CAPE CORAL, FLA. — Studio+ will provide architecture and interior design services for Thrive at Four Mile Cove, a 140-unit seniors housing community in Cape Coral, located on the Gulf of Mexico near Fort Myers. Fortress Ventures is developing the community on 11 acres. Development costs are estimated at $31 million. The community will offer 60 independent living units, 48 assisted living units and 32 memory care units. The project is scheduled for completion in January 2019.

SunCap Property, Colony NorthStar Acquire Site for 752,838 SF Industrial Campus in Las Vegas

LAS VEGAS — A joint venture between SunCap Property Group and Colony NorthStar has acquired a 40-acre development site located at the southeast corner of N. Las Vegas and N. Lamb boulevards in Las Vegas. The partnership plans to develop SunPoint Crossing, a Class A light industrial campus on the site. Spanning three buildings, the campus will feature 752,838 square feet of industrial space. Divisible to 35,000 square feet, the buildings will feature tilt-up concrete construction, 32-foot clear ceiling heights, ESFR sprinklers, dock-height and grade-level doors with trailer parking. Construction is slated to begin this summer for delivery of shell buildings in summer 2019. Jeremy Green and Tyler Ecklund of CBRE’s Las Vegas office is handling marketing for the development.
CLEBURNE, TEXAS — La Moderna, Mexico’s largest pasta manufacturer, has opened a $50 million production facility in Cleburne, roughly 30 miles south of Fort Worth. The 150,000-square-foot property, which took three years to build, is situated on 16.5 acres and will serve as the company’s U.S. headquarters. Specific features include office space with conference rooms and elevated workstations, as well as food safety and production analysis labs. The rail-served facility is capable of producing nearly 4,000 tons of pasta per month and will ultimately account for the creation of 400 direct and indirect new jobs in Cleburne.
MINNEAPOLIS — City Club Apartments (CCA) has broken ground on its newest community in the central business district of Minneapolis. The 17-story property will feature 307 apartments and penthouses. CCA is also preserving the adjacent 1907 Handicraft Building and converting the historic Guild Assembly Hall, which will be a 3,500-square-foot, two-story restaurant and bar, entertainment and event space with a year-round outdoor patio. A 17th-floor Sky Club will feature a gourmet kitchen, big screen TVs and fireplace. A Sky Park will include an outdoor pool, spa and movie theater. Completion is slated for summer 2019. Frana Cos. is the general contractor and BKV Group and Damon Farber are the project architects. Union Labor Life Insurance Co. provided construction financing. The majority of the apartments are considered affordable for those earning between $45,000 and $65,000 per year.
COUNCIL BLUFFS, IOWA — NexCore Group, a national healthcare real estate developer, has begun construction of the new CHI Health Valley View Clinic in Council Bluffs near Omaha, Neb. The 37,800-square-foot clinic will replace an existing 9,000-square-foot facility, therefore quadrupling the size. The CHI Health Valley View Clinic will provide a variety of healthcare services under one roof, including primary care, behavioral health, women’s services, radiology, ultrasound, pharmacy and physical therapy providers. The property will feature 54 exam rooms and is slated to open in May 2019. The clinic is expected to provide a $10.4 million annual economic benefit to the area, according to NexCore. Darland Construction Co. is the general contractor and Leo A Daly is the architect.
LOS ANGELES — Jamison Properties has completed the development of Maya, a multifamily property located at 535 Kingsley Drive in Los Angeles’ Koreatown. Designed by Santa Monica, Calif.-based KFA, the seven-story property features 66 market-rate apartments and six affordable units in a mix of one- and two-bedroom layouts. On-site amenities include bicycle parking, clubhouse, gym, pool, courtyard and rooftop terrace.
CHARLOTTE, N.C. — Alliance Residential Co. has broken ground on Broadstone Bryant Park, a 345-unit apartment community in Charlotte’s FreeMoreWest neighborhood, just west of Uptown. The community will offer a mix of studio, one-, two- and three-bedroom units. Community amenities will include a 24-hour fitness center with yoga studio, coworking space, pool with sundeck, electric car charging stations, bike storage, 24-hour package and dry-cleaning pick-up and a pet spa with a grooming station. The project is Alliance’s first in Charlotte and second in North Carolina. Construction is slated to begin immediately, and the first units are expected to deliver in summer 2019.
GERMANTOWN, TENN. — Confluent Senior Living, in partnership with Harbor Retirement Associates (HRA), is set to begin construction of HarborChase of Germantown, an assisted living and memory care community in the east Memphis suburb of Germantown. The 114,450-square-foot community will feature 86 assisted living units and 37 memory care units in a three-story building. It is scheduled to open in summer 2019. Rosemann & Associates is serving as the architect on the project, and Catamount Construction is the general contractor. Vero Beach, Fla.-based HRA will operate the community upon completion. Confluent Senior Living is a subsidiary of Denver-based real estate investment firm Confluent Development. This is the third project by the Confluent and HRA partnership. The companies also have several land parcels under contract in nearby Cordova with plans for a second seniors housing community in the Memphis area.
MISSOURI CITY, TEXAS — A partnership between San Antonio-based SurePoint Self Storage and Houston-based Johnson Development Corp. will develop a 673-unit self-storage facility in Missouri City, a southwestern suburb of Houston. The three-story property, which will be SurePoint’s fifth facility in the Houston area, will span 67,000 square feet of mostly climate-controlled rentable space. Construction is scheduled to begin over the summer.
Trammell Crow Breaks Ground on 200,000 SF Medical Office Building in Moreno Valley, California

MORENO VALLEY, CALIF. — Trammell Crow Co.’s Southern California-Newport Beach office has started construction of a 200,000-square-foot medical office building in Moreno Valley. Riverside University Health System (RUHS) will occupy the three-story facility, which will feature space for specialty physician groups, an outpatient surgery center and expanded pharmacy services. he new medical office building will occupy 17.4 acres on the southern portion of RUHS’s 80-acre medical center campus and feature a single-story, 7,000-square-foot lobby and café. The new outpatient building and the existing medical center will be linked to the new property by a second-floor pedestrian bridge. Completion is slated for 2019.
