DOUGLASVILLE, GA. — CyrusOne, a Dallas-based global data center REIT, has unveiled plans to expand into the Atlanta-area market with a 44-acre campus in Douglasville. The $206 million project will be located near the home of Google’s 2 million-square-foot server farm, according to the Atlanta Business Chronicle. At full build-out, the project will include three data centers totaling 440,000 square feet, and 50 megawatts of critical power. Construction is scheduled to begin in the first quarter of 2018, with completion of the first building slated for the summer of 2018. CyrusOne’s Atlanta centers will have access to multiple cloud providers and will be linked to the CyrusOne National Internet Exchange, which delivers interconnection between other CyrusOne locations across the country. The company currently operates 44 data center facilities across the United States, Europe and Asia.

CHARLOTTE, N.C. — McCraney Property Co. has acquired a 54-acre land parcel in Charlotte for the development of a 610,700-square-foot speculative industrial project. Dubbed Airport South Business Park, the property will be located near the intersection of Billy Graham Parkway and West Boulevard, less than one mile from Charlotte Douglas International Airport. Upon completion, the development will include five Class A industrial buildings. Warren Snowdon and David Hanna of Foundry Commercial arranged the land acquisition on behalf of McCraney Property Co. The project is part of the developer’s more than 2 million-square-foot industrial pipeline currently under development or planned throughout the Southeast.
ENGLEWOOD, COLO. — CA Senior Living LLC, the seniors housing investment and development division of Chicago-based CA Ventures, has started construction of Atria Englewood, a 130-unit seniors housing community in the Denver suburb of Englewood. Atria Senior Living will operate the seven-story community, which will offer a mix of assisted living and memory care apartments. The property is scheduled to open in summer 2019. When complete, Atria Englewood will offer a total of 106 assisted living apartments, with floor plans ranging from 380 to 1,200 square feet. The remaining 24 apartments will be for memory care. Atria Englewood represents CA Senior Living’s plans to build infill, mid-rise seniors housing near major metros.
CENTENNIAL, COLO. — Confluent Development has broken ground on the grocery portion of a 20,000-square-foot retail project located within The Ridge, a mixed-use development in the Denver suburb of Centennial. Upon completion, the project will feature three freestanding retail buildings. Confluent Development is partnering with Equity Ventures Commercial Development to deliver a 13,300-square-foot, build-to-suit building for Natural Grocers. The organic grocer will move into the new space in the third quarter of 2018. The project also includes a 2,000-square-foot, freestanding Starbucks Coffee, which opened in September. The third portion of the project will add an additional freestanding building, totaling 4,200 square feet. The Ridge mixed-use development includes a Holiday Inn, Centennial Gun Club, two office buildings and additional retail and restaurant buildings.
First Industrial Realty Trust to Develop 738,720 SF Distribution Center in Central Pennsylvania

LEBANON COUNTY, PA. — First Industrial Realty Trust is developing First Logistics Center @ I-78/81 in Lebanon County in Central Pennsylvania. The company has commenced site work and development for a 738,720-square-foot distribution center. Slated for completion in the fourth quarter of 2018, the distribution center will feature 40-foot clear heights, 185-foot truck courts, 135 dock-high door positions, four drive-in doors, 246 trailer stalls, 289 auto stalls, ESFR sprinklers and LED lighting. The total investment for the distribution center is estimated at $49 million. The site plan for the industrial park includes 12 acres of land on which the company is readying a pad for the future construction of a 250,000-square-foot facility. The project team includes Blue Rock Construction as general contractor and Joseph V. Belluccia as architect. Patrick Lafferty, Michael Hess, Bart Anderson and Fred Ragsdale II of CBRE have been retained to lease the project.
HOUSTON — WorkFlourish, a Houston-based company that cultivates workspaces within hospitality or residential settings, has opened a 10,000-square-foot co-working space within Ascension on the Bayou, a 280-unit apartment community located in the Westchase area of Houston. The property now features a workspace in the main lounge, two conference rooms, a formal business center, several individual desks, eight private offices and a community kitchen. Co-working space at the property costs between $200 and $450 per month.
ATLANTA — A joint venture between Landmark Properties and CityLife Development Partners has acquired a 1.1-acre site near the Georgia Institute of Technology in Midtown Atlanta for the development of a 28-story student housing community. The 425,000-square-foot development — dubbed The Mark at Atlanta — will offer 780 beds and 7,000 square feet of commercial space. The property is set to feature one- to six-bedroom, fully furnished units. Community amenities will include an on-site parking garage, rooftop pool and hot tub, fitness center, yoga room, bike storage center, clubhouse, study lounges, a computer lab, golf simulator, sky lounge with adjoining outdoor terrace, a sauna and tanning beds. The property is set to open in August 2020.
HUNTERSVILLE, N.C. — Foundry Commercial, in a joint venture with PGIM Real Estate, has acquired 48 acres of land in Huntersville for the development of Bryton Commerce Center, a 700,000-square-foot light industrial project. The development will be located within Bryton Town Center, a 425-acre mixed-use campus located roughly 15 miles north of Charlotte. The six-building project will deliver in two phases. Construction on the first phase will begin in early 2018 and is expected to complete by the end of the year. Bryton Commerce Center will feature 30-foot clear heights, tilt-wall construction, ESFR sprinkler systems, glass-heavy exteriors and high parking ratios. In addition to industrial space, the Bryton Town Center master plan will include more than 1 million square feet of retail space and 1 million square feet of office space, as well as multifamily and single-family residential units.
PITTSBURGH — The Community Builders Inc. (TCB), a nonprofit developer of mixed-income housing, has opened Hillcrest Residences, a 66-unit seniors housing community in Pittsburgh’s Carrick neighborhood. The community features eight handicap-accessible apartments to allow residents to age in place. Amenities include a community room with library, garden, business center, fitness room, outdoor terrace, private room for health services, laundry rooms and 36 parking spaces. The Urban Redevelopment Authority of Pittsburgh, the HUD Neighborhood Stabilization Program, Federal Home Loan Bank of Atlanta, Citizens Bank and The Pennsylvania Housing Finance Agency both contributed to the development. Through partnerships with local organizations such as the American Health Care Group, Greater Pittsburgh Community Food Bank and UPMC Stroke Institute, Hillcrest residents will have access to supportive services. The University of Pittsburgh School of Nursing provides quarterly health screenings, monthly healthy eating tips, exercise and fall prevention workshops.
TYLER, TEXAS — Abby Development has broken ground on Auberge at Tyler, a 234-unit multifamily community located on Grand Boulevard near the intersection of Old Jacksonville Highway in Tyler, about 100 miles east of Dallas. Amenities will include a pool with swim-up tanning ledges, a stocked fishing pond, fitness center and yoga studio, a dog park, a resident lounge with a kitchen and coffee bar and a cabana area with flat-screen televisions. The community is expected to open during the second quarter of 2019.
