Servitas-Orange-Coast-Costa-Mesa-CA

COSTA MESA, CALIF. — Servitas and Orange Coast College have announced plans for an 811-bed student housing community on the college’s campus in Costa Mesa. The project site is on campus land. The arrangement is structured as a ground lease to a nonprofit organization, allowing for tax-exempt debt financing with no recourse to the college, district or taxpayers. The design-build team includes HPI Architecture, MVE Architects and construction firm C.W. Driver. George K. Baum & Co. provided the bond underwriting, and The Scion Group will manage the project in close collaboration with the college. “This project will benefit Orange Coast College in more than one way,” says Matt Myllykangas, senior vice president of Servitas. “Not only will the college be able to provide its students with on-campus housing for the first time, but also enhance the student experience overall. This residence hall will add to the college’s sense of community. Servitas is thrilled to be part of this exciting time for OCC, and looks forward to seeing how this project impacts the college and its students in the years to come.” A timeline for the development has yet to be announced.

CHICAGO — Skender has begun interior construction of a new, 207,000-square-foot office space for C.H. Robinson in Chicago’s Lincoln Park. The office is located within Sterling Bay’s Lincoln Yards development. The third-party logistics and supply chain management provider is relocating from its current office at 1840 N. Marcey St. The new space will feature open office workstation areas, private offices, conference rooms, two reception areas, a café, 5,000-square-foot roof terrace and an open atrium. Skender is working with designers Vocon and SOM for the project. Completion is slated for this July.

DENVER — Lancaster Pollard has arranged $88 million in financing for the construction of The Ridge Pinehurst, a luxury senior living community in the Denver suburb of Lakewood. Construction is already underway for the community, which will offer 318 units of independent living, assisted living and memory care. Los Angeles-based Ridge Senior Living is the owner and developer. Ridge currently owns four communities in California and Utah. Jason Dopoulos, Ross Holland and Joe Munhall led the transaction for Lancaster Pollard. A national bank is providing the capital, with several other banks syndicating portions of the loan.

RALEIGH, N.C. — KDC has started construction on a new regional office building for Credit Suisse in Raleigh’s Research Triangle Park. The 205,000-square-foot, four-story building will be located at 6933 Louis Stephens Drive, adjacent to the existing Credit Suisse office building that KDC developed in 2007. Upon completion of the new facility in June 2019, KDC will begin renovations of the existing building. More than 3,000 Credit Suisse employees will occupy the campus after the project is complete. The investment banking and financial services company is headquartered in Zürich and has regional offices across the U.S. The 62-acre site will feature outdoor workspaces, a new food service cafeteria, internet cafés, conference center and a pedestrian trail. In addition, KDC will add new entrance and exit points and a pedestrian bridge to connect the two buildings. The developer plans to seek LEED certification for the project. Architecture firm Gensler, general contractor Brasfield & Gorrie and engineer Crenshaw make up the rest of the project team.

CHULA VISTA, CALIF. — The City of Chula Vista and the Port of San Diego have approved key agreements to advance the Chula Vista Bayfront resort hotel and convention center project on San Diego Bay. The Board of Port Commissioners and the Chula Vista City Council unanimously approved a disposition and development agreement between the public-private partnership of port, the city and RIDA Development Corp. Construction is slated to begin in late 2019. Gaylord Hotels, the large convention hotel brand of Marriott International, will operate the 535-acre project. Located west of Marina Parkway between H and G streets, the waterfront development will include 1,600 hotel rooms and a 415,000-square-foot convention with 275,000 usable square feet of convention and meeting space. Additionally, the project will feature associated retail and resort-style amenities, including restaurant, bar and lounge facilities, recreational facilities, spa, pool with a lazy river, bike and boat rentals, more than 250 acres of protected wildlife habitat, and 46 acres of new parks, trails and bike paths. Public infrastructure improvements are planned to start by 2019, which includes site preparation, building access roads and new public streets, providing utility services and developing the new Harbor Park. NASHVILLE, TENN. — Chicago-based Akara Partners has broken ground on Kenect Nashville, a 420-unit apartment community located at 1815 Division St. in Nashville. The community is situated in Nashville’s Midtown neighborhood, two blocks from Vanderbilt University. The 20-story building, designed by Nashville-based Smith Gee Studio and the Chicago office of Perkins + Will, will feature 20,000 square feet of ground-floor retail and include a mix of studio to three-bedroom units. Community amenities will include food and beverage options throughout the building, social and coworking lounges, a fitness center, outdoor terraces, swimming pool, grills and firepits. Akara Partners expects to wrap up construction on the community in the fall of 2019.

PASADENA, TEXAS — The Carson Cos., a California-based industrial developer, has broken ground on four buildings within Bayport Industrial Park in Pasadena, a southeastern suburb of Houston. The groundbreakings mark Phase II of an industrial development known as Carson Bayport. The project will deliver one 207,000-square-foot cross-dock warehouse and three 25,000-square-foot crane-ready buildings, all four of which will be developed on a speculative basis. The largest building, completion of which is slated for the fourth quarter, will feature 62 dock-high doors, 30-foot clear heights, an ESFR sprinkler system, 154 car parking spaces and a fenced-in truck court.

PORTLAND, MICH. — Woda Cooper Cos. Inc. has completed Portland School Apartments in Portland, about 25 miles northwest of Lansing. Formerly Portland School, which dates back to 1919, the property is now home to 29 apartment units. The units are affordable for those earning no more than 60 percent of the area median income. Amenities include an elevator, a large community room, fitness center, outdoor BBQ space and gazebo. The school closed in 1996. The property was temporarily used for housing, but has mostly sat vacant. Low-income housing tax credits allocated by Michigan State Housing Development Authority and historic credits from the National Park Service helped fund the $7.4 million project. PNC purchased the tax credits and provided the construction, bridge and permanent loans.

HUMBLE, TEXAS — A partnership between two Dallas-based companies, developer Jackson-Shaw and investment firm Thackeray Partners, has begun work on Parc Air 59, a 320,000-square-foot industrial facility in the northern Houston metro of Humble. The Class A development will consist of a 160,000-square-foot, cross-dock building and two 80,000-square-foot single-load buildings. Features will include 28- and 32-foot clear heights, ESFR sprinklers and abundant trailer parking. Arch-Con Corp. is serving as general contractor for the project, which is scheduled for a fourth-quarter completion. Powers Brown is handling design of the project and Kimley-Horn is serving as civil engineer. Comerica is providing construction financing and Cushman & Wakefield will lease and manage the property.

AUSTIN, TEXAS — StreetLights Residential has broken ground on The Elizabeth at Presidio, a 373-unit multifamily community in northwest Austin. The community will feature one-, two- and three-bedroom units ranging in size from 504 to 1,938 square feet. Amenities will include a pool, covered grilling stations, fitness center, pet park, a cocktail and coffee bar and co-working and conference spaces. The first units are expected to be available for occupancy in 2019. SLR Construction LLC is serving as general contractor on the project and Looney Ricks Kiss is handling the design, minus landscaping and unit interiors. The Elizabeth at Presidio will be StreetLights Residential’s second community in northwest Austin following The Michael at Presidio, a 415-unit property that opened in September 2016.
