ATLANTA — The Loudermilk Cos. has topped off construction of 371 East Paces Ferry, a nine-story, 120,000-square-foot medical office building in Atlanta’s Buckhead district. George Olmstead of Cushman & Wakefield is handling the property’s leasing assignment, and recently secured a 3,576-square-foot lease with Interventional Orthopedics of Atlanta LLC. The company will join other committed tenants including Concord Pharmacy, Piedmont Medical Care Corp., Peachtree Dermatology and Kalos Surgical Associates. The building will include 485 parking spaces in a seven-level deck and is expected to open in April 2018.

NORTH CANTON, OHIO — The A. Altman Co. has unveiled plans to develop a new 36,410-square-foot pediatric care facility in North Canton, about 20 miles south of Akron. The Akron Children’s North Canton Medical Center will be part of the Aultman Health Foundation North Campus. Akron Children’s entered into a long-term ground lease at the property. The move will allow the children’s hospital to consolidate operations from three locations around Stark County under one roof. The first floor of the building will feature Akron Children’s hospital pediatrics, while the second floor will be home to outpatient services such as cardiology, allergy and sports medicine. The ground floor will house physical, occupational and speech therapy rehabilitation services. The A. Altman Co. will develop and own the building.

MISSION VIEJO, CALIF. — Ralphs Grocery Co. is re-opening its remodeled Portola Plaza supermarket in North Mission Viejo following more than three months of ceiling-to-floor renovations. The 41,500-square-foot Ralphs features Ralphs Fresh Fare décor with new departments, services and a layout that improves customers’ shopping experience while helping to conserve energy and reduce waste. The Portola Plaza supermarket will be Ralphs’ 61st Fresh Fare store. The remodeled Ralphs store utilizes green technology to improve energy efficiency in daily store operations. Overall, this store will consume about 15 percent less energy than a comparatively sized store and about 25 percent less energy than a store built in 2000. In addition, store associates have been trained to follow a waste reduction and recycling program for all paper and plastic packing the store receives. The store also encourages customers to reduce waste by offering affordable reusable shopping bags. Ralphs aims to eliminate waste across the company by 2025. Los Angeles County-based Ralphs Grocery Co. has 191 supermarkets across Southern California. Ralphs is a subsidiary of The Kroger Co., one of the world’s largest retailers, based in Cincinnati.

SHERMAN, TEXAS — Finisar, a California-based manufacturer of optical communications components used in Apple products, will open a 700,000-square-foot, previously shuttered manufacturing plant in Sherman. Funding for the project stems from a $390 million grant provided by Apple Inc. The awarding of the grant will enable Finisar, which already operates a plant in Allen, to increase its research and development spending and up its production of vertical-cavity surface-emitting lasers (VCSELs), which power Apple products like Face ID and Animoji. Approximately 500 new jobs will be created as a result of Apple’s grant. Holmes Davis of Binswanger represented the seller of Finisar’s new facility, SunEdison. Finisar expects the Sherman facility to begin shipping new VCSELs by the second half of 2018.

GRAND PRAIRIE, TEXAS — Swedish furniture retailer IKEA has opened a 290,000-square-foot store in Grand Prairie. The store is the company’s fourth location in Texas, with plans to open stores in the San Antonio and Fort Worth areas in 2019 underway. Construction of the store created about 500 new jobs, with an additional 250 workers joining the IKEA team as it became operational.

WEST PALM BEACH, FLA. — Crane Capital Group Inc., in partnership with Westmont Hospitality Group, has received an $18.7 million construction loan for the conversion of a vacant office tower in West Palm Beach into a 191-room hotel. Scott Wadler and Wesley Hightower of HFF arranged the three-year, fixed-rate loan through Woodforest National Bank on behalf of the joint venture, which acquired the vacant Forum Office tower earlier this year. The redeveloped 10-story hotel, located roughly five miles from the new $150 million Houston Astros Spring Training facility, will serve the public, as well as the Houston Astros players, staff and family. The hotel will feature a restaurant, pool and a gym. Westmont Hospitality Group will manage the property, which is expected to open mid-year 2018.

CHICAGO — Time Out Group, a London-based media company, has unveiled plans to open a 50,000-square-foot food hall in Chicago’s Fulton Market. Time Out Market Chicago is slated to open in 2019. The vendor lineup will feature several of the city’s top restaurants and bars. The three-story space will include 16 chef-driven counters, three bars, a demonstration kitchen, a retail area, outdoor dining space and seating for 600 people. The first market from Time Out, located in Lisbon, Portugal, opened in 2014. Additional markets are slated to open in the United States in Miami (2018) and Boston (2019).

HOUSTON — Capital Retail Properties (CRP), in a partnership with Wile Interests Inc., will develop Market at Houston Heights, a 30,000-square-foot retail and restaurant destination in northwest Houston. The property will be located at 1533 N. Shepherd Drive fronting Laird and West 16th streets. Individual components will include a 4,000-square-foot structure allocated to dining, 26,000-square-foot mixed-use building, 3,000-square-foot plaza with seating for community events and 160 parking spaces. The developers expect to deliver space for tenant build-out in the fall of 2018.

SAN ANTONIO — Silver Ventures has opened Cellars, a 122-unit multifamily complex situated within The Pearl, a mixed-use property in San Antonio. The 10-story building will offer one-bedroom units, as well as loft spaces and penthouses, with units ranging in size from 650 to 3,986 square feet. Amenities include 24-hour concierge and valet services, a rooftop pool with cabanas, a library, fitness center and a dog park. Rents start at $1,830 per month.

CHICAGO — Developer First Hospitality Group Inc. (FHG) and Navy Pier have unveiled the brand for the first hotel on Navy Pier. Slated to open in summer 2019, the 222-room hotel will operate under the Curio Collection by Hilton brand. Construction is expected to begin in January 2018. Situated at the eastern end of Navy Pier, the hotel will feature floor-to-ceiling windows and a 30,000-square-foot rooftop restaurant bar. Acron, a Switzerland-based real estate company, is funding the project. Jackie Koo of KOO LLC is designing the project, and James McHugh Construction Co. is the builder. The project is expected to generate 600 construction jobs and create 300 permanent jobs, according to FHG. Hilton operates more than 40 Curio Collection independent hotels globally.
