WESTMONT, ILL. — Pathway to Living has opened Aspired Living of Westmont in suburban Chicago. The 107-unit assisted living and memory care community is located on a three-acre site at 407 W. 63rd St. Aspired Living of Westmont is the first seniors housing community in the United States to provide residents with Spark of Life, a dementia care and support program. The property features 73 independent and assisted living apartments, including studio, one- and two-bedroom units ranging in size from 400 to 1,180 square feet, as well as 34 memory care studios. The community’s common areas include a restaurant and bistro, resident lounge with demonstration kitchen, cocktail lounge, library, technology center, movie theater, art studio, salon and spa. Residents also have access to fitness options including a yoga studio, gym with personal trainers and outdoor walking paths. In addition, an on-site therapy gym offers physical, occupational and speech therapy.

MINNEAPOLIS — HRI Properties LLC has completed a $3.5 million renovation of DoubleTree Suites by Hilton Hotel Minneapolis. The 229-suite hotel underwent renovations to the guestrooms, lobby, restaurant, business center and meeting space. All guestrooms received sectional sofas, new carpeting, 50-inch televisions and contemporary artwork and lighting. Other highlights include upgraded elevators, a complete remodel of the full-service Starbucks onsite and a revamp of the hotel’s restaurant, Lot 57. Studio 11 Design provided design guidance.

BOSTON — The Davis Cos. is developing Telford 180, a condominium building located at the corner of Soldiers Field Road and Telford Street in the Allston neighborhood of Boston. Slated to open this fall, the six-story building features 85 residences in a mix of studio, one-, two- and three-bedroom layouts, including six affordable, family-sized units targeted for first-time home buyers. On-site amenities include an 84-space underground parking garage, a fitness center, a clubhouse with private courtyard, a dog washing station, private conference rooms, a biking garage and a rowing room. Designed by CUBE 3 Studio, the property features 17 unique floor plans that each include a washer and dryer and modern kitchen designs. The opening of the property will mark the completion of the Charlesview Apartments development, a multi-phase project that commenced in 2011 with the construction of 280 mixed-income and affordable units in the Charlesview Residences located adjacent to Telford 180. The Davis Cos. celebrated the project with an official ribbon cutting on Monday, Oct. 2.

LONG BEACH, CALIF. — Killefer Flammang Architects (KFA) has completed Immanuel Place, an affordable seniors housing community in the Bluff Heights Historic District of Long Beach. The $12 million project converted the 90-year-old Immanuel Church into a 31,000-square-foot, 25-unit community. Thomas Safran & Associates developed the property. The adaptive reuse project preserved the church’s stained-glass windows, pipe organ and three-story sanctuary. The development also moved an adjacent home to another area of Long Beach, making room for a parking lot. Immanuel Place was financed through a combination of Low Income Housing Tax Credit equity from Union Bank, an Infill Grant from the California State Department of Housing and Community Development, a loan from the U.S. Department of Housing and Urban Development (HUD), HOME Investment Partnership Program funds from the City of Long Beach/The Long Beach Community Investment Co., a loan from the Community Development Commission of the County of Los Angeles and funds from the Federal Home Loan Bank. KFA is an architecture and design firm specializing in urban infill and adaptive reuse projects. The company is based in Santa Monica, Calif.

WAXAHACHIE, TEXAS — Daymark Living, a developer of supportive housing communities, has begun work on a 144,853-square-foot project in the Dallas metro of Waxahachie for adults with learning differences and intellectual delays. Scheduled to be complete in August 2018, the property will feature 28 cottages capable of housing 200 residents and amenities such as resort-style pools, sport courts, computer labs and community grills. Dallas-based Merriman Anderson/Architects is designing the community.

ATLANTA — Banyan Street Capital has unveiled plans to revitalize Peachtree Center, a mixed-use development in downtown Atlanta, with new restaurants, retail and entertainment tenants. The project will transform Peachtree Center’s three-story retail center and outdoor courtyard, rebranding the new space as “The Hub.” Atlanta-based developer and architect John Portman Jr. originally designed Peachtree Center, which comprises six buildings centrally located over the MARTA Peachtree Center Station. The development is home to 6,000 office tenants and connected to 4,000 hotel rooms via sidewalks and sky bridges. The Beck Group, an Atlanta-based construction firm, will modernize the 1960s-era development by redesigning the courtyard to better accommodate pedestrian foot traffic, upgrading all finishes and furnishings, updating lighting to brighten the space and modernizing entrances with backlit glass panels and steel canopies. Along with the renovations, The Hub will feature a new lineup of restaurants, shops, entertainment experiences and boutique services such as fitness and grocery. Amy Fingerhut of CBRE is overseeing the project’s retail leasing assignment. The project is slated for completion in spring 2019.

MCDONOUGH, GA. — PNK Group, an international industrial real estate developer, has unveiled plans to develop Southern Gateway at Lambert Farms, a 3 million-square-foot speculative industrial development in the south Atlanta suburb of McDonough. Pat Murphy, Ray Stache, Lisa Pittman and Tara Healy of Cushman & Wakefield will handle the project’s leasing assignment. PNK Group has 22 logistics and industrial parks in Europe, Russia and the U.S., including its second U.S. development under construction in Savannah, Ga.

BINGHAM FARMS, MICH. — Farbman Group is renovating its Bingham Office Center in Bingham Farms, about 20 miles northwest of Detroit. Farbman Group owns and manages the 500,000-square-foot property, which is located at 30600, 30700 and 30800 Telegraph Road. Renovations include new lobbies with new floors, furniture, lighting and an updated lounge area. Additional updates throughout the property will include freshly painted corridors, upgraded Wi-Fi and an updated seating area. The renovation project is slated for completion in December.

MCKINNEY, TEXAS — Orlando-based multifamily developer ZOM Living has broken ground on The KINSTEAD, a $45 million, garden-style apartment community in McKinney. The 376-unit property will comprise six three-story buildings, the first units of which are scheduled for a first-quarter 2018 delivery. Amenities will include a coffee bar, yoga or spin room and sports simulator. Stanford Construction will serve as general contractor for the project, which is ZOM Living’s fifth in the Dallas area and 10th overall in Texas.

GARLAND, TEXAS — Huntington Industrial Partners will develop Shiloh Distribution Center, a two-building, 248,825-square-foot industrial property that will be located along Shiloh Road in the Dallas metro of Garland. The cross-dock property will feature 32-foot clear heights and an ESFR sprinkler system, as well as a total of 183 parking spaces and 64 dock-high doors. A timetable for construction has not yet been established.
