COLUMBIA, MD. — The Howard Hughes Corp. has broken ground on a 350,000-square-foot office building within Merriweather District, a new mixed-use neighborhood in downtown Columbia. Tenable Inc. will anchor the new building, occupying approximately 150,000 square feet on floors seven through 12. The cyber security company will make the move from its current Columbia Gateway location to the new building at 6100 Merriweather Drive in late 2019. The new building will join One and Two Merriweather, two existing mixed-use office buildings within the development. At full build-out, Merriweather District will include 2,300 residences, a 250-room hotel, more than 1.5 million square feet of office space, 314,000 square feet of street-level retail and a central park. The Merriweather District will be powered by STEER technology, the first fully autonomous parking solution that transforms everyday cars into driverless vehicles that park themselves. The technology will make the district the first city in the country to be built for automated self-parking cars, according to the Howard Hughes Corp. DETROIT — Olympia Development has unveiled six projects in The District Detroit, including the restoration of three vacant historic buildings and the construction of three new mixed-use buildings near Little Caesars Arena. These projects will launch Phase II of development in The District Detroit, a $1.4 billion project surrounding the arena. This investment of nearly $200 million will bring more office tenants, storefronts and density to the area, according to Olympia. The projects will encompass more than 400,000 square feet of office space and nearly 70,000 square feet of street-level retail space. Historic renovation projects include 2210 Park Ave.; 1922 Cass Ave.; and 2110 Park Ave. New construction projects include 2715 Woodward Ave.; 111 Henry St.; and 120 Henry St.

CHICAGO — Summit Design + Build LLC has broken ground on a 15,000-square-foot office and retail development in Chicago’s Clybourn corridor. Developer R.A. Zweig Inc. owned the site and purchased the neighboring lot to expand the new building’s footprint. A former retail building that had sat vacant for over four years was demolished in the summer of 2017 to make way for the new addition to the Clybourn corridor. The property, located at 2300 N. Clybourn Ave., will feature first-floor retail space and second-floor creative office space. Completion is slated for the end of this year. Amstadter Architects is the project architect.

SAN ANTONIO — Koontz Corp., a San Antonio-based development firm, has begun work on Foster Ridge Distribution Center, a 327,000-square-foot industrial facility in northeast San Antonio. The property will be situated on a 21-acre site that is located near a distribution center leased to Dollar General and an 871-acre site that was acquired by H-E-B last fall. The cross-dock facility will feature 32-foot clear heights, 75 dock-high overhead doors, 130-foot truck courts and an ESFR sprinkler system. Foster Ridge Distribution Center will be able to accommodate a single large user or multiple smaller tenants. The groundbreaking ceremony will be held later this week and completion is slated for the first quarter of 2019. Houston-based Powers Brown is serving as the architect for the project and San Antonio-based R.C. Page is serving as general contractor. HFF arranged financing for the project through Voya Financial Inc. and Dallas-based Catlyn Capital Corp.

SANTA ROSA, CALIF. — The Sonoma County Board of Zoning Adjustments has approved plans by Carlton Senior Living LLC to build a senior living complex in Santa Rosa. The Concord-based Carlton owns and operates 11 Northern California seniors housing communities. The company expects to break ground soon on the 134 rental apartments on the 3.7-acre site. Development costs were estimated at $30 million. The property will offer independent living, assisted living and memory care. Construction is expected to take approximately 14 months.

JACKSONVILLE, FLA. — Baltimore-based development firm The Cordish Cos. has been selected to co-develop a $2.5 billion mixed-use village surrounding EverBank Field, home of the National Football League’s Jacksonville Jaguars. The NFL franchise, in conjunction with Iguana Investments, a company controlled by Jaguars owner Shad Khan, will work with Cordish to develop the more than 4 million-square-foot project, located steps from the stadium, Daily’s Place amphitheater, Veterans Memorial Arena and the Baseball Grounds of Jacksonville. Architecture firm Beyer Blinder Belle is designing the development, which will feature dining, entertainment, retail, office, hotels and residential units. A construction timeline was not disclosed. The Cordish Cos. has partnered with leading professional sports franchises and media companies including the St. Louis Cardinals, FOX Sports, Philadelphia Flyers, NBC Sports and the Texas Rangers. The Jacksonville project hinges on approval from environmental regulators, according to local media reports. The brownfield site slated for development was previously used by shipyards and tank farms, and would require a cleanup of petroleum-contaminated soil beneath the pavement.

MAULDIN, S.C. — Hughes Investments has unveiled plans for BridgeWay Station, a $100 million mixed-use development in Mauldin, a city in Greenville County. The development will be situated on 40 acres at the intersection of Interstate 385 and Bridges Road, roughly 10 miles south of downtown Greenville. Hughes Investments will build upon the existing 430,000 square feet of neighboring office facilities that house Spectrum, Samsung Electronics America, Jackson Marketing and Greenville Heath System’s Regional Distribution Center. Phase I of BridgeWay Station will total 1 million square feet and include 300,000 square feet of retail, more than 180,000 square feet of Class A office space, 380 multifamily units and a 175-room hotel. In addition, the development will include a community center, 16 acres of green space and pedestrian and bike paths with proposed connectivity to the Swamp Rabbit Trail, a 20.6-mile multi-use greenway system, across I-385. Dawn Prince Hoover of The Shopping Center Group is handling the leasing assignment for BridgeWay Station. Construction on the first phase of the project is expected to be complete in 2020.

SMYRNA, GA. — Halpern Enterprises Inc. has broken ground on the second phase of The Shops at Belmont, a 47,593-square-foot retail center located at the intersection of Atlanta and Windy Hill roads in Smyrna, roughly 17 miles northwest of downtown Atlanta. The shopping center is part of Halpern Enterprises’ 48-acre Belmont mixed-use development. Phase II of The Shops at Belmont will feature 12,000 square feet of retail space. Australian fitness brand F45 Training will occupy 2,400 square feet at the development for its fourth metro Atlanta studio, and organic dining concept Real Subs Café & Deli will occupy 2,100 square feet. Both tenants are expected to open this fall. The first phase of The Shops at Belmont was completed in 2016 and houses tenants such as Creatwood Tavern, Opa Greek Village, Cielo Mexican Grill, N’Style Barber Shop, Hearing Solutions, Sprint and J. Christopher’s. The Belmont mixed-use development includes residential, healthcare and education components, including Belmont Physicians Center, a 30,000-square-foot medical office building anchored by Emory Healthcare; Village of Belmont, a single-family residential community; 400 Belmont, a 274-unit apartment community; and Smyrna Elementary School.

JEFFERSONVILLE, IND. — TownePlace Suites Louisville North has opened at 301 W. Maple St. in Jeffersonville. The project was a joint venture between Dora Hotel Co. LLC and Arc Construction Management LLC and cost an estimated $13 million to build. TownePlace Suites, an extended-stay hotel, is part of Marriott International. The 93-suite, three-floor property features a BridgeHouse Bar & Restaurant in addition to an indoor pool, hot tub, fitness center and guest laundry services. The hotel is located eight miles from Louisville International Airport.

SAN DIEGO — BLT Enterprises has completed the renovation of a two-story, 77,000-square-foot office building located at 5454 Ruffin Road in San Diego’s Kearny Mesa submarket. The company originally acquired the property in 2017 and has converted it back to its original 54,000-square-foot footprint by removing the dated addition of a second-story office space constructed in the late 1980s. The renovated space features modern office, research and development, and flex space, as well as an enhanced parking ratio. Additional renovations include an updated exterior, new HVAC equipment and a new roof membrane. Ware Malcomb provided architectural services and Bycor General Contracting served as the contractor for the project.
