HOUSTON — Momentum Indoor Climbing, a Utah-based developer of indoor climbing gyms, will open a 43,000-square-foot facility at 2000 Edwards St. in Houston’s Washington Avenue Arts District. The grand opening is currently scheduled for Nov. 18. The gym will also offer an enclosed cardio room, yoga studio, children’s climbing areas and a social lounge. Ben Brown of retail brokerage firm Baker Katz represented the company in its lease negotiations for the new location, as well as for its preexisting facility in Katy.

FRANKLIN PARK, ILL. — CenterPoint Properties has broken ground on CenterPoint Logistics Center – O’Hare in Franklin Park, about 17 miles west of Chicago. The property, located on Seymour Avenue, will feature two speculative warehouses totaling 560,000 square feet. CenterPoint O’Hare 1 will consist of 225,891 square feet with 32-foot clear heights, 50 exterior docks and parking for 68 trailers. CenterPoint O’Hare 2 will total 333,696 square feet with 36-foot clear heights, 92 exterior docks and parking for 76 trailers. Jim Estus of Colliers International will market the property for lease.
WICHITA, KAN. — The Opus Group has begun construction on a new headquarters for Cargill’s North America protein business in Wichita. The 190,000-square-foot build-to-suit is slated for completion in October 2018. The property will feature four stories of office space with a technology center, presentation kitchen, sensory center kitchen and testing booths. Up to 950 employees will work at the office. Opus Design Build is constructing the project in collaboration with Key Construction. HOK is the project architect. Cargill Protein produces, distributes and markets beef, turkey, chicken and egg products.
GLENDALE, ARIZ. — Multifamily developer P.B. Bell is returning to the seniors housing industry with the development of Inspira Arrowhead, a 165-unit community in the Phoenix suburb of Glendale. The property will be located within the 75-acre Aspera mixed-use development. It will feature 123 units split between independent living and assisted living, as well as 42 memory care units. Inspira Arrowhead will complement the 286-unit Velaire at Aspera, P.B. Bell’s luxury multifamily community also located within Aspera. P.B. Bell is partnering on the project with Cadence Senior Living, a Scottsdale-based seniors housing development and management company. Floor plans range in size from a 367-square-foot studio in the memory care area to a 1,076-square-foot, two-bedroom residence in the independent living area. Inspira at Arrowhead is slated for completion in January 2019 with reservations scheduled to begin in mid-2018.
MINNEAPOLIS — Kraus-Anderson Construction Co., a general contractor based in Minneapolis, plans to break ground this coming Monday, Oct. 23 on Ironclad, a $100 million mixed-use development in downtown Minneapolis. The site, currently a parking lot, is located within the historic Mills District near U.S. Bank Stadium, the newly opened home of the Minnesota Vikings NFL team. Designed by St. Paul-based Collage Architects, Ironclad will include a 14-story, 172-unit apartment building and an eight-story, 139-room, Moxy-branded hotel. The plans also call for a 3,300-square-foot restaurant; 10,000 square feet of retail space on the first floor of the hotel; and a four-story, 65,318-square-foot underground parking garage with room for 411 cars. The apartments will feature private outdoor terraces, a sky lounge and a large amenity deck with green space. The property will also feature a swimming pool, hot tubs, fire pits, cloister garden and insider amenities including electric vehicle charging stations, bike repair facility and rider lounge, sauna, theater and media center, pool table and gaming and an on-site property manager. LIMA, OHIO — The Woda Group Inc., in partnership with the city of Lima, has unveiled plans to convert the historic Lima Trust Co. building into 43 Towne Square, a $16.7 million mixed-use development featuring housing and office space. Built in 1926, the former First National Bank & Trust building is listed on the National Register of Historic Places. The 12-story building will be converted into 47 apartment units, 37 of which will be designated as affordable housing. The property will also feature 9,000 square feet of first-floor office space. Completion is slated for early 2019. Financing for the project is made possible through federal and state historic tax credits as well as the Low-Income Housing Tax Credits (LIHTC) program. The Ohio Housing Finance Agency provided a $1.5 million bridge loan and RiverHills Bank provided a $1.7 million permanent loan. CREA LLC is investing in the LIHTC program and federal historic tax credits.
ATLANTA — TPA Group, in partnership with USAA Real Estate, has completed construction of 3400 Overton, a 173,000-square-foot office building located at the intersection of Akers Mill Road and Cumberland Boulevard in Atlanta. The seven-story, all-glass building features a fitness center, car wash, landscaped plaza and parking for 650 cars. Synovus Financial Corp. is the anchor tenant of the building, occupying four floors and a retail branch on the ground level. CBRE is handling the building’s leasing efforts. Skanska USA was the project’s general contractor, and Heery International provided design services.
GRAND PRAIRIE, TEXAS — Swedish furniture retailer IKEA will open its 290,000-square-foot store located in Grand Prairie on Wednesday, Dec. 13. The Grand Prairie location will be IKEA’s fourth in Texas, with plans to open stores in the San Antonio and Fort Worth areas in 2019 underway. Construction of the store created about 500 jobs, and approximately 250 coworkers will have joined the IKEA workforce by the time the store opens.
DALLAS — High Street Residential, a subsidiary of Trammell Crow Co., has topped off Residences at Park District, a 34-story, 228-unit luxury apartment tower located near Klyde Warren Park in Dallas. The property will feature one-, two- and three-bedroom units ranging in size from 782 to 3,234 square feet, as well as 13,396 square feet of retail space. Amenities will include a fitness center with showers and a yoga room, business center, valet services, a pool with cabanas, a dog park and a spa. Preleasing is scheduled to begin during the first quarter of 2018.
Eden Housing Starts Construction of 90-Unit Affordable Seniors Housing Community in Bay Area

FREMONT, CALIF. — Eden Housing has broken ground on Mission Court Senior Apartments, an affordable seniors housing community in the San Jose suburb of Fremont. KTGY Architecture + Planning designed the property for the nonprofit developer, which is building the community along with the City of Fremont. The 90 units are reserved for those over 62 years of age making between 30 percent and 50 percent of the area median income. The three-story building will be located in the Warm Springs area of Fremont on a 2.25-acre site near transportation, shopping and services. Mission Court Senior Apartments is part of Mission Falls, a master-planned development that includes five villages on a 23.5-acre parcel. When complete, the property will include 500 residential units and a 15,000-square-foot senior community center. Mission Court Senior Apartments is scheduled for completion in November 2018.
