DALLAS — Stream Realty Partners has completed the renovation of Pinnacle Tower, a 24-story, 549,000-square-foot office building located along the LBJ Freeway in Dallas. The yearlong project delivered upgrades such as new exterior lighting to showcase the design and a remodeled lobby with a Starbucks Coffee, full-service restaurant and outdoor patio. Other additional features include a tenant lounge, fitness center, conference center and shuttle service to and from the Galleria mall and local restaurants.

ORLANDO, FLA. — Trez Forman Capital Group has provided a $74.8 million construction loan for Church Street Plaza, a 26-story mixed-use development in downtown Orlando. Trez Forman is a joint venture between Palm Beach-based Forman Capital and Vancouver-based Trez Capital Group. Plans for the new development include 200,000 square feet of Class A office space, a 180-room hotel, a ground-floor restaurant and a rooftop bar/lounge area. Kolter Hospitality will acquire the hotel portion of the project, which is located on the northeast corner of South Garland Avenue and West South Street. The building’s parking garage will connect to the Church Street Station SunRail stop.

CONWAY, S.C. — Frampton Construction Co. LLC has broken ground on a 46,028-square-foot manufacturing facility located within Atlantic Center in Conway, roughly 15 miles northwest of Myrtle Beach. Agracel Inc. is developing the project, which will be leased to Teknoware, a Finnish manufacturer of interior lighting systems for commercial vehicles. In addition to manufacturing space, the building will include 5,000 square feet of office space. The project is slated for a May 2018 completion.

Benchmark_Newton-MA

NEWTON, MASS. — Benchmark Senior Living has selected Erland Construction to manage the construction of a 50-unit memory care community in the Boston suburb of Newton. The project will be located on the former campus of Andover Newton Theological Seminary in Newton Centre. Plans include construction of a 34,683-square-foot building, as well as renovations to an existing five-story building on the site. Combined, the project will total 54,597 square feet. Bechtel Frank Erickson designed the community. Waltham, Mass.-based Benchmark’s portfolio totals 56 communities in seven states.

HOUSTON — First Industrial Realty Trust Inc. has broken ground on First 290 @ Guhn Road, a 126,250-square-foot distribution center located at 6913 Guhn Road in northwest Houston. The front-load facility will feature 32-foot clear heights, an ESFR sprinkler system, 185-foot truck court, 137 parking stalls and up to 46 trailer stalls. Completion is slated for summer 2018. Stream Realty Partners will handle leasing of the facility.

FLOWER MOUND, TEXAS — Realty Capital Management has broken ground on Lakeside Professional Office, a 21,750-square-foot project in Flower Mound. The Class A property is being developed on a speculative basis. Bancorp South provided the construction loan for the project, which is expected to be complete by summer 2018.

BOULDER, COLO. — Construction is underway on Williams Village East, a 178,000-square-foot, 700-bed residence hall located at the University of Colorado Boulder. The design-build team for the project consists of KWK Architects, alm2s and Whiting-Turner Contracting Co. The $96.7 million residence hall is being built in accordance with LEED Gold standards, and will include solar panels, LED lighting, recycling areas, occupancy sensor lighting, green outlets and thermostats in each room. The development — which targets upperclassman — will open for occupancy in August 2019.

PITTSBURGH — High Street Residential and Northwestern Mutual have broken ground for Glasshouse, a five-story, Class A residential mixed-use building located in Pittsburgh’s historic glassmaking district. Slated for completion in summer 2019, the property will feature 319 apartments in a mix of studio, one-, one+den, and two-bedroom units ranging in size from 665 square feet to 1,200 square feet. Additionally, the property will offer ground-floor restaurant retail space and 335 indoor parking spaces. On-site amenities include a club room, a game room, an e-lounge, an entertainment kitchen, a fitness center, a yoga room, a conference center, three outdoor courtyards and an outdoor pool. The project team includes Rycon Construction, Hord Coplan Macht, Langan Engineering, Tower Engineering, Structura, RD Jones Associates and Steven Winter.

FLOWER MOUND, TEXAS — Greystar is developing Elan Flower Mound, a mixed-use community that will be situated on 13 acres in the northern Dallas-Fort Worth (DFW) metro of Flower Mound. The property will feature 426 apartments ranging in size from 493 to 1,558 square feet, as well as 40 townhomes ranging in size from 1,309 to 1,848 square feet. Amenities will include a theater room, pool, fitness center, dog park and bike repair area. Designed by Meeks + Partners, the project will also deliver more than 15,000 square feet of retail space. Construction is already underway with a target completion date of fourth-quarter 2018.

BROOKHAVEN, GA. — The Brookhaven City Council has approved a community investment agreement that will allow Children’s Healthcare of Atlanta (CHOA) to move forward with a new pediatric campus in the city of Brookhaven, roughly 11 miles north of downtown Atlanta. CHOA unveiled plans for the $1.3 billion project earlier this year. The new campus will include a 446-bed replacement hospital, support buildings, a physical plant, more than 20 acres of greenspace and the Center for Advanced Pediatrics, a 260,000-square-foot outpatient facility currently under construction. After construction of the new hospital is complete, CHOA will cease operations at the inpatient facility at Egleston Hospital in Atlanta. Construction on the campus’ first building will break ground next year. The project is slated for completion in 2025.
