheerleading and gymnastics, sand volleyball courts and a medical and sports rehabilitation practice, as well as sports retail stores. Plans for a family entertainment center with dining options and private events have also been introduced. The groundbreaking is slated for early fall.

MINNEAPOLIS — A joint venture between TriCoastal Group and The Davis Companies has acquired Renaissance Square in Minneapolis for an undisclosed price. The companies plan to renovate the 140,000-square-foot office building and rename it The Andrus in homage to the building’s first owner, John Emory Andrus. The scope of the renovation includes a new street-level façade and retail space, a new tenant lounge, upgraded lobby and conference facility. RSP Architects will manage the design and renovation work for the 11-story building. Construction is expected to begin this summer and be completed by early 2019. Cushman & Wakefield is providing leasing, property management, engineering and construction management services. WSP, Sedgwick, Cue Inc., Genus Technologies, Fastbridge, CBX and DLR Group currently occupy the property, which first opened in 1898.

ST. CHARLES, MO. — Tru by Hilton has opened in St. Charles, a suburb of St. Louis. The five-story, limited-service hotel features 87 rooms. St. Charles Hotel Associates owns the property, while Kinseth Hospitality Cos. is managing the hotel. Amenities include complimentary breakfast, Wi-Fi and a fitness center. An open lobby features four areas where guests can work, lounge or eat. The hotel is part of The Streets of St. Charles, a mixed-use community comprised of retail, dining, entertainment, hospitality, residential and office space. Cullinan Properties is the developer and owner of the 27-acre development.

DENVER — Developer LMC, A Lennar Co., and general contractor The Weitz Co. have topped out vertical construction for Radiant, a high-rise multifamily property located in downtown Denver. The 18-story, 486,000-square-foot tower will feature 329 apartment units, an amenity deck with a pool and hot tub on the fifth floor, a fitness center and patio on the sixth floor, a club room on the 17th floor, and a four-level parking garage. Situated in Denver’s Welton corridor, the project is located on the L Route of the Regional Transportation District Light Rail System offering a transit-oriented living options for residents. Designed by RNL, the property is slated for completion in June 2019.

MILWAUKIE, ORE. — Guardian Real Estate Services has received construction financing for the development of Axletree, a multifamily project located at the intersection of SE Main and SE Washington streets in Milwaukie, a suburb of Portland. Casey Davidson of HFF arranged the floating-rate construction loan through a regional bank, while Ira Virden and Carrie Kahn, also of HFF, arranged joint venture equity for the project through Hanover Financial. Terms of the loans were not released. Slated for completion in third-quarter 2019, the property will feature 110 units in a mix of studio, one- and two-bedroom floor plans averaging 610 square feet. The community will also offer approximately 7,000 square feet of ground-floor retail space and 77 parking stalls. Axletree is the first multifamily community to be built in Milwaukie since 1995, according to HFF.

ST. PAUL, MINN. — The Opus Group has unveiled plans to construct an 86,000-square-foot speculative industrial building at the St. Paul Port Authority’s Beacon Bluff Business Center in St. Paul. Completion is slated for the end of this year. The building will feature a clear height of 24 feet. Opus Development Co. is the developer, Opus Design Build is the design-builder and Opus AE Group is the architect and structural engineer of record. Solutions Blue is the civil engineer. Todd Hanson and Jason Sell of Cushman & Wakefield will market the property for lease. Beacon Bluff Business Center will include both office and industrial space and is located near the Minneapolis-St. Paul International Airport.

FORT LAUDERDALE, FLA. — Bridge Development Partners has acquired a 10.2-acre site located at 1300 S.W. 32nd Court in Fort Lauderdale. The developer plans to build a 174,129-square-foot industrial park at the site dubbed Bridge Point FLL Logistics Center. The two-building development will be located less than five miles from the Fort Lauderdale-Hollywood International Airport (FLL). The site formerly housed a school that closed more than 20 years ago. Building 1 at the development will span 92,165 square feet, while Building 2 will total 81,964 square feet. The shallow-bay buildings will feature 32-foot clear heights, rear-dock loading and ESFR sprinkler systems. Bridge expects to wrap up construction on the project in the second quarter of 2019.

FRONTENAC, MO. — HDA Architects is designing a 36,000-square-foot office building on behalf of The Desco Group in Frontenac, a suburb of St. Louis. The property will feature underground parking, first-floor retail space and two floors of office space. The building is part of an $80 million mixed-use development that will include a Life Time Fitness and two stand-alone restaurants. The Desco Group is demolishing the Old Shriners Hospital in order to make way for the project. Completion is slated for fall 2019.

OMAHA, NEB. — Darland Construction Co. has broken ground on a new mixed-use development anchored by Pinnacle Bank in Omaha. Located at the northeast corner of 84th Street and West Dodge Road, the 16,600-square-foot building will feature a 7,500-square-foot main level with a retail bank branch and space for one additional tenant. A 9,000-square-foot second level will feature office space. The new bank will replace Pinnacle’s existing location at the southwest corner of the same intersection. Completion is slated for spring 2019. Avant Architects is the project architect.

FRISCO, TEXAS — Windmill Development will develop Stonebriar Commons on Legacy, a 103,958-square-foot office building that will be located in the northern Dallas metro of Frisco. The property will feature several floors of parking, views of a nearby golf course and floor-to-ceiling glass, as well as access to a variety of walkable amenities. Construction is scheduled to begin during the fourth quarter. Fults Commercial will handle leasing of the property.
