AUSTIN, TEXAS — Ridge, the industrial development arm of Transwestern Development Co., has completed construction of a 351,171-square-foot industrial building within Southpark Commerce Center in southeast Austin. The property, located just off Interstate 35 within 10 miles of downtown Austin and Austin International Airport, was developed on a speculative basis. Southpark Commerce Center will span more than 2.3 million square feet at full build-out.

CRYSTAL CITY, MO. — McCarthy Building Cos. Inc. has completed a three-story, 120,000-square-foot patient building on the campus of Mercy Hospital Jefferson in Crystal City, 35 miles south of St. Louis. The new development features 90 private patient rooms. McCarthy also renovated the hospital’s main entrance as part of the $73 million project. New corridors help connect the emergency department, imaging, surgical services and admitting areas. Further interior renovations included the construction of a new emergency department waiting area, additional cardiology facilities and MRI suites. The new childbirth center on the third floor of the existing tower includes new labor and delivery suites, remodeled postpartum rooms and two dedicated surgical units. Bates Architects designed the new patient tower, and Heideman Associates served as MEP engineer.

CINCINNATI — iFLY Indoor Skydiving has unveiled plans to open its first location in Ohio at Liberty Center in Cincinnati. The entertainment company will occupy 5,175 square feet upon its opening in the fall. iFLY has 67 facilities worldwide with 28 wholly owned in the United States. Liberty Center is a $350 million mixed-use property from developer Steiner + Associates.

PHOENIX — High Street Residential and MetLife Investment Management have started construction of The Osborn Residences, a five-story residential building located at Seventh Avenue and Osborn Road in midtown Phoenix. The project will feature 190 apartments ranging in size from 583 square feet to 1,358 square feet, as well as a five-story parking garage. On-site amenities will include a club room with buffet kitchen, lounge spaces, gaming area, Wi-Fi access throughout the common areas, fitness room, bike storage, dog spa, valet trash service and guest suite for visitors. Additionally, the community will feature a resort-style pool, courtyard, shaded lounge areas, fire pits, outdoor kitchen and grills, hammocks and a yoga lawn. The project team includes Chasse Building Team, ESG Architects, Kimley Horn and Meyer/Borgman/Johnson. The project is scheduled to open in August 2019.

WILLIAMSBURG, VA. — Broad Street Realty has broken ground on Midtown Row, a mixed-use redevelopment in Williamsburg. The Bethesda, Md.-based firm is transforming Williamsburg Shopping Center and the adjoining Monticello Shopping Center, which it acquired in 2017 for $13.3 million and $4.2 million, respectively. The project will include ground up construction, as well as renovations. At full build-out, Midtown Row will feature 233,047 square feet of retail, including 56,243 square feet of new retail; up to 628 apartment units; 6,319 square feet of office space; and a $3 million streetscape improvement, developed in partnership with the City of Williamsburg. Earth Fare is the first tenant to break ground at the former Monticello Shopping Center. The Fletcher, N.C.-based organic grocer is expected to open this June or July. Ace Peninsula Hardware, a division of Ace Hardware, will relocate within Midtown Row by the fall. Other restaurants and businesses that already exist in the shopping center, including Sal’s by Victor, the ABC Store and Food Lion, plan to remain in the new development, according to local media reports. Broad Street Realty will deliver Midtown Row in phases between this year and 2020.

SOUTH SAN FRANCISCO, CALIF. — The City Council of South San Francisco has approved SummerHill Apartment Communities’ plans for a mixed-use community at 988 El Camino Real in South San Francisco. Serving as the gateway to the city’s El Camino Real/Chestnut Area, the development is located across from the future site of the Community Civic Campus, adjacent to Centennial Way Trail and near the Bay Area Rapid Transit station. KTGY Architecture + Planning designed the six-story project featuring 172 apartments ranging in size from studios to two-bedroom units and 11,000 square feet of ground-floor retail space. On-site amenities will include a lounge, fitness studio, bike hub, dog park, club room, two resort-style courtyards with spa, fire pits, outdoor kitchen and dining areas, lounge areas, and spur trail connecting to Centennial Way Trail. Additionally, the project will feature commercial and visitor parking at the ground level, a 212-space underground parking garage for residents, 130 bike parking spaces and electric vehicle charging stations.

AUSTIN, TEXAS — Dallas-based StreetLights Residential will develop a 373-unit multifamily community within the 129-acre Austin Presidio development situated on Austin’s northwest side. The property, which has roughly $50 million in project costs, will be situated on 8.5 acres at the corner of Lakeline Mall Boulevard and Lyndhurst Street. The new community will be StreetLights’ second at Austin Presidio following The Michael, a 415-unit community that was completed in September 2016 and is approaching full occupancy. Steve Williamson of Transwestern represented StreetLights Residential in the land sale. Williamson also represented the seller, Austin 129 LLC, in that transaction.

MINNEAPOLIS — Minnesota-based Cub Foods Inc. will be opening a 46,000-square-foot grocery store in the Longfellow neighborhood of Minneapolis. The store will anchor a five-story, 148-unit apartment development slated to open in spring 2019. The new Cub will feature a large deli area with made-to-order meals, a popcorn shop, produce section, floral gift space and pharmacy. An outdoor seating area will include bicycle parking and a walk-up window serving coffee, ice cream and cookie sandwiches. Oppidan Investment Co. is developing the apartment.

AUSTIN, TEXAS — Cambrian Development and Austin-based Bercy Chen Studios will develop Shady Lane Creative Studios, a mixed-use property in east Austin that will include 47,723 square feet of office space, 7,714 square feet of ground-floor retail space and a 9,000-square-foot central courtyard. The project carries a price tag of roughly $13 million, according to the Austin Business Journal. The property will connect to Govalle Park, as well as bike trails and a proposed commuter rail line. A timeline for construction has not yet been established.

POOLER, GA. — Capital Development Partners Inc. plans to develop the Savannah Port Logistics Center, a 2.3 million-square-foot industrial project situated on 197 acres in Pooler, less than 10 miles from the Port of Savannah. The $125 million development will be built in two phases and will offer space for lease with modern specifications, transload capabilities, cross-dock, high cube and trailer storage facilities. Capital Development will break ground on Phase I of the project, totaling 537,000 square feet, in April. The facility will be on the GWRR rail line servicing the port and will be ready for occupancy in April 2019. The second phase will include a 1.3 million-square-foot build-to-suit facility, which will also be on the rail line. Construction is expected to begin on Phase II this year. Savannah Port Logistics Center will offer direct connection onsite to dual Class I railroads via CSX and Norfolk Southern, as well as easy access to the 1,200-acre Georgia Ports Authority Garden City Terminal, the largest and busiest single-container site in North America. Colliers International’s Savannah office and Atlanta-based NAI Brannen Goddard will handle the facility’s leasing assignment, which will offer spaces ranging from 300,000 square feet to 2.3 million square feet.
