AURORA, OHIO — Peak Construction Corp. has been tasked with building a 409,495-square-foot industrial build-to-suit for an undisclosed distribution company in Aurora, about 30 miles southeast of Cleveland. The property, owned by Scannell Properties, will feature 32-foot clear heights, 30 dock doors, one drive-in door, 20 trailer spaces and parking for 75 cars. Peak has teamed up with Ware Malcomb Architects and Weber Engineering for the project.

JOHNSTON, IOWA — R&R Realty Group has opened Residences at 62W in Johnston, about 10 miles northwest of Des Moines. The 137-unit apartment community features one-, two- and three-bedroom floor plans. The property, located on 62nd Avenue, features amenities such as a health center, yoga room, game room, pet spa and pool deck. West Des Moines, Iowa-based R&R Realty Group is a full-service real estate company with development, brokerage, construction and property management services.
HOUSTON — Medistar Corp. will develop a 550,000-square-foot, Class A medical office tower at 6700 Main St. in Houston, adjacent to the Texas Medical Center. The site previously housed a Best Western hotel, which will soon be demolished. The property will feature an oversized parking garage and an undetermined amount of ground-floor retail space, in addition to space for both physicians and healthcare providers. A timetable for completion has not yet been established.
MARIETTA, GA. — Studio Movie Grill, a privately owned dine-in theater concept based in Dallas, has opened its newest theater at 40 Powers Ferry Road in Marietta, a northern suburb of Atlanta in Cobb County. The 11-screen SMG Marietta is backfilling a former Sports Authority store in a shopping center that was once anchored by Harry’s Farmers Market, a subsidiary of Whole Foods Market. SMG Marietta is Studio Movie Grill’s third location in Georgia and its 29th nationwide. The property features a spacious lounge, wraparound bar, outdoor patio and luxury recliners in each theater. The theater employs roughly 200 people, according to Marietta Mayor Steve Tumlin. SMG Marietta is a participating theater in the company’s Special Needs Screenings and Chefs for Children programs.
HUTTO, TEXAS — Titan Development has broken ground on Innovation Business Park, a 72-acre industrial development that will be located in Hutto, a northern suburb of Austin. Phase I of the project will deliver a facility measuring approximately 150,000 square feet, which will have the capacity to house one to four tenants. The project will feature more than 1 million square feet of rentable space at full build-out. Titan will invest about $100 million in the development of the park, according to Community Impact Newspaper.
Callahan Construction Managers Completes 108,000 SF Facility for Cambridge College’s Relocation

CHARLESTOWN, MASS. — Callahan Construction Managers has completed the construction of Cambridge College’s campus relocation project. Located in Hood Business Park in Charlestown, the project comprises a 108,000-square-foot tenant fit-out with modern classrooms, laboratories, meeting rooms, offices, administrative areas, studies and lounges. Designed by Wilson Architects, the facility features state-of-the-art audio/visual communications and teaching technologies, as well as ancillary support spaces for the college.
CLAYTON, MO. — The Opus Group has completed the development and construction of Ceylon Luxury Apartments in Clayton, a suburb of St. Louis. The apartment property features 120 units and first-floor retail space. Ceylon offers two amenity decks with a fitness center, conference room, coffee bar, game room and fire pit. Smoothie King will occupy 1,377 square feet of the retail space, which totals 13,297 square feet. Chris Zoellner and Jared Hancock of Balke Brown Transwestern are marketing the remaining retail space for lease. Opus Development Co. was the project developer and Opus Design Build was the design-builder. Opus AE Group served as architect, structural engineer and interior designer.
PLEASANTON, CALIF. — Stoneridge Creek is preparing to open its 151-unit expansion at the seniors housing community in the Bay Area city of Pleasanton. The expansion includes 12 single-story homes, 56 garden homes and 83 apartments, as well as new amenities and common areas. Stoneridge Creek opened in 2013 on a 50-acre campus and currently houses more than 450 seniors. The CreekView health center is located adjacent to Stoneridge Creek, offering long-term care services.
ARLINGTON, TEXAS — A joint venture between Dallas-based Fountain Residential Partners and HC2 Capital LLC will develop 8FOUR8 Mitchell, a 687-bed student housing property that will be located on West Mitchell Street just west of Cooper Street near the University of Texas at Arlington. The property’s 298 units will consist of a mix of one-, two-, three-, four- and five-bedroom residences. Amenities will include a resort-style pool, a 9,000-square-foot clubhouse with a fitness center and multiple private study rooms. Stuart Roosth Architects designed the property. The general contractor, Temple-based MW Builders Inc., expects to complete the project in time for the fall 2019 semester.
MYRTLE BEACH, S.C. — Eyzenberg & Co. has arranged a $22.6 million construction loan for the development of a 42,000-square-foot retail project located at 1410 N. Ocean Blvd. in Myrtle Beach. The three-story, oceanfront complex will include a live entertainment venue, restaurants and retail space. David Eyzenberg and Ao Sun of Eyzenberg & Co. arranged the non-recourse financing at 60 percent loan-to-cost through Gamma Real Estate. Tin Roof, a restaurant/entertainment operator, will occupy the third floor of the building with a 10,000-square-foot flagship location. The rooftop will include a covered, air-conditioned restaurant space, as well as an open-air terrace. Signed tenants on the ground floor include BurgerFi and General Store. Florida-based restaurant Papa’s Raw Bar is slated to take space on the first and second floors. The development is scheduled to open in April 2018.
