EVANSTON, ILL. — Developers CA Ventures and Focus have broken ground on 811 Emerson, an apartment building near Northwestern University in Evanston, Ill. The nine-story, 241-unit transit-oriented development is located at 811 Emerson St. One-, two- and three-bedroom floor plans will range in size from 400 to 1,100 square feet. Outdoor amenities will include a courtyard with a pool, fire pit and grilling stations. Indoor amenities will include a social lounge, business center and fitness center. Convenience store 7-Eleven will occupy a 3,300-square-foot retail space on the property’s ground floor. Focus is the general contractor, while bKL Architecture is providing architectural services. Pre-leasing will begin this fall, and the project is set for completion in the summer of 2019.

SUZHOU, CHINA — Designed by Chicago-based Goettsch Partners and developed by Tishman Speyer, a large mixed-use development known as The Summit has opened in Suzhou, China. The city is located in the southeastern Jiangsu Province of East China with a population of 4.3 million people. On the north parcel, a 16-story building features four floors of retail space and 12 floors of office space. On the south parcel, a 39-story building features four levels of retail space, 16 levels of office space and 17 levels of residential space. A bridge connects the two-building mixed-use complex, which spans 1.6 million square feet. The project is certified LEED Gold and features direct connection to mass transit. This is the 14th project that Goettsch Partners has completed in Suzhou.
HOUSTON — Clay Development & Construction will build Offices @ North Post Oak, a seven-building, 150,000-square-foot office campus in Houston. The property will be situated on a 7.5-acre site between the Galleria/Post Oak area and the planned high-speed rail terminal at Northwest Mall. Building features will include 12,000-square-foot floor plates and 14-foot ceiling heights. Clay will break ground on the first two buildings during the third quarter, with a target completion date of first-quarter 2019. Frost Bank is providing construction financing for the project, which is being designed by Cisneros Design Studio.
IRVINE, CALIF. — R.D. Olson Construction has completed the $120 million Irvine Spectrum Marriott hotel. The 271-room property is located at 7905 Irvine Center Drive. The Irvine Spectrum Marriott offers more than 9,000 square feet of indoor meeting facilities in up to seven room configurations. The 15-story building has one of the highest and largest rooftop lounges in Orange County with a full-service bar and 360-degree views.
PLANO, TEXAS — Cawley Partners, a Dallas-based office development and management firm, will develop HQ53, a 200,000-square-foot office building located at the corner of Headquarters Drive and Dominion Parkway in Plano. The five-story building will feature a fitness center, café, conference center and ground-floor patio lounge. Preleasing is currently underway for HQ53, which has a target delivery date of first-quarter 2020.
WASHINGTON, D.C. — Forest City Washington has unveiled plans for the second phase of The Yards, a master-planned mixed-use development in Washington, D.C. Phase II of the waterfront development will include an additional 3 million square feet on the western side of the property, between 1st Street S.E. and New Jersey Avenue. Planned elements include 1,200 residential units, 1.5 million square feet of Class A office space and 150,000 square feet of retail and dining space. Phase II will be organized around a pedestrian-friendly street with ground-level retail and dining, extended green spaces and public gathering areas. The six-block area will begin at the intersection of New Jersey Avenue and M Street S.E., and will extend to the Anacostia River at Diamond Teague Park. The second phase of the project is expected to break ground in 2019 and deliver in 2030. At full build-out, The Yards will span 48 acres and will feature 1.8 million square feet of office space, 400,000 square feet of retail and dining and up to 3,400 residential units. In addition, The Yards will be home to the 225-room Thompson D.C. hotel, slated to open in 2020.
NAPERVILLE, ILL. — Capitol Seniors Housing has opened Arbor Terrace Naperville in Illinois. The $27 million assisted living and memory care community features 74,256 square feet and 95 residential units. The community is located at 2920 Leverenz Road in the Cantore Place development. Amenities include a library, theater, café, salon and spa and fitness center. Faulkner Design Group designed the property’s interiors.
OAKLAND, CALIF. — Un[CO]mmon, a coworking space company, has launched a new location in Oakland. The flexible office solution for high-growth companies is located at 1750 Broadway. Un[CO]mmon was created by Rubicon in 2017. It is aimed at teams and companies wanting the flexibility of a coworking experience with the branding, privacy and scalability of a more traditional office environment. The 10,000-square-foot, flexible, full-floor space has direct access to the 19th Street BART station. The office features three conference rooms, two phone booths, an open kitchen stocked with food and coffee, common lounge areas, and social meeting spaces. The first Un[CO]mmon space launched in San Francisco and reached capacity soon after its grand opening was announced. The company’s third location will open in the mid-market neighborhood of San Francisco later this year.
KANSAS CITY, KAN. — LANE4 Property Group has completed a new Home2 Suites by Hilton hotel in Kansas City. The 89-room property is connected to an Applebee’s restaurant. The project, formerly home to a rundown retail and office center, totals just over 65,000 square feet. Home2 Suites features kitchens, in-room desks, a pool, fitness center, guest laundry and meeting space. Applebee’s underwent an extensive interior and exterior remodeling with new furniture and 16 televisions. Davidson Architecture and Engineering provided architectural services while Crossland Construction served as general contractor. Central Bank of Kansas City and Academy Bank provided financing for the project. Polsinelli provided legal counsel.
MIAMI — Telemundo has opened its $250 million global headquarters in Miami’s Beacon Lakes Industrial Park. The Spanish-language media company is a subsidiary of NBCUniversal and Comcast Corp. Telemundo Center is situated on 21 acres and spans nearly 500,00 square feet, with the capacity to house 1,500 employees. The new facility brings all of the division’s offices, broadcast and production operations under one roof, including Telemundo Network, Telemundo Global Studios, Universo channel, Telemundo’s digital media operations and NBCUniversal International Group’s Latin American offices. The building features 15 studios, including two digital studios, virtual and augmented reality sets and a news operation. In addition, the facility houses the recently launched Telemundo Academy, a multimedia educational institution that partners with high schools and universities to train future media leaders. The LEED-certified building is constructed to sustain a Category 5 hurricane and remain in operation during weather and other environmental emergencies. Telemundo Center is estimated to contribute approximately $360 million in state taxes over the next 20 years.
