Located on 7.5 acres on Lake Boren, the community features a community cultural center and a preschool to encourage intergenerational interactions. Chinese culture is accentuated in the architecture, cuisine, décor and activities. Staff is multilingual, speaking English, Mandarin and Cantonese. Rents start at $3,700 per month. Aegis Living operates 29 communities in Washington, California and Nevada with nine new communities in development.

NASHVILLE, TENN. — Nashville-based Oman-Gibson Associates (OGA) has completed the conversion of a former bowling alley into a 27,500-square-foot outpatient dialysis clinic for Vanderbilt Health. The facility is located at 2906 Foster Creighton Drive in Nashville. As part of the redevelopment, OGA added 7,000 square feet to the existing 20,500-square-foot property. Southeast Venture was the project architect, Fulmer Engineering was the civil engineer and Olympian Construction was the construction manager. The redevelopment brings OGA’s portfolio to more than 350 outpatient medical facilities throughout the United States.
ST. PAUL, MINN. — CBRE, on behalf of Ford Motor Co., is seeking offers from developers for the 143-acre former Ford Motor Co. assembly plant site in St. Paul. Demolition of the assembly plant has been completed and environmental remediation is slated to be finished soon. Richard Palmiter, Brian Pankratz and Steve Lehr of CBRE Land Services began marketing the site for sale in December. Offers from interested parties are due by Feb. 23. The zoning framework for the site calls for a new mixed-use neighborhood on the banks of the Mississippi River.
CHICAGO — Newmark Knight Frank has been tasked with completing the lease-up of 625 West Adams, a new 438,184-square-foot speculative office building in Chicago’s West Loop. A joint venture between White Oak Realty Partners, Vanderbilt Partners, CA Office and USAA Real Estate Co. owns the property, which is slated to open in April. Amenities include a fitness center, 1,000-person auditorium, tenant lounge, conference center and 400-car parking garage. Jon Cordell, Bill Rolander and Jason Houze of NKF will lead the brokerage team. Martin Wolf of Solomon Cordwell Buenz & Associates designed the property. Power Construction was the general contractor.
AUSTIN, TEXAS — AQUILA Commercial has broken ground on East6, a 115,000-square-foot office project for marketing firm Main Street Hub in Austin. Designed by The Beck Group, the four-story property will be located at 2010 E. 6th St. and will serve as Main Street’s new headquarters. Delivery of the property is slated for spring 2019. The tenant plans to consolidate 550 employees from its existing offices into the building.
ARLINGTON, VA. — Erkiletian Development Co. has secured financing and subsequently broken ground on The Sur, a 360-unit apartment development located in Arlington’s Potomac Yard neighborhood, roughly seven miles southwest of Washington, D.C. Walter Coker, Brian Crivella and Susan Carras of HFF arranged $35.9 million in preferred equity through PCCP LLC for the project. U.S. Bank provided a construction loan. Total development costs for The Sur are more than $148 million. The 12-story development will feature 16,503 square feet of retail space, an eighth floor party room, outdoor terrace, rooftop spa, fitness center, dog wash area, conference room and a business center. Units will range in size from 557-square-foot studios to 1,419-square-foot three-bedrooms. The community is located within the National Gateway mixed-use development, a 40-acre portion of Potomac Yard that includes residential, office and retail space. The Sur is slated for completion in April 2020.
SAN ANTONIO — The San Antonio City Council has approved the sale of 10 acres on San Antonio’s east side for the development of Echo East, a $65 million mixed-use project. The council also awarded a $450,000 grant for the project, which will be developed by Michigan-based Foremost Development Co. According to San Antonio Express-News, the project will include roughly 500 residential units and 25,000 square feet of retail space. A timetable for construction has not yet been established.
PLANO, TEXAS — Dallas-based Billingsley Co. will develop a 967,000-square-foot office campus within International Business Park, a 300-acre mixed-used development that spans the cities of Carrollton and Plano. The campus at 6161 Plano Parkway will include five buildings ranging in size between 180,000 and 211,000 square feet. Phase I will deliver a four-story speculative building and an amenity center with a 4,300-square-foot fitness center, 108-seat conference room and a tenant lounge with a coffee bar. Construction is slated to begin in May and wrap by August 2019.
VENICE, FLA. — Florida-based Trez Forman Capital Group has provided a $44.8 million loan for the construction The Floridian Club of Sarasota, a 309-unit active adult rental community in Venice. The gated community is located at 2445 E. Venice Ave., about four miles east of Venice Beach. Ben Jacobson of Trez Forman originated the loan on behalf of the developer, Sarasota Floridian LLC, an entity led by Larry Lieberman and Fred Starling. The community will include 261 single-story attached villas and 48 three-story units served by elevator. The units will feature one- and two-bedroom floor plans ranging in size from 991 to 1,339 square feet. All of the units will be available for long-term leases between two and 10 years. Although the community is designed for active baby boomers, it will not be age-restricted. Community amenities at The Floridian Club will include an infinity-style pool, separate lap pool, fitness center, café, club room, pickleball courts, guest suites, business center, outdoor barbeque area, pet spa and walking/running trails. Trez Forman is a joint venture formed in 2016 by Palm Beach-based Forman Capital and Vancouver-based Trez Capital Group.
OCEAN CITY, MD. — Cronheim Hotel Capital (CHC) and GEM Equity Markets (GEM) have arranged a $20.8 million construction loan for Cambria Resorts & Conference Center, a 133-room hotel that will be constructed on North First Street in Ocean City. CHC and GEM arranged the two-year loan through a consortium of Maryland-based credit unions on behalf of the developer, a joint venture between Ocean City-based Pinnacle Hospitality Solutions and Philadelphia-based The Wankawala Organization. Choice Hotels International Inc., owner of the Cambria brand, granted a 30-year franchise to the hotel developers.
