FORT MYERS, FLA. — Skanska USA has unveiled renovation and expansion plans for Gulf Coast Medical Center, a hospital in the Southwest Florida city of Fort Myers. The $229 million expansion will add three floors totaling 365,700 square feet. The project includes the expansion of the emergency departments, clinical laboratory, radiology department, dining services and the central energy plant. The planned expansions will increase the hospital’s bed capacity from 356 to 624. Skanska will also renovate an existing 48,500 square feet of space at the hospital. Skanska is leading the project on behalf of the hospital owner, Lee Health. The development team, including general contractor Gates Construction and architect HKS Inc., expects to complete the hospital’s renovation program by September 2021.

Azure-Mesa-AZ

MESA, ARIZ. — Ryan Cos. and Cadence Senior Living have unveiled plans for Azure Mesa, a 170-unit independent living, assisted living and memory care community in Mesa, a suburb of Phoenix. The upscale, 183,000-square-foot property will feature 142 units that may be used for independent living or assisted living, plus 28 units devoted to memory care. Construction is already underway, with a planned delivery of summer 2019. HFF worked on behalf of Cadence and Ryan to arrange a joint venture equity partnership with an undisclosed institutional partner. Azure Mesa is located on an eight-acre site adjacent to Granite Reef Park, close to restaurants, retail, recreation and medical services. Ryan A+E is designing the community, while Studio SIX5 is designing the interiors. The Cadence-Ryan team is working on a second Azure location in North Scottsdale, which recently received Scottsdale City Council approval. Ryan Companies currently has over 600,000 square feet of senior living projects under construction in Arizona and nationally has completed over 4 million square feet of senior living communities. Cadence Senior Living has over 30 years of seniors housing development and management experience.

ST. LOUIS — Tarlton Corp. has completed the renovation and expansion of the Stephen and Peter Sachs Museum at the Missouri Botanical Garden in St. Louis. The 7,000-square-foot museum is listed on the National Register of Historic Places. Tarlton expanded the main level for exhibits of artwork and other displays. A new staircase links the two floors. The addition houses new public restrooms, fire stairs and an elevator. Tarlton also restored the building’s original tile floor and stripped layers of paint from bookshelves. Insulated glass and a new HVAC system were installed. The museum and the garden opened in 1859.

TROPHY CLUB, TEXAS — Cincinnati-based development firm North American Properties (NAP) will develop The Byron at Trophy Club, a 250-unit luxury multifamily complex in Trophy Club, a northern suburb of Fort Worth. The property will feature a 420-space parking garage, resort-style pool and a two-story fitness center. Chicago-based private equity firm Pearlmark originated a $12.2 million mezzanine loan for the development through its mezzanine investment fund, which closed in March. A timeline for construction has not yet been established.

MIAMI GARDENS, FLA. — Bridge Development Partners has received a $75 million construction loan to develop Bridge Point Commerce Center, a planned 2.1 million-square-foot industrial project in Miami Gardens. Steve Roth of CBRE arranged the loan through CIBC Bank U.S. and Hartford Investment Management Co. The first phase of the project, which will include three Class A buildings totaling 1.1 million square feet, is expected to deliver in the second quarter of 2019. The first two buildings will feature 32-foot clear heights and the third building will feature 36-foot clear heights. Located at 3900 N.W 215th St., Bridge Point Commerce Center is equidistant to Miami International Airport and Fort Lauderdale International Airport. Bridge Development is an active industrial developer in the South Florida region. In April, the Chicago-based firm received a $32.1 million loan to develop Bridge Point Powerline Road, a 467,832-square-foot facility in Pompano Beach.

CHICAGO — The Missner Group has completed construction of the new Chicago Northside Toyota dealership located at 6042 N. Western Ave. The 228,000-square-foot facility is five stories tall. A 30,000-square-foot showroom, surrounded by 28-foot glass panels, is capable of exhibiting 35 vehicles. A 42,000-square-foot service area contains 35 service bays. The facility features a children’s play area and a customer lounge. Axios Architects and Consultants LTD provided the architectural services and Jacob & Hefner Associates provided the engineering services.

Novē-on-Knox-Dallas-Texas

DALLAS — Nashville-based multifamily developer Southern Land Co. has broken ground on Novē at Knox, a 19-story apartment tower located in the Knox-Henderson neighborhood of Dallas. Designed by GDA Architects, the building will consist of 41 studio units, 159 one-bedroom apartments and 90 two-bedroom residences. There will also be 16 penthouse units on the top floors. Amenities will include a dog park, outdoor grilling area, pool with cabanas, fitness center, residents’ lounge and concierge services. The property is scheduled to open in early 2020 and preleasing will begin in 2019.

GONZALES, LA. — Bearing Point Properties has broken ground on Sawgrass Point, a 272-unit apartment community in Gonzales, located roughly 25 miles south of Baton Rouge. The community will include four apartment buildings and two townhome-style buildings. Amenities will include a clubhouse, resort-style pool, outdoor kitchen, dog park and a fitness center. Doster Construction Co. is the general contractor for the project, and Humphreys & Partners Architects is the architect of record. The development team expects to wrap up construction on Sawgrass Point in spring 2019.

GILBERT, ARIZ. — Foresight Senior Living Development LLC and W.E. O’Neil Construction Co. will break ground May 9 on Eternal Spring of Gilbert Senior Living Community in Gilbert, a suburb of Phoenix. The 80,000-square-foot community will offer 59 assisted living apartments and 36 memory care apartments. The groundbreaking ceremony will feature Vice Mayor Bridgette Peterson of the Town of Gilbert; Earl Kaplan, Lily Cheng and Jack Cheng of Foresight; Linda Edwards and Nathan Williams of the Town of Gilbert Planning Department; Bryan Dunn of W.E. MCKINNEY, TEXAS — Dallas-based Dalfen America Corp. has broken ground on a 115,176-square-foot industrial building located at 1581 Corporate Drive in the northern Dallas metro of McKinney. The building will be located near the intersection of U.S. Highways 75 and 380 and across the street from a Walmart Supercenter. Designed by Macgregor Associates Architects, the Class A property will feature 32-foot clear heights, 155 car parking spaces and 26 dock doors. Completion is slated for November. The property is being developed on a speculative basis and will be able to accommodate distribution, e-commerce or light manufacturing users.
