RICHMOND, VA. — LifeSpire has broken ground on a $64 million expansion at Lakewood, a continuing care retirement community (CCRC) in Richmond. The project is part of the community’s 40th anniversary celebrations and will take place on the West End campus of the property. The expansion includes the four-story Lakeview Clubhouse, including a new community entrance, 44 apartments, underground parking, walking paths, gardens, fire pits and a waterfall feature. The first floor will include a fitness center, restaurant, lounge, auditorium, pool, spa, convenience store, coffee shop, barber shop, library, billiards room, art studio and woodworking shop. In addition, the project includes two new buildings of the community’s Woodside Hybrid Homes, adding common areas and 20 additional units. The design team includes architect THW Design and general contractor WM Jordan. Construction is slated for completion by late 2019 or early 2020. No residents will be displaced during the construction period. LifeSpire of Virginia owns and operates four CCRCs in the state.

CHICAGO — Montclare Senior Residences SLF of North Lawndale has opened in Chicago. The $27.7 million supportive living community, located at 4339-47 W. 18th Place, features 120 studio and one-bedroom apartments. Amenities include a main dining room, recreation room, general store, library, wellness clinic and barbershop. City assistance for the project included $3 million in multifamily loans, $2 million in Tax Increment Financing (TIF) and $1.1 million in low-income housing tax credits that generated $10.2 million in equity for the project. Other financing included a $12.3 million HUD loan and a $191,000 grant from the Illinois Department of Commerce and Economic Opportunity. Under the Illinois Supportive Living Program, supportive living communities are an alternative to nursing home care for low-income older persons and persons with physical disabilities under Medicaid. Montclare Senior Residences SLF of Lawndale LLC developed the property, while a joint venture between Joseph J. Duffy Co., Safeway Construction Co. and Brown & Momen Co. managed the construction. Worn Jerabek Wiltse Architects P.C. served as the architect. Gardant Management Solutions will manage the property.

DALLAS — Hospitality development firm NewcrestImage has completed the 128-room AC Hotel by Marriott and the 121-room Residence Inn by Marriott, the first dual-branded hotel in downtown Dallas. Located at 1712 Commerce St., the property features the AC Hotel lobby and lounge on the first floor with guestrooms on floors three through 10, and the Residence Inn lobby on the second floor and guestrooms on floors 11 through 21. The hotels also have separate lounges, business centers and dining areas, but share a bar and fitness center. A 10-story parking garage is scheduled to open in 2018 behind the building.

ATLANTA — Anthem Inc. has unveiled plans to locate its information technology hub to a new 21-story tower in Midtown Atlanta’s Technology Square. The health insurance company has entered into a build-to-suit agreement with Portman Holdings, which will develop the 352,000-square-foot building. The new facility will be a hub for approximately 3,000 IT professionals and will create 1,800 new jobs upon completion in 2020. Anthem Technology Center will rise at the corner of 4th and West Peachtree streets, near the Georgia Institute of Technology and Portman’s neighboring 645,000-square-foot Coda building currently under construction. Architectural firm John Portman & Associates designed Anthem Technology Center, which will include more than 14,000 square feet of terrace space and will be LEED- and Fitwel-certified. David DiPietro, Kelly Givens and Liron Nelik of Savills Studley represented Anthem in the lease transaction, and Travis Garland of Portman Management Co. represented the landlord.

INDIANAPOLIS — HRI Properties has broken ground on the dual-branded Hyatt Place and Hyatt House hotel in the Wholesale District in Indianapolis. Construction began in September, with completion slated for the second quarter of 2019. HRI Lodging, an affiliate of HRI Properties, will manage the property under franchise agreements from Hyatt Hotels Corp. The property will feature a 186-room Hyatt Place hotel and a 130-room Hyatt House, an extended-stay hotel. Amenities will include valet parking, 6,000 square feet of event space and rooftop swimming and fitness facilities. The development will also feature 13,000 square feet of ground-floor retail space and a 382-space parking garage. The property will face the main entrance of Bankers Life Fieldhouse, home of the Indiana Pacers. Wells Fargo Bank NA provided construction financing. In addition, Regions Bank NA purchased tax increment bonds that were issued by the city of Indianapolis. The project team includes contractor Wilhelm Construction Co., architect RATIO Architects and interior designer Getty’s One.

GLENDALE, WIS. — Caddis is developing Heartis Village North Shore in Glendale, about nine miles north of Milwaukee. The 105-unit assisted living and memory care community is the developer’s first senior living community in the state of Wisconsin. The 96,770-square-foot facility will be located at 100 W. River Woods Parkway. Amenities will include walking paths, courtyards, game and activity rooms, a library, media room, dining room and barbershop. Pathway Senior Living LLC will manage the property. Completion is slated for early 2019. The project team includes architect Katus and general contractor Stevens Construction Corp.

GIG HARBOR, WASH. — Emerald Communities has opened Heron’s Key, an 18-acre continuing care retirement community (CCRC) in the Seattle suburb of Gig Harbor. Development costs were estimated at $145 million. Ziegler provided bond financing for the project and construction began in June 2016. The community offers a total of 275 units: 184 independent living apartments, 10 independent living cottage homes, 36 assisted living apartments and 45 private skilled nursing beds. Independent living homes range from 729 to 1,800 square feet. Heron’s Key offers an financing plan that includes a one-time, 75 percent-refundable entrance fee. This will be the first CCRC in the county, and the largest project ever built in Gig Harbor, according to Emerald Communities, a Seattle-based operator.

DUBLIN, CALIF. — Ross Stores has recently opened 30 Ross Dress for Less and 10 dd’s Discounts stores across 22 different states in September and October. These new locations complete the company’s store growth plans for fiscal 2017. (Ross added 96 new stores total in 2017.) “This fall, we continued to expand our Ross and dd’s footprints across both new and existing markets, with nearly half of our Ross store openings in our newest market — the Midwest,” says Jim Fassio, president and chief development officer. Ross Stores Inc. is headquartered in Dublin and boasts 1,412 Ross Dress for Less locations in 37 states, the District of Columbia and Guam. PHILADELPHIA — The Goldenberg Group has broken ground for a $199 million student housing development located on the edge of Temple University’s campus at 12th Street and Cecil B. Moore Avenue in Philadelphia. The 470,000-square-foot property will feature 984 beds within one-, two-, three- and four-bedroom units. All 368 units are fully furnished with flat-screen televisions, stainless steel appliances, quartz countertops, dishwashers, icemakers and garbage disposals. Community amenities include a 24-hour concierge; a coffee bar; fitness center with rooms for fitness on-demand, yoga and spin; an outdoor rooftop terrace; a social activities area; a business center; study and conference areas; a package locker system; sky lounge; indoor bicycle storage and on-site resident parking, including dedicated car sharing spaces and electric charging spaces. Additionally, the property will offer 30,000 square feet of ground-level retail, restaurant and commercial space opening to a plaza with seating, green space and activity areas. The project is designed to complement The View at Montgomery, the company’s existing 832-bed student housing property. This is the second and final phase of Goldenberg’s master-planned redevelopment of the 4.6-acre site of the former John Wanamaker High School. The first phase opened in August 2014. HOUSTON — Pensam Funding, a Miami-based direct lender, has provided $87 million in financing for a pair of multifamily properties in Houston. The company originated $27 million for Regalia Bella Terra, a 227-unit development located at 24151 Bella Dolce Lane in Katy, and $60 million for the refinancing of Nob Hill Apartments, a 1,326-unit community located at 5500 N. Braeswood Blvd. in southwest Houston. Both financings were structured as combined first mortgage and mezzanine loans with floating interest rates and non-recourse terms. The loans were provided for an undisclosed borrower that owns and operates $3.5 billion in real estate assets across North America.
