BAYTOWN, TEXAS — Houston-based Pontikes Development plans to build Port 10 Logistics Center, a 3 million-square-foot, Class A distribution center that will be situated on 246 acres at the corner of Thompson Road and Interstate 10 in the Houston metro of Baytown. The rail-served property will feature 32- and 36-foot clear heights and on-site rail and trailer storage. The first phase of the project, which is currently slated for a third-quarter 2018 completion, will deliver two cross-dock buildings measuring 485,000 and 295,000 square feet. JLL will handle leasing of the property.

ARLINGTON, TEXAS — Drury Development Corp. a subsidiary of Missouri-based hospitality owner-operator Drury Hotels Co., will build Drury Plaza Hotel, a 268-room property that will be situated on 9.2 acres at the intersection of Center Street and Interstate 30 in Arlington. The project will also deliver an upscale restaurant to the site, which is located west of the Lincoln Square retail center. Larry Jordan and Steve Williamson of Transwestern represented the seller in the disposition of the land. A timeline for construction has not yet been established.
NEW BERN, N.C. — Columbia Development has unveiled plans to develop New Bern Marketplace, a 326,850-square-foot grocery-anchored shopping center located on Highway 17 and Glenburnie Road in New Bern near North Carolina’s Crystal Coast. A 100,000-square-foot Harris Teeter, which will include a fuel station and drive-thru pharmacy, will anchor the property. The center will also be home to Academy Sports + Outdoors, Hobby Lobby, West Marine, Ross Dress for Less, Ulta Beauty, Pet Supermarket, Five Below and Lee Nails.
KENNESAW, GA. — Pollack Shores will break ground this month on The Barrett, a 200-unit multifamily community in Kennesaw, roughly 30 miles northwest of Atlanta. The 192,000-square-foot property will include one- to three-bedroom units ranging in size from 700 to more than 1,600 square feet. Apartment units will features granite countertops, shaker-style cabinets, stainless steel appliances and vinyl plank flooring. Community amenities will include a resort-style pool, courtyard, fitness center and a clubroom. The Barrett will be situated one mile from Town Center at Cobb, which features a mix of retail space and dining options. Dwell Design Studio is handling design for the project, and McShane Construction is the general contractor. Matrix Residential, a subsidiary of Pollack Shores, will manage the property. The first residents are expected to move in around December 2018.
MINNEAPOLIS — Kraus-Anderson has completed its new downtown Minneapolis headquarters, located at 8th Street and 5th Avenue. Employees from throughout the metro are now moving into the 100,000-square-foot campus, which consolidates the construction firm’s Twin Cities operations in a five-story facility. The new headquarters will accommodate approximately 300 employees, doubling the current downtown staff with room for future expansion on the site. Consolidation will combine employees from the Kraus-Anderson construction office in Circle Pines, as well as Kraus-Anderson Realty Co. and the development offices in Bloomington. The new building will also house Kraus-Anderson Mortgage and the parent corporation, Kraus-Anderson Cos. Kraus-Anderson Insurance will continue to operate from its offices in Burnsville. The first floor features a waiting area, conference rooms, employee cafeteria and fitness center. The majority of employee office space is located on floors two through five. An open office concept is used throughout the building, featuring electrically operated workstations, which allow employees to easily change from sitting to standing positions. Pope Architects designed the office. Kraus-Anderson partnered with ESG Architects to develop the downtown block surrounded by 8th and 9th streets.
BAKERSFIELD, CALIF. — World Oil Corp. and Trammell Crow Co. have unveiled plans for Bakersfield Commons, a pedestrian-orientated, master-planned mixed-use community located in Bakersfield. The 260-acre project will feature office, retail, residential, recreational and industrial space. Construction is slated to begin in 2018, with the first development pads delivered in late 2018. The fully approved entitlements for the commons include 400,000 square feet of office, 300,000 square feet of retail, 280,000 square feet of light industrial, more than 1,000 residential units and a 200-bed hospital. Slated for delivery in 2019, Phase I will feature 220,000 square feet of retail, 120,000 square feet of Class A office space, 325 resort-style residential units, a 130-key national branded hotel and 2.2 miles of walking paths.
MONROVIA, CALIF. — Warner Pacific Properties is repositioning Monrovia Landing, a retail center within Shamrock Center located at 729 E. Huntington Drive in Monrovia. After acquiring the 100,000-square-foot property in 2016, the company began a re-tenanting and repositioning program for the center. At the time of acquisition, the center consisted of a vacant Albertsons grocery store and a 6,700-square-foot O’Reilly Auto Parts. Originally built in 1973 as a Super K-Mart, Lucky Grocery Stores acquired the property in 1997. It was later sold to Albertsons. A combination T.J. Maxx and HomeGoods store (slated to open Oct. 22), ALDI (opening Dec. 7) and ULTA Beauty (scheduled to open second quarter of 2018) will anchor the redeveloped property. Several smaller shops and retailers, including My Pet Garden, will also occupy the center. Warner Pacific Properties specializes in the acquisition and repositioning of commercial buildings and developing vacant ground.
CHARLESTOWN, MASS. — Hood Park LLC has broken ground for 480 Rutherford Avenue, a multifamily project located in Charlestown, a suburb of Boston. The development is the first residential project at Hood Park, a 20-acre development permitted for more than 1.1 million square feet located at the former H.P. Hood Plant. The 177-unit multifamily development will feature a mix of studio, one- and two-bedroom units, including 23 affordable units. On-site amenities will include garage parking, bike storage, a resident lounge, a community kitchen, fitness/yoga studio, dog amenities, an outdoor courtyard with city views, 24/7 security and 10,500 square feet of retail amenity space. The project team includes Lee Kennedy Co. as construction manager, CBT as architect, Colliers International as project manager and Bozzuto Management Co. as management and leasing representative. Over the course of the next two years, the project will create approximately 250 construction jobs and another 40 permanent jobs once open. The entire development of Hood Park is scheduled for completion in late 2019.
FORSYTH COUNTY, GA. — RocaPoint Partners and The Georgetown Co. have unveiled plans to open Cherry Street Brewing at Halcyon, a 150-acre mixed-use project under development in south Forsyth County. The Cumming, Ga.-based brewery will open an 8,000-square-foot brewpub and beer garden in the center of Halcyon’s restaurant village. The brewpub will have a seasonal food menu and 16 Cherry Street beers on tap, as well as a new Halcyon-specific brew. The beer garden will feature communal tables, bar space and a stage for special events. Nick Tanner, Cherry Street owner and brewmaster, will own and operate the new brewpub alongside his sister, Alisa Tanner. Halcyon is slated to open in 2018. Upon completion, the development will feature more than 480,000 square feet of office and retail space, a movie theater, two hotels and 690 residential and seniors housing units.
DALLAS — Hoque Global and KDC will develop Dallas Smart District, a 20-acre mixed-use property that will be located adjacent to Dallas City Hall in downtown Dallas. Phase I of the project will deliver between 600,000 and 1 million square feet of Class A office space, a location for an undetermined grocery tenant, a food hall, boutique hotel with residences and parks and green spaces with bike paths and recreational areas. Hoque Global is directing the retail, residential and hospitality elements of the project, and KDC is developing the office component. Pelli Parke Pelli Architects is designing the property. Work on the project is expected to begin in late 2018.
