NEW PALTZ, N.Y. — The State University of New York (SUNY) at New Paltz, along with PC Construction, has broken ground on a $14 million Engineering Innovation Hub, located on the university’s campus in New Paltz. The two-story structure will add to the school’s growing mechanical engineering program, house the headquarters and laboratories of the university’s Hudson Valley Advanced Manufacturing Center, provide space for potential business partners under the state’s START-UP NY program, and serve as a business incubator for technology and engineering startups in the mid-Hudson Valley. Urbahn Architects designed the 19,500-square-foot facility, which allows for potential expansion. The project team includes Vanderweil Engineers, CSA Group, Leslie E. Robertson Associates, YR&G, BET Engineering Consultants, Edgewater Design, Lumen Architecture and Ellana Inc.

IRVING, TEXAS — JPI will develop Jefferson Promenade, a 387-unit multifamily complex that will be located within the 12,000-acre Las Colinas development in Irving. Individual residences at the property, which is situated near the Toyota Music Factory entertainment center, average 896 square feet per unit. Amenities will include a fitness center with yoga facilities and private patios with ground-floor yards. A timetable for delivery has not yet been established.

ATLANTA — Simon has unveiled plans to transform Phipps Plaza, an upscale shopping mall in Atlanta’s Buckhead district, into a mixed-use destination. The additional uses coming to Phipps Plaza include a 150-room Nobu Hotel, 10,000-square-foot Nobu Atlanta Restaurant, 90,000-square-foot Life Time Athletic fitness center and a 12-story office building. The hotel will feature a rooftop pool, conference space and spa facilities, and the restaurant will offer Japanese-style cuisine. Life Time will develop an athletic club in a three-level space that will feature studio, yoga and cycle classes, personal training, a café, rooftop pool, beach club and a bistro. The new buildings will join recent additions to Phipps Plaza including the 166-room AC Hotel Atlanta Buckhead and the 319-unit Domain at Phipps Plaza, an upscale apartment community. Construction is scheduled to begin in 2018, with a phased opening beginning in spring 2020.

KANSAS CITY, MO. — A partnership between United Development Co. and Falcon Realty Advisors has purchased Barry Towne Center in Kansas City for an undisclosed price. The partnership will undertake a $15 million renovation of the retail center, which is anchored by Target, Kohl’s and Babies “R” Us. An additional $30 million will be invested in developing the remaining 13 acres on the east side of the property. The shopping center has been renamed Twin Creeks Center and will be expanded by an additional 200,000 square feet. Jay Ferguson of Ferguson Properties represented the buyers, while Garry Hayes of MD Management Real Estate Development represented the sellers, the Morgan and Davis builder-developer families. Metropolitan Capital Advisors arranged the financing via lender Centennial Bank. MD Management Real Estate Development has been retained to continue management of Twin Creeks Center and Lane4 Property Group is the leasing agent.

FORT LAUDERDALE, FLA. — Encore Capital Management has received a $75 million construction loan for The Rise Flagler Village, a 348-unit apartment project located at 405 N.E. 2nd St. in downtown Fort Lauderdale’s Flagler Village. Walker & Dunlop arranged the financing through Pacific Western Bank and Square Mile Capital. G.T. McDonald Enterprises Inc. will serve as the general contractor for the project, and Cohen Freedman Encinosa & Associates Architects Pa Inc. will serve as the architect. The Rise Flagler Village will feature a pool, garden, fitness center, lounge area and ground floor retail. The project will be situated within walking distance to shopping, outdoor entertainment and transit offered within Flagler Village. Construction is expected in begin in January 2018.

BIRMINGHAM, ALA. — Methodist Homes has completed the $42.5 million expansion of Fair Haven, a 375-bed continuing care retirement community (CCRC) in Birmingham. The community is the first in Alabama to fully implement the Household Model for resident care, featuring a front door with doorbell, living room with fireplace, sunroom, den, spa and a home kitchen where meals are prepared and served. The expansion includes the addition of 15 independent living apartments, 23 assisted living apartments and 59 licensed nursing beds. In addition, Fair Haven includes 20 memory care units in a newly renovated building.

LISLE, ILL. — The Missner Group has completed the renovation of the Olympian Office Center in Lisle. The 168,000-square-foot office building was formerly the headquarters of Porsche Cars North America. The Missner Group acquired the seven-story building, located at 4343 Commerce Court, in 2016. New features include a Wi-Fi lounge, new lighting, finishes and lobby improvements. The renovation also included painting of the property’s exterior. Olympian Office Center was constructed in 1987 and sits on 7.4 acres. The property is currently 30 percent occupied by tenants such as FBI and Hinshaw & Culbertson. Kent Nepras and Scott Nomellini of The Missner Group oversaw the construction team. Interior Design Group Ltd. provided architectural services. Francis Prock and David Florent of Colliers International will market the renovated property for lease.

HAZEN, N.D. — The Neenan Co. has completed construction of a new 55,300-square-foot medical facility for Sakakawea Medical Center in Hazen in central North Dakota. The new facility integrates both a critical access hospital and a community health center. As a comprehensive medical center, the new facility will enable Sakakawea Medical Center to meet the primary care, diagnostic, emergency, surgical and acute care needs of the rural community while promoting the long-term well-being of the region through wellness and prevention programs. The facility has replaced a previous medical center built in 1969.

PLEASANTON, CALIF. — Sunrise Senior Living has opened the doors on Sunrise of Pleasanton, an 83-unit assisted living and memory care community in the Bay Area city of Pleasanton. The two-story, 63,800-square-foot community can serve up to 103 residents. It features easy access to ValleyCare Medical Center. Sunrise recently opened another seniors housing community near San Diego, and plans to open 10 communities over the next two years. Based in McLean, Va., Sunrise Senior Living operates 322 communities in the United States, Canada and the United Kingdom totaling 28,700 units.

MESQUITE, TEXAS — Illinois-based design/build firm FCL Builders Inc. has broken ground on an 877,230-square-foot distribution center for Ashley Furniture in Mesquite. The facility will be located at 4000 E. Scyene Road near several major thoroughfares, including Interstates 635 and 20, as well as U.S. Highway 80. Completion of the facility, which is expected to create about 170 new jobs, is slated for September 2018.
