INDIANAPOLIS — Buckingham Cos. has begun the $135 million second phase of the CityWay development in Indianapolis. Residential construction for Phase II at the mixed-use development includes two five-story buildings on the west side of Delaware Street and three four-story buildings along the Cultural Trail and Virginia Street. Upon completion in 2019, the CityWay neighborhood is slated to include more than 650 apartments and over 100,000 square feet of commercial space. Franciscan Health Systems will anchor a new 20,000-square-foot office building. Plans also call for a 13,000-square-foot pharmacy. The inaugural phase of CityWay opened in 2013.

HOUSTON — Chicago-based development firm Marquette Cos. has completed Catalyst, a 359-unit apartment tower located one block from Minute Maid Park in downtown Houston. The 28-story building, which is roughly 25 percent preleased, is the first luxury high-rise to be completed in the area in nearly a decade. Amenities at the property, which was designed by Ziegler Cooper Architects, include a 21,500-square-foot pool, 2,200-square-foot fitness center, dog park, conference room a coffee bar. The property also features 7,400 square feet of ground-floor restaurant space, a 2,000-square-foot club on the 26th floor and a bar and lounge on the 28th floor. Floor plans include studio, one-, two- and three-bedroom units ranging in size from roughly 600 to 2,000 square feet. The property will officially open on April 5.
DULLES, VA. — Washington Property Co. (WPC) has started construction on Stone Ridge Medical Center, a 67,000-square-foot medical office building in Dulles, roughly 30 miles west of Washington, D.C. The three-story building is currently preleased to three tenants: Virginia Pediatric Group, which will occupy 4,500 square feet; Jackson Clinics, which will occupy 3,000 square feet; and Royal Care Pharmacy, which will occupy 1,500 square feet. Total project costs for the development, including land acquisition, are $21 million. Stone Ridge Medical Center will be located across the street from the recently opened HCA StoneSprings Medical Center hospital. The building is expected to open by the end of the year.
MISSOURI CITY, TEXAS — Ridge, the industrial development arm of Transwestern, will develop Southwest Commerce Center, a 477,355-square-foot speculative industrial property in the southwestern Houston metro of Missouri City. The cross-dock property will be situated on a 29-acre site at the corner of Beltway 8 and U.S. Highway 90. Individual features will include 32-foot clear heights, 129 dock doors, 58 trailer parking spaces and 275 car parking spaces. The groundbreaking is slated for May and delivery is slated for early 2019.
ROCHESTER, MINN. — The Opus Group and Titan Development & Investments have begun construction of a 154-unit apartment project Rochester, located in the southeast corner of the state. The six-story building will include 9,000 square feet of ground-level retail space. Amenities will include a dog wash, swimming pool, fire pit, clubroom and fitness center. Unit sizes will range from studios to penthouses. Completion is slated for summer 2019. Opus Design Build LLC is the design-builder and Opus AE Group is the interior designer, architect and structural engineer of record.
BUFORD, GA. — McCraney Property Co. has acquired 44.3 acres in metro Atlanta for the development of 985 Lanier Logistics, a 612,572-square-foot, speculative industrial project. Bilijack Bell of Wilson, Hull & Neal represented McCraney in the transaction, and Frank Simpson of The Simpson Co. of Georgia Inc. represented the seller, Northeast Georgia Health System Inc. The development site is located at the intersection of Georgia State Route 13 and Lanier Islands Parkway in Buford, roughly 38 miles northeast of Atlanta. The industrial park will include three buildings: Building 100, totaling 209,252 square feet; Building 200, totaling 167,080 square feet; and Building 300, totaling 236,240 square feet. The facilities will feature 30- to 32-foot clear heights, 38 to 42 dock-high doors and a total of 160 tractor-trailer stalls. The park will target end-users requiring freight forwarding, third-party logistics and fulfillment needs.
DENVER — Focus Property Group, a Denver-based property investor and developer, and Ascent Living Communities, an owner and operator of senior living communities based in nearby Centennial, have announced plans for a seniors housing community in Denver’s Hilltop neighborhood. The three-story property, which has not yet been named, will sit on 4.4 acres and feature 200 independent living, assisted living and memory care apartments. Focus Property Group acquired the site, a former milk processing and distribution center, in 2016. Focus teamed with Ascent Living Communities to co-develop, operate and manage the community. Construction is scheduled to begin in the first quarter of 2019, with initial move-ins planned for summer 2020. Hord Coplan Macht will design the project.
SOUTHFIELD, MICH. — Jonna Construction has broken ground on a 180,000-square-foot tech office building for Autoliv in Southfield near American Drive and I-696. Autoliv, an automotive safety systems company, will use the facility as its North American electronics technical center. Approximately 600 workers will relocate to the site. The landlord is Jonna Realty Ventures. John Gordy of Signature Associates brokered the lease transaction between the two parties. Completion is slated for the first half of 2019. Cathy Bronkema of Cohen Financial, a division of SunTrust Bank, arranged a $40 million construction loan for the project.
AUSTIN, TEXAS — The Jenkins Organization, a Houston-based developer and operator of self-storage facilities, will open ATX Storage, a 1,022-unit facility in Austin, on March 31. Construction of the property, which features 110,025 square feet of net rentable space, began in March 2017. The Jenkins Organization will also open another Austin facility, the 736-unit Lakeline Storage, on March 31. With these two facilities coming on line, the company now operates 45 properties across five states.
DENTON, TEXAS — RED Development has broken ground on three new multi-tenant retail buildings within Rayzor Ranch Town Center, a 600,000-square-foot mixed-use development in Denton. The buildings are partially preleased to Zoe’s Kitchen, Massage Envy and Sprint. Construction of a 40,000-square-foot building preleased to Rooms To Go is also underway at Rayzor Ranch, which will also welcome an eight-screen Alamo Drafthouse Cinema and a 7,500-square-foot Cheddar’s Scratch Kitchen this summer. A 41,000-square-foot Andy B’s gaming venue and restaurant is also under construction and slated to open in early 2019.
