CHARLOTTE, N.C. — Alliance Residential Co. has broken ground on Broadstone Queen City, a 260-unit apartment located at the convergence of Charlotte’s South End and Uptown districts. The community will feature a mix of studio, one- and two-bedroom units and will feature a Sky Lounge on the top floor overlooking the Uptown skyline. Other amenities will include a resort-style pool, 24-hour fitness center with a separate studio, garage parking, pet spa with grooming station, 24-hour package delivery system, electric car charging stations and bike storage. The community is expected to open in spring 2020.

WESTMINSTER, COLO. — Legacy Partners has delivered the first apartments in the second phase of Legacy on the Promenade in Westminster Promenade. This phase features 37 of the planned 276 apartment homes, averaging 923 square feet. Additionally, this the second phase includes the opening of a permanent leasing office and the completion of the clubhouse amenities, including a two-story fitness center, yoga studio, game room with billiards table, and two conference rooms with laptop television displays. The first phase, which began preleasing last year, includes 24 live/work residences and townhomes starting at more than 1,500 square feet with four distinct floor plans. Each of the two- and three-bedroom apartments consist of three floors and an attached two-car garage. Additional amenities at Legacy on the Promenade will include a garden courtyard, a pool with an outdoor kitchen, resident lounge areas and a business center. Humphreys & Partners Architects provided architectural services for the project.
AUSTIN, TEXAS — Trammell Crow Co. (TCC) will develop a 709,000-square-foot office tower at 200 W. Sixth St. in Austin. The 36-story, Class A building will be the tallest office tower in Austin and include 10,600 square feet of retail and restaurant space. TCC is also redeveloping a nearby building that was built in 1914 into a 25,000-square-foot shopping and dining destination with a 20,000-square-foot urban green space. Construction is expected to begin within the next few weeks with a target completion date of 2021. Online job aggregator Indeed has signed a long-term lease to occupy the top 10 floors, which total approximately 307,000 square feet, at the new building. Page Southerland Page is serving as project architect and DPR is serving as general contractor. CBRE will handle marketing and leasing of the asset.
COUNCIL BLUFFS, IOWA — The Noddle Companies and the Iowa West Foundation hosted a topping out ceremony for River’s Edge, a 21.3-acre mixed-use development in Council Bluffs. The development, master planned by Noddle, is located on the riverfront near downtown Omaha. Construction includes two office buildings, two mid-rise condominium towers as well as apartment and townhouse units and other mixed-use buildings. Completion is slated for December 2018. The Iowa West Foundation is a non-profit organization.
HFF Arranges $47.4M in Joint Venture Equity for 347-Unit Multifamily Development in Portland

PORTLAND, ORE. — HFF has secured $47.4 million in joint venture equity for the development of 100 Columbia, a high-rise multifamily community located in Portland’s central business district. Ira Virden, Mark Erland and Matt Benson of HFF, on behalf of developer Alamo Manhattan, arranged the joint venture equity partnership with Diamond Realty Investments. Slated for completion in 2020, the property will feature 347 units in a mix of studio, one- and two-bedroom apartments, averaging 801 square feet. The 20-story development will feature premium interior finishes and community amenities, including a 15,000-square-foot amenity terrace and a 20th-floor rooftop residential lounge, and a 16th-foor terrace. Additionally, the property will feature 15,000 square feet of ground-floor retail space.
ROUND ROCK, TEXAS — Wisconsin-based Kalahari Resorts & Conventions, a developer of luxury resorts with convention centers and indoor water parks, has begun work on its newest property in the northern Austin metro of Round Rock. According to local news station KVUE, the project is valued at roughly $350 million. The property will be situated on 351 acres along U.S. Highway 79. The hotel will total 975 guestrooms, while the convention center and indoor water park will span a minimum of 150,000 and 200,000 square feet, respectively. The opening is slated for late 2020.
HUNTSVILLE, ALA. — RCP Cos. has signed three restaurant concepts to join the tenant lineup at MidCity, a $350 million mixed-use development under construction in Huntsville. Two celebrity-driven dining concepts — Wahlburgers and Rascal Flatts — will open first-to-market locations at the project. Wahlburgers, owned by reality TV and movie star brothers Mark, Donnie and chef Paul Wahlberg, will open a 4,000-square-foot location at the development. The location will be Wahlburgers’ second in Alabama. Construction on the restaurant is expected to begin this year, with a scheduled opening in 2019. Rascal Flatts — named for and endorsed by the country music band of the same name — will open a 7,500-square-foot restaurant that will feature a Southern-inspired menu, live entertainment, sound stage, a bar and retail space. Currently und er design, Rascal Flatts will be located across the bridge from Topgolf. Upon opening in 2019, the location will mark the restaurant’s first in the Southeast. In addition, Alchemy Lounge, a coffee house that offers an assortment of coffee, craft beer and other beverages and treats, will open at The Camp, MidCity’s music and arts outdoor entertainment venue. BENSENVILLE, ILL. — Dayton Street Partners is developing a 116,000-square-foot distribution center in Bensenville near O’Hare International Airport. Black Creek Group LLC owns the property. Construction will involve the demolition of an outdated facility located at 1055 Sesame St. The new building will feature a clear height of 32 feet, 24 exterior dock doors and 137 parking spots. Construction is scheduled to begin in June with completion slated for spring 2019.
IRVINE, CALIF. — American Campus Communities and the University of California, Irvine, have broken ground on a 1,441-bed, on-campus residential building and a bike storage facility. This marks the beginning of Phase IV of the partnership’s on-campus development plan. The past three phases of development have brought a total of 5,162 units to the campus. Benchmark Contractors, a subsidiary of Morley Builders, was the general contractor for the past three phases on UCI’s campus, and is moving forward with a design-assist approach for the new large development. KTGY is the architect for the project. The development is set to open at the end of summer 2019.
EL CAMPO, TEXAS — Atlanta-based Ridgeline Property Group will develop SW International Gateway Business Park, a 540-acre industrial development that will be located in El Campo, about 75 miles southwest of Houston. Upon completion, the rail-served property will be able to accommodate up to 10 million square feet of Class A industrial space. Atlanta-based Stonemont Financial is funding the project, which will include warehouse, manufacturing and distribution facilities. NAI Partners will market the property. The groundbreaking is scheduled for June 19. A timetable for occupancy of the first buildings has not yet been established.
