IRVINE, CALIF. — Irvine Co. has opened 400 Spectrum Center, a 21-story office tower within the Irvine Spectrum. The tower’s sister property, 200 Spectrum Center Drive, debuted a year ago. The newest addition is 40 percent pre-leased. Notable tenants include communications platform company SendGrid, cybersecurity artificial intelligence company Cylance, Kieckhafer Schiffer & Co. and CrossCountry Mortgage.

NEW YORK CITY — Savanna has received $100 million in construction financing for an office building development at 106 W. 56th St. in Manhattan. When completed, the 26-story property will feature 90,000 square feet of high-end office space. Designed by Perkins Eastman, the tower is slated for completion in the third quarter of 2018. Kellogg Gaines, Aaron Niedermayer and Douglas Baillie of JLL arranged the financing, which includes a senior construction loan from United Overseas Bank and mezzanine financing from Canyon Partners Real Estate.
MINNEAPOLIS — Dominium has completed the rehabilitation of the historic Millworks Lofts in Minneapolis. The renovation process included transforming two run-down buildings into 78 affordable apartment units. The building dates back to the 1920s and was formerly home to Lake Street Sash & Door Co., according to Minneapolis Business Journal. Many of the building’s historic features were preserved as part of the renovation, including the original windows. Paint was removed from the exterior brick to expose the original shell and the shed building was restored to its original cedar look. Amenities include a fitness center, yoga room, package room and rooftop clubrooms. The property features a geothermal power system, which will heat and cool the building. Millworks Lofts is the first affordable housing property in southern Minneapolis to have this infrastructure, according to Dominium. A grand opening celebration is scheduled for Friday, Sept. 22.
CHICAGO — The Joseph J. Duffy Co. has broken ground on Brainerd Park Apartments, a $12 million affordable housing project in Chicago’s 21st ward. The 36-unit property is located at 8920 S. Loomis St. The two-story building features one-, two-, three- and four-bedroom units. The property will serve families earning at or below 60 percent of the area median income. Chicago Housing Authority rental assistance will cover 25 percent of the units. Safeway Construction Co. Inc. is a partner in the construction of the building. Two nonprofit organizations, Full Circle Communities Inc. and Christian Community Health Center, are the co-owners and developers. Hooker DeJong Inc. is providing architectural services.
FORT WORTH, TEXAS — Tarrant County has purchased a 40,075-square-foot tract of land located at 401 E. Weatherford St. in downtown Fort Worth, on which it will build a multi-level parking garage with ground-floor office space. The site encompasses nearly one acre and is situated adjacent to Sundance Square. Eddie Liebman and Matthew Rosenfeld of Weitzman represented the seller in the transaction. Todd Burnette of JLL represented the county.
HONOLULU — Salem Partners, a commercial real estate developer based in Los Angeles, is moving forward on its $750 million, two-tower project in Honolulu. The Honolulu City Council recently gave Salem Partners approval to build the 450-unit condominium and hotel development, which is part of Honolulu’s Ala Moana Transit Oriented Development Plan. The first development in the plan is Salem Partner’s Mana’olana Place project, which is slated to break ground across from the Hawaii Convention Center in the second quarter of 2018. A new Mandarin Oriental Hotel will anchor the development. “We have enthusiastically embraced the city’s new TOD plan and look forward to the completion of the transit system in 2022,” says James Ratkovich of Salem Partners. Salem Partners received a special transit permit to build up to 400 feet high instead of the 250 feet previously allowed. The developer has also proposed for 78 affordable apartments to be built in collaboration with EAH Housing at the site, which spans 1.42 acres at 1500 Kapiolani Ave. “It is an innovative solution for deeply needed affordable units in Honolulu,” says Ratkovich. SEASIDE HEIGHTS, N.J. — The Walters Group has started construction of Cornerstone at Seaside, an age- and income-restricted apartment community in Seaside Heights, a coastal borough southeast of Trenton. The 91-unit property will be restricted to residents over the age of 55 and making less than 60 percent of the county’s median income. The community is a redevelopment of an area that formerly featured a motel, lumber yard, hardware store and small apartment building, all of which were demolished in March. The property is slated for completion in November 2018. The Walters Group has several planned and ongoing income-restricted housing developments throughout the state of New Jersey.
ATLANTA — North American Properties (NAP) has unveiled plans to develop a 28,000-square-foot food hall at Colony Square, a mixed-use destination at the corner of 14th and Peachtree streets in Atlanta’s Midtown district. Dubbed Main & Main, the food hall will include indoor and outdoor dining space and a staging area designed for a variety of event programming. The area will host Colony Square’s more than 200 signature and seasonal events annually. Restaurant designer and architect David Thompson is leading the project’s design, and restaurateur Steve Palmer will be the food hall’s chef curator. Main & Main will feature approximately 12 to 15 culinary concepts, as well as complementary vendors such as flower, chocolate and pastry pop-ups and an incubator space to host nonprofits. In addition, the project will include The Grove, a green space outfitted with soft seating, Spanish steps and a beer garden, that will serve as the gateway to Main & Main. NAP will break ground on Main & Main this fall, with the first phase of development slated to open in 2018.
VIRGINIA BEACH, VA. — The Franklin Johnston Group has unveiled plans to develop Coastal 61 at Oxford Village, a 248-unit multifamily community in Virginia Beach that will be located next to Virginia Wesleyan University and the Norfolk Premium Outlets. Coastal 61 will feature one-, two- and three-bedroom units ranging in size from 833 to 1,395 square feet. Individual units will include stainless steel appliances, granite countertops, walk-in closets and in-unit washers and dryers. Community amenities will include a rooftop sky park, two-story clubhouse, fitness center, outdoor recreation center and a resort-style swimming pool.
CLEMSON, S.C. — A partnership between Campus Apartments and Collegiate Development Group has opened 114 Earle, a 706-bed student housing development located near the Clemson University campus in South Carolina. The property offers fully furnished studio, two-, three-, four- and five-bedroom units. Community amenities include a two-story clubhouse with an internal playground-style stairway slide; fitness center; resort-style swimming pool with a jumbo TV; and a variety of study spaces.
