CHANNAHON, ILL. — Principle Construction Corp. has completed a 750,000-square-foot industrial facility in Channahon. The building, which sits on a 34-acre site, is the first building in the new Channahon Corporate Center, developed by IDI Gazeley. Building A features 86 dock doors, parking for 440 vehicles, 192 trailer parking spaces, an ESFR sprinkler system and a 185-foot concrete truck court. Principle will continue to build out infrastructure for the remaining 72 acres of the park. Jim Brucato, Darrin Dehmlow and Doug Brucato of Principle oversaw the project. Sparks Architects Inc. designed the site, while Jacob & Hefner was the civil engineer.

SHARONVILLE, OHIO — TNT Powerwash has unveiled plans to expand its operations in Sharonville. The company purchased a property located at 11910 Mosteller Road for $1 million with plans to demolish the existing truck terminal and redevelop the site. TNT plans to construct a new facility to house a truck dealership; maintenance, body and detail shop; and drive-thru truck wash. The $3.2 million project will create 20 new jobs, according to TNT. Erin Casey and John Gartner of Colliers International represented TNT in the transaction.

FRISCO, TEXAS — Omni Hotels & Resorts and the Dallas Cowboys have officially cut the ribbon for the Omni Frisco Hotel, a 16-story hotel in Frisco. Situated within The Star development, the 300-room hotel in Frisco officially opened in July and features dining outlets including Neighborhood Services, Edge Bar and Lobby Bar. Gensler is the architect of record, and Wilson Associates consulted on the project. The hotel features 24,000 square feet of meeting space, including a 13,000-square-foot ballroom. The floor-to-ceiling windows offer expansive views of The Star, the Dallas Cowboys’ practice fields and the Championship Plaza.

BRENHAM, TEXAS — Servitas LLC, a privately owned student housing developer based in Dallas, has broken ground on a new 464-bed, four-story residence hall at Blinn College, a two-year school in Brenham with more than 19,000 students. Situated at the corner of Seager Street and Old Mill Road, the property will feature approximately 9,000 square feet of common space, including study spaces, an outdoor courtyard and an engineering classroom. Houston-based Kirksey Architecture is designing the project, and El Paso-based Moss & Associates is the general contractor. Servitas expects for students to be able to move in by fall 2018. Raymond James Financial is completing financing for the project on behalf of Servitas.

POMONA, CALIF. — Integrity Housing has opened Olivera Senior Apartments, an 84-unit affordable seniors housing community in the Los Angeles suburb of Pomona. The property is already fully leased. Residents must be seniors making between 30 percent and 60 percent of the area median income. Five units are reserved for veterans using Veterans Affairs Supportive Housing (VASH) vouchers. Integrity financed Olivera using 9 percent Low Income Housing Tax Credits and funding from the Federal Home Loan Bank Affordable Housing Program. US Bank provided the construction loan, California Community Reinvestment Corporation provided the permanent loan and City Real Estate Advisors is the tax credit equity partner. Integrity Housing developed the property in partnership with Mayans Housing Corp. KTGY Architecture + Planning and MJS Landscape Architecture designed the property. FPI Property Management operates the property, and has partnered with EngAGE to provide arts and wellness programming for residents.

FORT MYERS, FLA. — Knott Realty Group has purchased 27 acres of land located at 10400 Meridian Center Parkway in Fort Myers with plans to develop an industrial park at the site. The Baltimore-based company purchased the site from Meridian Airport Park LLC for an undisclosed price. Dubbed Meridian Center, the park will include two speculative buildings totaling 350,000 square feet that are suitable for distribution, warehousing or manufacturing. The property is situated roughly one mile from Southwest Florida International Airport. Knott Realty will initially construct a single-story, 200,000-square-foot manufacturing and distribution facility equipped with 32-foot ceilings, multiple drive-in and loading dock doors and parking accommodations for more than 350 vehicles. The building is slated for completion in summer 2018. Following completion of the first building, the company will begin construction on 150,000 square feet of additional space in a second facility.

ROCK HILL, S.C. — Ware Malcomb, an international commercial real estate design firm, has helped deliver Legacy Park West, a 558,000-square-foot industrial property in Rock Hill, a South Carolina suburb of Charlotte. The development is located roughly one mile from Interstate 77 and includes two speculative industrial buildings, with a third building planned for the future. The one-story buildings feature concrete tilt-up wall panels, insulated steel roof structures and 30- and 32-foot clear heights. Evans General Contractors was the general contractor for the project, and Scannell Properties was the developer.

ROYAL PALM BEACH, FLA. — Related Development LLC has secured a $52 million construction loan through JP Morgan for Town Southern, a 392-unit apartment community in Royal Palm Beach. The development will include one- to three-bedroom units and feature a private theater, fitness center, yoga and virtual spinning room, steam room, swimming pool, outdoor billiards area, putting green and a tennis court. The project is slated for completion in 2018.

ST. LOUIS — The St. Louis College of Pharmacy has opened its new $50 million recreation and student center. The 193,000-square-foot building marks the end of a two-phase construction project that has added more than 400,000 square feet of space to the campus. Features of the new building include a 10,000-square-foot recreation center, a 350-seat dining hall and a 220-bed residence hall for first- and second-year students. The additional residence hall will double the amount of living space on campus. The building will also house the college’s intercollegiate athletic programs, giving student athletes access to a 1,100-seat competition gymnasium and training facilities. The building also features a recreation gymnasium, a 200-meter track, meeting rooms and a student center with student support offices. St. Louis-based Forum Studio designed the building. Paric Corp. managed the project construction.

WHEELING, ILL. — The Missner Group and Sitex Group are developing an 84,000-square-foot speculative industrial building in Wheeling. The ground-up facility will be located on a 5.3-acre site at 1075 Chaddick Drive. The building will be designed to accommodate both small and mid-size users, for either a single-user or divisible up to two tenants. The warehouse building will feature 30-foot clear heights, 10 exterior loading docks, two drive-in doors and 90 vehicle parking spaces. Ron Cinkus and Dan Castrogiovanni of The Missner Group will lead construction on behalf of the firm, while Harris Architects will provide design services. Completion is slated for early 2018.
