FORT WORTH, TEXAS — Hillwood has broken ground on Parkside at Alliance Town Center, a 3.5-acre dining and entertainment destination that will be located within the 900-acre AllianceTexas development in Fort Worth. Upon completion, the property will feature a live music stage and space for outdoor games. Two restaurants, Grub Burger Park and Shell Shack, have already committed to operating within the site, with more to come. Construction for the Grub Burger Park and Shell Shack locations is expected to be complete by summer 2018.

MANSFIELD, TEXAS — SteelTex, a division of Houston-based rubber and plastics producer Utex Industries, will relocate its manufacturing operations from the southern Fort Worth metro of Venus to Mansfield, due south of Arlington. The company will occupy a 135,000-square-foot industrial facility located at 102 Sentry Drive within Mansfield Industrial Park. Following the relocation, the company expects to expand its operation from 75 to 130 employees over the next five years.
FREDERICK, MD. — Norfolk, Va.-based S.L. Nusbaum Realty Co. has opened The Fred, a 240-unit apartment community located in the Waverly View Planned Neighborhood Development in Frederick. Constructed by Morgan-Keller Construction Co., the property features mountain views, a clubhouse, fitness center, swimming pool, business center, car charging station and a playground. The Fred offers a mix of one- to three-bedroom units that feature vaulted ceilings, granite countertops, in-unit washers and dyers and patios or balconies.
WASILLA, ALASKA — Boston Capital is investing an undisclosed sum in the construction of Vista Rose II Apartments, a 36-unit affordable community for seniors in Wasilla, approximately 40 miles northeast of Anchorage. Vista Rose II Apartments will be built with tax credit equity from the Low Income Housing Tax Credit (LIHTC) program. The developers are The Pacific Companies, based in Eagle, Idaho, and Deep Green Housing and Community Development, based in Los Angeles. Units will be available to residents aged 55 and over earning 60 percent or less of the Area Median Income (AMI). Twenty-eight units will be restricted to households with incomes at or below 50 percent of AMI, and two units restricted to households with income at or below 30 percent of AMI. The investment marks Boston Capital’s 32nd partnership with The Pacific Companies, and its first property in Alaska.
Mack-Cali Realty, SJP Properties Unveil Plans for 1.2 MSF Office Tower in Downtown Jersey City

JERSEY CITY, N.J. — A partnership between Mack-Cali Realty and SJP Properties has unveiled the design for Harborside Tower, a Class A office building in downtown Jersey City. Designed by FXFOWLE, the 40-story tower will feature 1.2 million square feet of office space outfitted with the high-performance infrastructure to enhance the operations of established companies and growing businesses. Situated on the waterfront, the building will feature a 600-car parking garage and is in close proximity to the Exchange Place PATH station and the Hudson-Bergen light rail station. Additionally, the building will feature two retail units offering 12,000 square feet and 25,000 square feet, a two-story lobby with concierge and security personnel, and a rooftop garden and lounge area with views of Manhattan.
LEBANON, TENN. — Al. Neyer has unveiled plans to develop Cedar Farms, a Class A industrial development in Lebanon, roughly 30 miles east of Nashville. The development will include two speculative buildings totaling more than 1.5 million square feet, located on 103 acres near the Couchville Pike and Interstate 840 interchange. The first phase of the project will include a 902,000-square-foot speculative building and a second pad for a facility spanning up to 600,000 square feet. New York Life Real Estate Investors is an equity investor in the project, which is the firm’s second partnership with Al. Neyer. The partnership’s other venture is Mallory Green, a 175,000-square-foot office building under construction nearby in Franklin. Cedar Farms will feature 36-foot clear heights and LED lighting in 70-foot speed bays. Construction on Phase I will begin this month, with completion slated for late 2018. Doug McDowell and Jeb Atkinson of ProVenture will represent Al. Neyer in the project’s leasing assignment.
SANDY SPRINGS, GA. — Westdale, in a joint venture with StreetLights Residential, has broken ground on Aria Village, a new retail and residential development in Sandy Springs, roughly 15 miles north of downtown Atlanta. Aria Village will include 30,000 square feet of retail and restaurant space, along with a five-story apartment community dubbed The Alastair at Aria Village. The project is part of Aria, a master-planned community under development by Ashton Woods. Located adjacent to the new Mercedes-Benz USA headquarters, Aria Village will feature boutique retailers, a chef-driven restaurant and 357 apartment units, ranging in size from 701 to 2,068 square feet. The residential portion will feature a pool deck, coworking spaces, dog wash station and a two-story fitness center. The first apartment units are expected to open in fall 2019. SLR Construction LLC is the general contractor for the project, and Looney Ricks Kiss is the architect. TBG Partners is providing landscape design services, and 5G Studio is the interior designer.
SAN ANTONIO — Casey Development Ltd. has broken ground on The Keep Storage, a 645-unit self-storage facility located near the intersection of Vance Jackson and Jackson Keller roads in San Antonio. The Class A property will feature more than 87,000 square feet of net rentable storage space. Approximately 95 percent of the units are climate-controlled. Baxter Contracting is serving as general contractor for the project, which was designed by Archcon Architecture. Delivery is scheduled for fall 2018.
ALLEN, TEXAS — Carrollton-based data center REIT CyrusOne has broken ground on a 340,000-square-foot data center campus located near the intersection of Stacy Road and Chelsea Boulevard in the northeastern Dallas metro of Allen. The three-building campus will be capable of generating more than 100 megawatts of power upon completion. The facility, which could span 90 acres at full build-out, raises CyrusOne’s total data center footprint in Texas to more than 1 million square feet.
CHICAGO — Developer Related Midwest has opened Landmark West Loop in Chicago’s West Loop. The 31-story, 300-unit apartment tower is located at 1035 W. Van Buren St. Designed by Morris Adjimi Architects, Landmark West Loop features a mix of studio, convertible, one-, and two-bedroom apartments, along with two- and three-bedroom penthouses. Residences range in size from 500 to 1,960 square feet. Rents start at $1,740 per month. The nearly 12,000 square feet of amenity space features a sun deck with pool, spa, cabanas, lounge areas, fire pit, outdoor kitchens and dog run. Indoor amenities include ping-pong, shuffleboard and arcade games, a 3,500-square-foot fitness center, lounge and library. This is the developer’s third luxury rental property in downtown Chicago.
