JACKSON TOWNSHIP, OHIO — Industrial Commercial Properties LLC has begun development of a new headquarters and distribution center for ComDoc in Jackson Township, about 12 miles south of Akron. ComDoc is a subsidiary of Global Imaging Systems, a Xerox company. The 107,500-square-foot facility will be located on 12 acres on Pittsburg Avenue. The property will feature 32,500 square feet of office space and 75,000 square feet of distribution space. ComDoc plans to consolidate four northeast Ohio facilities at the new headquarters, which is slated for completion in the spring of 2019. M.E. Osborne Building Co. is the general contractor for the project.

BELLFLOWER, CALIF. — Developer Howard CDM, along with SteelCraft founder Kimberly Gros and Bellflower Mayor Ray Bunton, has broken ground on SteelCraft Bellflower, an outdoor urban eatery located at 16500 Bellflower Blvd. in Bellflower. Comprised of repurposed shipping containers, SteelCraft Bellflower will feature 12,500 square feet, totaling 14 shipping containers and approximately 400 seats. Studio One Eleven and Turpin Design Group are serving as architect and kitchen designer, respectively, for the project. When completed in this fall, the development will bring nine new businesses to the downtown area: five food offerings, craft beer, wine, coffee and dessert. The coffee and dessert operators will be open to the street to accommodate street traffic, as well as SteelCraft Bellflower patrons. The current tenant roster includes: Ten Mile Brewing – A pet- and kid-friendly space opening its satellite taproom at SteelCraft Bellflower. Solid Coffee Roasters – The Artesia, Calif.-based company roasts its own beans in-house for fresh pour-overs and Nitro Cold Brews. Cassidy’s Corner – The bakery will serve freshly baked bagels, bagel bites, sandwiches, fresh-pressed juices and acai bowls all day. CHICAGO — Baker Development Corp. has completed the exterior construction of 2017 N. Mendell, a 62,000-square-foot office redevelopment in Chicago. The property was formerly an industrial building and will be the first Class A office project completed in the North Branch Industrial Corridor since the adoption of zoning changes last year. Customizable spaces at 2017 N. Mendell, a speculative office development, range from 3,800 to 17,000 square feet. The property will feature a 3,000-square-foot rooftop deck and a dedicated food truck court. Windows will automatically adjust to sunlight to reduce glare and improve temperature control. Baker expects to deliver the first spaces during this quarter. A streamlined interior build-out process, featuring pre-selected options for paint, lighting, flooring and wall partitions, will enable businesses to quickly occupy their space.

AUSTIN — A partnership between the development arm of San Antonio-based Kairoi Residential and Dallas-based Lincoln Property Co. have planned 600 Guadalupe, a 62-story mixed-use tower in downtown Austin. Designed by global architecture firm Gensler, the building would be Austin’s tallest tower and include 300 multifamily units. The Austin American-Statesman also reported that the tower will feature about half a million square feet of office space and could ultimately exceed 62 stories. Construction is scheduled to begin this year and wrap up by 2022.

MIDDLETOWN, OHIO — The Opus Group has unveiled plans to construct a 612,730-square-foot, speculative warehouse in Middletown, about 38 miles north of Cincinnati. The property will feature a clear height of 36 feet, 40 dock doors, 79 trailer positions and 410 car parking spaces. Construction is expected to begin in June with completion slated for May 2019. Opus Development Co. is the developer and Opus Design Build is the design-builder. Opus AE Group is the architect of record and structural engineer. The project is a joint venture with Founders Properties LLC. Norm Khoury and John Gartner of Colliers International will market the property for lease.

ATLANTA — Lincoln Property Co. Southeast (LPC Southeast) has broken ground on a fourth building at Airport-West Distribution Center, an industrial development located roughly five miles from Hartsfield-Jackson Atlanta International Airport. The facility — dubbed Building 400 — totals 108,202 square feet. Approximately 88,000 square feet is preleased to Pitney Bowes Presort Services Inc. The mail sorting and distribution services company will move from its current location at Airport-West’s Building 100 to the new facility upon its completion in November. Chick-fil-A, which already occupies 30,000 square feet at the industrial park, will fill the space currently occupied by Pitney Bowes. With the addition of Building 400, the four-building industrial park will total 507,000 square feet. LPC Southeast leads the land acquisition, development, leasing/marketing and disposition for Airport-West Distribution Center.

DALLAS — Transcontinental Realty Investors Inc. (NYSE: TCI) and its subsidiary, Adobe Properties, have broken ground on Lakeside Lofts, a 498-unit apartment community in Dallas. The property will be located within Mercer Crossing, a 1,200-acre mixed-use development on the city’s northwest side. Amenities will include multiple pools, a clubhouse, fitness center, theater room, two parking garages, bocce court and hiking/biking trails. A construction timeline was not released.

TEMPE, ARIZ. — Chicago-based Core Spaces is developing its third apartment complex in Tempe. Known as The Collective, the 21-story-plus-penthouse property will be located at the intersection of Seventh Street and Myrtle Avenue. The 319,148-square-foot building will feature 268 units, totaling 464 beds, and 6,000 square feet of ground-floor retail space. Slated to open in 2020, the property will also feature a 5,800-square-foot indoor/outdoor communal garden, amenity space on the fifth floor, a 5,500-square-foot rooftop pool deck and amenity terrace, and outdoor seating area on the ground level.

DELRAY BEACH, FLA. — The City of Delray Beach has unanimously approved Hudson Holdings LLC’s plan for the development of Midtown Delray Beach, a 400,000-square-foot mixed-use development. The $135 million project will span parts of four city blocks in Delray Beach and will feature retail, restaurant, office and residential space, as well as a hotel. Approved by city commissioners at 5-0, the development will include eight restored historic structures that will be revived under the guidance of the Delray Beach Historic Preservation Board. In addition, Midtown Delray Beach will feature a public courtyard that will serve as a central meeting place in downtown Delray. Historic preservation architect Rick Gonzales is designing the project. A construction timeline was not disclosed.

HOUSTON — A partnership between Houston-based PM Realty Group (PMRG) and Los Angeles-based AECOM has broken ground on 3300 Main, a 336-unit apartment tower located in the Midtown area of Houston. The transit-served property will include 14,390 square feet of retail space and 521 parking spaces. According to CoStar Group, Goldman Sachs provided financing for the project. Construction is scheduled to take 24 months. PMRG has also entered into an agreement to merge with Washington, D.C.-based investment firm Madison Marquette, a deal that is expected to close within the next 30 days.
