MCKINNEY, TEXAS — KDC and the McKinney Economic Development Corp. (MEDC) will develop Southgate McKinney, a mixed-use project that will be located at the interchange of U.S. Highway 75 and the Sam Rayburn Tollway in McKinney. The size of the property has yet to be determined, but site proposals include plans for freestanding office space, retail and restaurant space, multifamily residences and two acres of common space with a stage for performances.

MADISON, WIS. — National Specialty Insurance (NSI) has commissioned The Gialamas Co. and The Livesey Co. to develop a 150,000-square-foot office building in Madison. The building will accommodate NSI’s current space needs of 80,000 square feet, while also providing it with the opportunity to expand to 150,000 square feet. The building will be located in the last large remaining parcel of Old Sauk Trails Office Park. In addition to being a tenant in the building, West Bend Insurance (NSI’s parent company) will also be a 50/50 partner in the building. Iconica will oversee design and construction of the building, which is slated for completion in December 2017. NSI will occupy the property in January 2018. NSI offers insurance products for child care, social services, detective and security programs.
O’FALLON, MO. — McGrath & Associates has completed construction of a neonatal intensive care unit (NICU) within the Childbirth Center at Progress West Hospital in O’Fallon. The eight-bed NICU will allow the hospital to care for premature babies born as early as 32 weeks after pregnancy. The NICU features eight newborn intensive care beds throughout a special care nursery, procedure room and baby nursery. Fox Architects was the project architect.
CINCINNATI — OnSite Retail Group will oversee leasing of the retail portion of The District at Deerfield, a $140 million mixed-use development in Cincinnati. The development spans 28 acres between Mason-Montgomery Road and Wilkens Boulevard. In partnership with Deerfield Township, the property will feature a community park. The green space’s town-square design will be surrounded by dining and retail establishments. The developer, Silverman & Co., will break ground on the project’s initial residential components later this fall. The property will feature 242 luxury apartments in four buildings, along with a pool, clubhouse and leasing office.
LOS ANGELES — C.W. Driver Cos. has completed construction of Fountainview at Gonda West, a luxury continuing care retirement community in Los Angeles’ Playa Vista neighborhood. The 460,000-square-foot property features 199 units that incorporate independent living and assisted living with healthcare services. Development costs were estimated at $120 million. Gensler designed the project for Jewish Home for the Aging, while The Los Angeles Jewish home will be the sponsor. The property is already fully pre-leased and includes a 257-space underground parking garage. C.W. Driver is a builder serving California since 1919. The company has already built several seniors housing campuses in the Los Angeles area for Jewish Home for the Aging.
FORT COLLINS, COLO. — As part of its nationwide expansion, Massage Heights has signed three franchise agreements during the first half of 2017. The therapeutic massage and facial services provider will to expand the brand to the Los Angeles submarket of Woodland Hills, in addition to Houston and Boerne, Texas. Massage Heights also opened six new locations this year, including one in Fort Collins, Colo. The brand is on track to open 10 locations in 2017, with a goal of having 300 locations open by the end of 2020. Massage Heights is a family-owned, membership-based therapeutic services franchise company that provides massage and facial services.
MIAMI — A joint venture between institutional advisors advised by J.P. Morgan Asset Management and Magellan Development Group have received a $110.3 million construction loan for the development of Midtown 6, a 31-story apartment tower that will be located at 3101 N.E. 1st Ave. in Miami’s Midtown district. Danny Kaufman, Elliott Throne, Scott Wadler and Mike Tepedino of HFF secured the loan through PNC Bank and BMO Harris Bank on behalf of the borrowers. HFF also arranged construction financing on the borrower’s behalf for the development of the adjacent Midtown 5 tower in 2014. Designed by bKL Architecture, Midtown 6 will include 397,000 square feet of residential space and 40,000 square feet of ground-level retail space. Residential units will offer a mix of studio to three-bedroom floor plans averaging 890 square feet. Community amenities will include a fitness center, sport court, spa with sauna and steam room, swimming pool with cabanas and grilling areas, pool bar and a sky lounge. The project is intended to be LEED Silver-certified and is slated for completion in spring 2020.
CHATTANOOGA, TENN. — Erlanger Health System has broken ground on a $40 million children’s hospital in Chattanooga. The new 50,000-square-foot facility will provide service to more than 1 million children in the Southeast and include centers for child psychology, physical therapy and hypertension, as well as a childhood healthy eating and active living center. Erlanger Health System is the seventh largest public hospital in the country. The new hospital will be partially funded through community donations.
ST. PETER, MINN. — Kraus-Anderson Construction Co. has completed St. Peter High school in St. Peter, about 65 miles south of Minneapolis. The $45 million, 183,500-square-foot school features a 720-seat auditorium, learning resource center,classrooms, science rooms, special education rooms, media center and video production studios. A large commons area serves as a lunchroom and meeting space. Athletic additions include a new gymnasium with three basketball courts, multi-purpose activity center, fitness room, eight tennis courts, baseball field, softball field, six multi-purpose athletic fields and locker rooms. ISG Architects designed the two-story building.
CLEVELAND — Detroit Shoreway Community Development Organization (DSCDO), along with funders Enterprise Community Partners and the Ohio Housing Finance Agency, have broken ground on Aspen Place, a 40-unit affordable housing property in Cleveland. The 49,000-square-foot, $10.5 million development will serve households making between 30 and 60 percent of the area median income. Completion is slated for September 2018. The transit-oriented development is being built in partnership with the Greater Cleveland Regional Transit Authority to provide free transit/bus passes for residential tenants. Enterprise Community Loan Fund and Enterprise Community Investment, both subsidiaries of Enterprise, provided $250,000 in pre-development capital and $8.7 million in equity. Aspen Place was one of seven developments in the country to receive Enterprise’s inaugural pre-development design grant. Other partners and providers of project funding include KeyBank, the Ohio Housing Finance Agency, the City of Cleveland, Cuyahoga County, and the Finance Fund. Marous Brothers Construction will serve as the design builder. DSCDO will own and manage the property.
