ROUND ROCK, TEXAS — Dallas-based general contractor Duke Inc. is nearing completion of Bartz Ranch, a 296-unit apartment community located in the northern Austin suburb of Round Rock. Designed by Meeks + Partners, the three-story property will feature one-, two- and three-bedroom units ranging in size from 736 to 1,446 square feet. Amenities will include a pool, fitness center, music recording studio and an outdoor patio with grill areas.

IOWA CITY, IOWA — CA Ventures and Janko Hospitality have topped off the Hyatt Place Iowa City. The 151-room hotel, currently under development, is located in one of two towers that comprise the venture’s RISE at Riverfront Crossings development. The 575,000-square-foot mixed-use development will also include a 332-unit apartment tower, retail and office space. Completion is slated for August 2018. Managed by Janko Hospitality, the hotel will feature guest suites with separate living and sleeping areas. Amenities will include an indoor pool, fitness center, business center and dining area.
ROCKWALL, TEXAS — A partnership between two development firms, AMCAL Equities LLC and Atticus Real Estate Development, will build a 228-unit apartment community in the eastern Dallas metro of Rockwall. The property, which will be branded Harbor Urban Center Apartments, will offer amenities such as a rooftop garden, courtyards and outdoor kitchen areas, a fitness center, business center and an internet cafè with a coffee bar. The U.S. Department of Housing and Urban Development (HUD) is financing the project, which was designed by Humphreys & Partners Architects, through its 221(d)(4) program. The $34.8 million construction to perm loan features a fixed 3.7 percent interest rate. The co-developers expect to complete Harbor Urban Center Apartments in October 2019.
DALLAS — StreetLights Residential has opened The Case Building, a 337-unit multifamily community located at 3131 Main St. in the Deep Ellum area of Dallas. The 17-story building is the first multifamily high-rise community in the neighborhood and offers amenities such as co-working spaces, a catering kitchen, private resident bar, fitness center and bike storage services. Units range in size from 500 to 1,300 square feet. SLR Construction LLC served as general contractor for the project, and WDG Architecture provided design services. Dallas-based Westdale will manage the property.
HAPEVILLE, GA. — Architecture firm Artefact has unveiled design plans for Oak Center, a new mixed-use project in Hapeville, roughly two miles north of Hartsfield-Jackson Atlanta International Airport. The three-story development will expand and refurbish an existing two-story building on Oak Street, and will total 66,000 square feet upon completion. The project will feature ground floor retail, office space, outdoor dining, plaza areas and underground parking. A construction timeline was not disclosed.
LAS VEGAS — SR Construction has completed construction on Henderson Medical Office Building, an 84,450-square-foot medical office building in the Las Vegas submarket of Henderson. The four-story building is situated just 200 feet from Henderson Hospital. The project includes a finished lobby, restrooms, two elevators and complete mechanical and electrical systems with future tap-ins.
LUBBOCK, TEXAS — Richardson-based Hill & Wilkinson General Contractors will build a $91 million expansion project for the Health Sciences Center of Texas Tech University in Lubbock. The project involves adding 185,000 square feet of space, including a 100,000-square-foot extension of the current building that will feature research labs and a gross anatomy lab. In addition, the project will deliver a 14,500-square-foot conference center and a 58,142-square-foot building that will house classrooms, offices and collaborative spaces. Perkins + Will is providing architectural services for the project, which is slated for a 2019 completion.
DALLAS — Seritage Growth Properties and KDC will develop a 1 million-square-foot office property within Dallas Midtown, a 430-acre mixed-use project that is being constructed at the site of the former Valley View Mall in Dallas. The office development will feature two Class A towers with anchor retail and entertainment spaces. Seritage is also considering adding a hotel as part of its 23-acre project within the larger development. A timetable for completion has not yet been established.
DETROIT — Developers Karp and Associates and Prater Development have completed a $30 million conversion of a former retail and office building into Capitol Park Lofts, a 63-unit apartment property in Detroit’s Capitol Park neighborhood. Floor plans range from studios to two-bedroom units with monthly rents starting at $998. The 80,800-square-foot building was originally constructed in 1912. The property, located at 1145 Griswold St., also features second-floor office space and Prime + Proper restaurant. The project team included architecture and design firm Kraemer Design Group and construction manager Buildtech.
CHICAGO — Meridian Design Build has broken ground on a 75,000-square-foot industrial build-to-suit for Banner Wholesale Grocers in Chicago. The property is located on a 4.2-acre site at 2639 S. Damen Ave. The building will feature 36-foot clear heights, LED lighting, a fully air-conditioned wholesale floor, freezer space, eight loading docks and a covered van platform with 16 loading positions. Schmidt Design Inc. is providing architectural services, while Kimley-Horn is completing civil engineering work. A timeline for project completion was not disclosed.
