EDINA, MINN. — Doran Cos. and KM2 Development are developing a 185-unit luxury apartment property in Edina, a southwest suburb of Minneapolis. Known as ENVi, the property will be situated on a site formerly occupied by Best Buy, which closed in 2012. The store will be demolished in order to make room for the apartment property. Designed by Doran Architecture, the building will have environmental features such as a white roof to reduce the heat island effect, increased thermal building design, Energy Star appliances and electric car-charging stations. Slated for completion in summer 2019, the project will include a mix of studio, one-, two- and three-bedroom apartments as well as 13 townhomes. Amenities will include an entertainment clubroom, outdoor pool, grills, bocce ball, business center, fitness center, spa, sauna and golf simulator. Mike Mikan and Kurt Krumenauer of KM2 purchased the property and an adjacent single-family home in 2016.

WOODBURY, MINN. — Elion Partners and Kraus-Anderson have unveiled plans to develop a 54,000-square-foot office building in Woodbury, an eastern suburb of St. Paul. The three-story Class A building will be the third office building situated within CityPlace, a 100-acre mixed-use development. Transwestern will represent Elion Partners in the lease-up of the building. The office portion of CityPlace began with the development of TRIA Orthopedic Center, a partnership between The Orthopedic Center, Park Nicollet & Health Partners and University of Minnesota Physicians. Earlier this year, The Davis Group unveiled plans to develop CityPlace’s second office building, a two-story, 50,000-square-foot medical office building, slated to open in July 2018.
SAN DIEGO — Sundance, a retailer of women’s and men’s apparel, footwear, jewelry, accessories, art and home décor, has opened its newest store in Westfield University Town Center in San Diego. Since August 2015, Sundance has opened stores in Edina, Minn.; Dallas; Southlake, Texas; Scottsdale, Ariz.; Tigard, Ore.; Atlanta; and Leawood, Kan., adding to its existing legacy stores in Park Meadows, Colo., and Corte Madera, Calif. Robert Redford, the famed actor, director and visionary of independent filmmaking, founded Sundance Catalog in 1989 to promote the works of artists and craftspeople from across the country and around the world. Sundance headquarters are located in Salt Lake City.
HOUSTON — E.E. Reed Construction LP has broken ground on a 1,753-unit self-storage facility in west Houston for Proguard Storage. Upon completion, the six-story, climate-controlled facility will total 268,593 square feet. Houston-based Edgecomb & Associates is designing the project, which is scheduled to be complete in November 2018. The project will be the fourth self-storage facility for E.E. Reed since 2011.
NASHVILLE, TENN. — Safe Harbor Development, in conjunction with Margaritaville Holdings, has broken ground on Margaritaville Nashville Hotel, a 217-room hotel in Nashville’s SoBro district. Inspired by the lyrics and lifestyle of singer/songwriter Jimmy Buffett, the hotel is located at the corner of 5th Avenue South and Peabody Street, steps from Music City Center. In addition to guest rooms, the hotel will feature 52 Margaritaville Vacation Club by Wyndham timeshare units; a rooftop area with a pool, sundeck, fire pits and live entertainment; fitness center; more than 10,000 square feet of function space; Starbucks Coffee shop; and two Margaritaville dining concepts: FINS Beach Bar and JWB Grill. Margaritaville Nashville Hotel is part of Margaritaville’s portfolio of hotels and resorts. To date, the portfolio includes 10 hotels across the Southeast and Caribbean and 23 additional locations under development. The Nashville location is expected to open in summer 2019.
CINCINNATI AND DAYTON, OHIO — Confluent Development has completed two Verizon Wireless stores in Cincinnati and Dayton. The Cincinnati project is a renovation of a 4,522-square-foot freestanding, renovated facility along a retail corridor in the Western Hills area. Verizon relocated the Cincinnati store for a larger space. The renovation included the expansion of the sales floor area to enhance customer service. The store is located at 6211 Glenway Ave. The Dayton store is a 4,983-square-foot ground-up, build-to-suit development. Verizon decided to relocate the store in favor of the new facility’s more functional layout. Located at 2340 Miamisburg Centerville Road, the freestanding facility is in the Centerville neighborhood immediately adjacent to Target and near South Dayton Mall. The project marks one of the first Verizon Wireless locations built under the company’s new “Next Generation” store design, which incorporates the latest digital technology and merchandising concepts under Verizon’s new retail vision, according to Confluent.
LAKEWOOD, COLO. — Avenida Partners has started the construction of Avenida Lakewood, a 230-unit age-restricted community in the Denver suburb of Lakewood. KTGY Architecture + Planning designed the project, which is located six miles from downtown Denver. The four-story community is located on 6.1 acres and is restricted to residents age 55 and older. Avenida Lakewood is part of the Oak Station Marketplace mixed-use development serving the newly-constructed W Light Rail Oak Station. The apartments at Avenida Lakewood range in size from 793 square feet to 1,238 square feet and include a mix of 92 one-bedroom apartments and 138 two-bedroom apartments. The presale office is slated to open in May 2018. The community grand opening is planned for spring 2019. Avenida Partners LLC is a real estate development, investment and property management firm focused solely on building active adult, market-rate rental communities. Headquartered in Newport Beach, Calif., the company has current developments in Oklahoma, Tennessee, Colorado and Illinois.
NEW PROVIDENCE, N.J. — Erickson Living has opened the doors on Maple Glen, an independent living expansion at Lantern Hill, a continuing care retirement community in New Providence, approximately 30 miles west of New York City. The residential community is part of a phased expansion of the 20-acre community. Maple Glen is part of Phase II, which also includes a second building — Oakwood Court — scheduled to open in February. Phase II will add a total of 114 independent living apartments. Phase I, which opened in June 2016, added 161 independent living apartments, all of which sold out in 10 weeks, according to Erickson. A climate-controlled walkway connects Maple Glen to Union Square where the community’s restaurants, medical center and amenities are located.
ATLANTA — SunTrust Community Capital, in partnership with McCormack Baron Salazar and Invest Atlanta, has provided $24.8 million in financing for a new YMCA of Metro Atlanta headquarters. The 54,400-square-foot building, known as the YMCA Center for Leadership and Learning, will be located at 569 Martin Luther King Jr. Drive in downtown Atlanta, a half-mile from the new Mercedes-Benz Stadium. The financing included $22 million in New Market Tax Credits (NMTC) allocation and a $2.5 million Westside Tax Allocation District grant from Invest Atlanta. SunTrust Community Capital served as the sole NMTC investor for the development. The new Leadership and Learning Center will house the YMCA of Metro Atlanta’s administrative offices and will become the new regional YMCA training center for the Southeast, providing training to over 1,500 employees annually. The center will bring 135 YMCA employees to downtown Atlanta, including 25 new jobs and various internship opportunities. The facility is expected to open in early 2019.
PLANO, TEXAS — McCarthy Building Cos. Inc. will build a 90,000-square-foot fine arts center for the Plano Independent School District. The facility, which will be located along Alma Road between 15th Street and West Park Boulevard, will feature a 1,500-seat performance hall, 350-seat studio theater, rehearsal studio and a visual arts gallery. The project will also deliver surface parking for roughly 700 vehicles. Construction of the project, which is valued at roughly $50 million, is expected to begin during the summer of 2018.
