NEW YORK CITY — Oxford Properties Group and Canada Pension Plan Investment Board (CPPIB) have closed on the $700 million acquisition of a 3.25-acre development site in the Hudson Square district of Manhattan’s Midtown South submarket. The historic St. John’s Terminal site, which will be redeveloped into a mixed-use project, is situated south of West Houston Street and features 600 feet of frontage along the Hudson River. The northern portion of the site was not included in the transaction and will be developed separately. The joint venture between Toronto-based Oxford and CPPIB purchased the site from Westbrook Partners and Atlas Capital Group. Oxford owns a 52.5 percent interest in this joint venture and will manage the future development, details of which will be announced in the second half of the year. CPPIB owns the remaining 47.5 percent interest in the site. The parcel includes an existing 1.3 million-square-foot structure that was built in 1934 as the rail freight terminus to New York Central Railroad’s West Side Line. BALCH SPRINGS, TEXAS — Louisville-based LDG Development LLC will develop Villages at Ambassador Way, a $29 million mixed-use project that will be located at the corner of Ambassador Way and Gaiter Drive in Balch Springs, an eastern suburb of Dallas. Upon completion of construction, the first phase of which is scheduled to begin within the next month, the project will offer 221 multifamily units and 24,000 square feet of retail space. Residential amenities will include a pool, outdoor grilling area, theater room, fitness center, computer lab, playground and walking trails.
DALLAS — RED Development has topped out the 22-story office tower located within The Union Dallas, an 800,000-square-foot mixed-use development near downtown Dallas. Committed tenants at the tower include international law firm Akin Gump, accounting firm Weaver and multifamily development firm Streetlights Residential and have already signed leases at the property. The Union Dallas, which will also include a 31-story apartment tower and a 60,000-square-foot Tom Thumb grocery store, is now more than 50 percent preleased.
NASHVILLE, TENN. — Nashville-based Hensler Development Group, in conjunction with South Florida-based Stiles, has unveiled plans to develop Peabody Union, a 625,000-square-foot mixed-use project in Nashville. At full build-out, the development will feature 105,000 square feet of retail, 170,000 square feet of Class A office space and a 25-story, 350,000-square-foot residential tower overlooking downtown and the Cumberland River. The retail space will include flagship anchors, health and fitness concepts, local artisans and restaurants. In addition, Peabody Union will showcase local artistry and technology from the neighboring Entrepreneur Center. The joint venture paid $16 million to the Metropolitan Development and Housing Agency (MDHA) for the five-acre site, situated on the northern bluff of Rolling Mill Hill, and will contribute an additional $1 million toward affordable housing in Nashville. As part of the deal, MDHA will commit $17.5 million in tax increment financing (TIF) to fund construction of approximately 400 MDHA-controlled garage spaces, as well as traffic signalization, streetscapes and greenway improvements along the Cumberland River. Peabody Union, along with neighboring retail and office developments, will establish a new “Design District” on approximately 15 acres along the Cumberland River. FISHERS, IND. — Sun King Brewery has unveiled plans for the development of a new specialty production craft brewery and taproom at The Yard at Fishers District in Fishers, a northern suburb of Indianapolis. The 13,000-square-foot brewery is slated to open in late spring 2019. Sun King will focus on developing handcrafted, specialty beers that continue to experiment with different ingredients, styles and methods at the new brewery. The new location will be capable of producing approximately 5,000 barrels of beer per year. Customers will be able to purchase carryout beer and taste samples at the two-level brewery, which will also feature a 3,000-square-foot rooftop patio. NEW YORK CITY — A joint venture between Goldman Sachs Asset Management Private Real Estate (GSAM PRE) and DH Property Holdings plans to develop a three-story warehouse and distribution center located at 640 Columbia St. on the Red Hook waterfront in Brooklyn. The 370,000-square-foot facility will be one of the first industrial buildings in North America to feature multi-level distribution and warehousing. Designed by Ware Malcomb, the facility will feature Class A industrial specs, including 130-foot truck courts that can accommodate full-size tractor trailers on both the ground and second levels. The multi-level loading facility will also include 28-foot ceiling heights, 33 loading doors and an attached parking deck. Hollister Construction Services is the construction manager for the project.
NEW ORLEANS — Citadel Builders, a Metairie, La.-based general contractor, has broken ground on Parkway Apartments, a 207-unit multifamily project located at 4650 Washington Ave. in New Orleans’ Mid-City district. The community is situated at the corner of South Jefferson Davis Parkway and Washington Avenue, across the street from Xavier University of Louisiana. Kailas Cos. is developing the $40 million project in conjunction with All Star Electric Inc. and Harry Baker Smith Architects II PLLC. Parkway Apartments will offer one- and two-bedroom units and will include 13,776 square feet of retail space. In addition, the community will feature a fitness center with CrossFit-style equipment, ballroom with catering kitchen, conference center, elevated gardens, swimming pool, picnic area, dog park and an observation deck. The project is slated for completion in spring 2019.
WILMINGTON, N.C. — Trez Forman Capital Group has provided a $35 million loan for the development of River Place, a mixed-use project located at 200 N. Water St. in downtown Wilmington. The Florida-based company is a joint venture between Palm Beach-based Forman Capital and Vancouver-based Trez Capital Group. Trez Forman Capital arranged the loan on behalf of developer East West Partners. The Chapel Hill, N.C.-based firm is developing the 13-story project, which will include 92 condominium residences, 79 apartment units and 32,000 square feet of retail space. The building will be the central component of a more than $70 million redevelopment of a municipal parking deck with a new 400-space parking garage. River Place will feature a rooftop pool, fitness center and a clubhouse. Individual units will feature open floor plans and balconies with views of the Cape Fear River.
DALLAS — Stillwater Capital has broken ground on The Crosby, a 336-unit multifamily complex located at 400 S. Hall St. in the Deep Ellum district of Dallas. Designed by Dallas-based HLR Architects Inc., the building will feature 3,000 square feet of co-working space, a rooftop deck and lounge, a dog park, pool, fitness center and bike storage services. Units will include studio, one- and two-bedroom residences ranging in size from 535 to 1,176 square feet. A timetable for completion has not yet been established.
Western States Lodging Breaks Ground on 216-Unit Assisted Living Community Near Phoenix

SCOTTSDALE, ARIZ. —Western States Lodging has broken ground on Legacy Village of Salt River, a 216-unit assisted living and memory care community in the Phoenix suburb of Scottsdale. The property will be the company’s third in the Phoenix metro, as it continues its expansion into seniors housing. The property is located within Pima Center, a 232-acre, mixed-use business park developed by MainSpring Capital Group containing more than 1.5 million square feet of office, flex and light industrial facilities. The Block, a full-service retail center, is currently under construction within the park. Salt Lake City-based Beecher Walker Architects designed the community, which hardison/downey construction is building. The community is scheduled to open in early 2019. Development partners include The Boyer Group and the Colmena Group. Zions Bank provided development financing. Western States Lodging’s portfolio includes hotels, senior apartments and seniors housing communities in Utah, Oregon, Idaho, Washington, Hawaii, Colorado, Nevada and Arizona.
