GREENWOOD, IND. — The Opus Group has begun construction of a 495,977-square-foot speculative industrial building in Greenwood, about 14 miles south of Indianapolis. Opus is developing the project, known as Greenpointe Logistics Center, in a joint venture with Diamond Realty Investments Inc. The building will feature 36-foot clear heights and will be able to accommodate up to two tenants. Completion is slated for late spring 2018. Luke Wessel of Cushman & Wakefield will market the property for lease.

Via Mizner, Boca Raton, Fla.

BOCA RATON, FLA. — Penn-Florida Cos. has received $398 million in project financing for the second phase of Via Mizner, a five-star resort in downtown Boca Raton. Lotus Capital Partners arranged the majority of the financing, which Mack Real Estate Credit Strategies provided. The U.S. Immigration Fund provided the balance of the financing, which was approximately $80 million. Via Mizner’s second phase of construction includes the Mandarin Oriental Boca Raton, additional retail suites at The Shoppes at Via Mizner and Via Mizner Golf & City Club. The 164-room luxury hotel will feature two rooftop pools, spa services, an athletic club and dining venues. The Shoppes at Via Mizner will offer a mix of brand names, artisan boutiques, dining and nightlife. Via Mizner Golf & City Club will include two venues — a golf club featuring a new Jack Nicklaus Signature Championship golf course and a downtown city club, which will offer member access to the hotel amenities. Completion is slated for early 2020. The Residences at Mandarin Oriental Boca Raton will feature 85 homes with ocean and golf course views. DAVIS, CALIF. — University Student Living and The University of California, Davis have started development of two communities that will total 2,775 on-campus beds. The projects include West Village, a 1,875-bed community primarily targeted towards transfer and continuing students with apartment-style units; and Orchard Park, the redevelopment of an existing complex to offer 900 beds in two-bedroom units for students with families and single graduate students. A timeline for the development has yet to be announced.

PERTH AMBOY, N.J. — Bridge Development Partners has developed a 1.3 million-square-foot industrial distribution center in Perth Amboy. Designed and constructed by Premier Design + Build Group, the three-building center features ultramodern amenities and proximity to interstate highways, deep-water cargo ports, air-freight hubs and rail lines. The center comprises a 354,250-square-foot building, a 220,200-square-foot facility and a 718,200-square-foot building. The buildings feature 36-foot clear ceiling heights, hundreds of truck dock positions, ESFR fire protection systems and 800 amp, 277/480-volt electrical services, as well as parking lots for 703 cars and 441 trailers. Cornerstone Architects provided architectural services for the project.

INTERNATIONAL FALLS, MINN. — Kraus-Anderson has completed Phase I construction of the new passenger air service terminal building at the Falls International Airport in International Falls, located near the border of Canada. The $10 million project replaces approximately two-thirds of the old terminal. Architecture firm Alliiance designed the 17,894-square-foot building. Phase I includes new arrival and departure services with check-in ticketing counters and kiosks, a secured gate lounge, baggage handling, passenger boarding bridge, TSA screening area, car rental services and waiting area. Phase II of the construction — a separately funded project — will complete the full replacement of the old terminal, and provide new space for U.S. Customs processing, the Weather Bureau office, Transportation Security Administration (TSA) offices and Airport Commission conference room. Construction is scheduled to begin in the spring of 2018 and is slated for completion in March 2019.

YAPHANK, N.Y. — An affiliate of AVR Realty Co. is developing a $27 million assisted living facility at The Reserve at the Boulevard, the company’s mixed-use development in Yaphank, in the south part of the Town of Brookhaven on Long Island. Totaling 99,492 square feet, the two-building property will feature 118 beds, including a 77-bed building for special needs and memory care and a 41-bed supportive care building. Upon completion, the facility will employ 40 full-time workers and 20 part-time workers. Yaphank AVR Boulevard Chelsea, jointly owned by AVR and Chelsea Senior Living of Fanwood, N.J., is purchasing the site from Rose-Breslin Associates. Chelsea owns and operates 13 senior housing communities in New Jersey and three communities in New York. The Town of Brookhaven Industrial Development Agency has approved a package of economic incentives for the developer.

COLLEGE STATION, TEXAS — Hilton Worldwide has opened Embassy Suites by Hilton College Station, a 162-room hotel located at 201 University Drive E in College Station, less than a mile from Texas A&M University’s campus. Managed by Aimbridge Hospitality, the hotel offers 4,500 square feet of meeting and banquet space, as well as a pool, fitness center and on-site bar and grill.

NASHVILLE, TENN. — Atlanta-based North Point Hospitality Group has topped off construction of a 21-story, tri-branded Marriott hotel in Nashville’s SoBro neighborhood. The $140 million hotel, located at 410 5th Ave. S., includes a 125-room SpringHill Suites, a 136-room Residence Inn and a 209-room AC Hotel. The development is the country’s first tri-branded Marriott hotel. Guests of the three hotels will have access to the shared amenities, which will include an indoor/outdoor pool, pool bar, fitness center, 11,000 square feet of ground floor retail and restaurant space, 9,000 square feet of flexible meeting space and a top floor bar and patio with panoramic views of the Nashville skyline. North Point Hospitality will manage the property, and other project team members include architect Lindsay Pope Brayfield & Associates, interior designer Design Continuum Inc., general contractor JE Dunn Construction and construction management services provided by Acumen Development Partners. SunTrust Commercial Real Estate provided construction financing for the project. The hotel is slated to open to the public in the third quarter of 2018.

CHARLOTTE, N.C. — Dominion Realty Partners has broken ground on Whitehall Village Apartments, a 318-unit multifamily community in Charlotte. The Raleigh-based developer plans to obtain a green designation from the National Association of Home Builders for the $50 million project, which will feature Energy Star appliances and light fixtures; low flow bathroom and irrigation fixtures; high grade insulation systems; and oversized windows and sliding doors to reduce lighting and energy usage. Community amenities will include a fitness center with a yoga studio, game room, saltwater pool, two dog parks and outdoor kitchen grilling areas. Dominion is partnering with Edge Principal Advisors on the project. First Tennessee Bank is providing construction financing. Other team members include project designer Rule Joy Trammell + Rubio, general contractor VCC and civil engineer Land Design. Capstone Apartment Partners brokered the land sale and HFF provided financial advisory services. Whitehall Village will be within walking distance to Whitehall Commons Shopping Center, Publix, Lowe’s Home Improvement, Walmart Supercenter and Topgolf. The first units are slated to deliver in the fall of 2018.

CARY, N.C. — Columbia Development has unveiled the name of the new mixed-use development in Cary’s Eastern Gateway. The project will be named Fenton, after the town’s namesake Samuel Fenton Cary. The Wegmans-anchored community will feature 2.5 million square feet of Class A office space, street-level retail, restaurants, hotel and multifamily residences. Wakefield Beasley & Associates is Fenton’s principal architect, and McAdams and Glenda S. Toppe & Associates are providing planning services. McAdams is also the project’s landscape architect. Ron Pfhol and Dotan Zuckerman of Columbia, S.C.-based Columbia Development will handle the project’s retail leasing assignment. Fenton will feature a mix of national, regional and local retailers including a boutique movie theater, chef-driven restaurant concepts and wellness offerings including yoga, Pilates, indoor cycling and health spas. William Allen of Trinity Partners will oversee the office leasing portion.
